Levi, I cannot even imagine why anyone would want to move to Las Cruces. Been there many times, not hating on it, but it's hot in the summer, cold in the winter, you get some crazy weather and there's nothign there. It has to be people from back east that fall in love with the desert buying all the homes. More power to them.

@@kek3908 I think it appeals to different people for different reasons, when I was growing up in New Mexico I did not like Las Cruces , or New Mexico in general. Once I left for six years, I realize what I was missing and came back. Depends on what lifestyle you were looking for. Thanks for your comment and thank you for watching!

@@Michyhauser , New Mexico and Las Cruces in general is far less in terms of property taxes than Texas. I believe the figure or something like Texas property taxes are three times higher or close to it than New Mexico.

The new agreement makes total sense. If you do all the work of showing people houses, you should be compensated when they buy. Keeps someone from having you do all the work then switching at the last minute.

When I toured a few houses with you last year, I was a bit surprised that I didn't have to sign an agreement specifying exclusive representation for a defined period of time. That has been standard practice for as long as I can remember in VT and NH. I understand the reasons and how it protects the broker and it does make sense.

I think Mesilla is very nice , from just watching video's .I think they need to string some lights in the courtyard have some bands on the weekend , also a farmers market. some of the buildings could use nice painting of mexican style . It needs some life . I have sent my suggesting but no one has responded .I think with some improvements it will bring more visitors and people wanting to move there.

Enjoyable video. I already knew I loved Las Cruces Fall thru Spring, so I visited a couple of weeks ago to see it during its more extreme weather. Low humidity made the high temps doable, cool mornings made me get out & explore earlier, & the heavy rains were awesome. It's no wonder so many people are moving there (me included).

Don’t forget the weather. Yes, it gets hot in the summer, but not like Phoenix or Las Vegas NV. It’s a dry heat, so humidity is minimal. No hurricanes, no tornadoes, no blizzards, no tsunamis (😁) - I have lived here 21 years and I love it. Plus, the people are friendly!

Don’t complain about food options til u go to Deming, Alamo or Lordsburg. My PROS for living there is NO freeways & it is close to a airport. The biggest CON is that the Secret is out. Too many people have moved there since the 90s & it has lost its small city appeal.

I went to Las Cruces last November for my birthday on a solo and had so much fun! The downtown is so small but lit up at night and I had so much fun bar hopping and laughing with the people I met. White Sands, Carlsbad Cavern, all the hiking and trails nearby, the food, friendliness.. Ugh I miss it so much! I’m in New Orleans and I love it but I’m also so exhausted with the flooding, high crime, corruption, huge bugs, hurricanes, hellish heat and humidity.. I’m seriously thinking of moving there in the next few years. I’ll be back this September to explore even more! ❤️

I saw a listing near Old Mesilla for a small pecan orchard and nice home. Any thoughts on water availability for the trees? I’m not really interested in being a pecan farmer but just thought the trees were nice.

This is what we did. We sold in Washington and bought in Las Cruces within 30 days. I’m not going to lie. It was super stressful. Everything worked out in the end. We couldn’t have done it without Levi and his team! 😂

Texas property tax a solid talking point for a New Mexico realtor. Catnip! Does LC attract El Paso commuters for that reason? I’m central Texas. A state income tax would be less burdensome for most.

Mike , thank you for your comment! You are correct, Texas property tax is just about three times as much as New Mexico. I know quite a few people that commute to El Paso. A lot of people live in San Teresa in Sunland Park. They can stay just outside the city limits of El Paso, and still be in New Mexico
