Without a doubt, this year will be worse than the previous one. Last year, I lost a lot of money due to poor investing decisions that I would not have made if I hadn't been so concerned about my portfolio. I kept investing, but I wasn't sure if I should begin saving for a house. In the end, I sold everything I owned, and the house needed more care than I thought. I don't know how much longer I can go on like this.

I just retired after 20 years as an active Realtor. I have the professional designations of ABR, CRS, GRI, SRES. I served on our local board over 10 years, named Realtor of the Year twice, and served in our state association and on the professional development committee for many years. I have always strived to create and encourage a cooperative industry based on communication, resect, and always putting the be best interest of my clients first. National politics is ugly. When Trump was introduced at the NAR mid-year conference to a standing ovation and described as "one of us", I almost lost my lunch as well as my faith in the leadership of NAR. We need to always remember we are the "Realtor Party". Please continuing to keep the hate and name calling out of this business. We do not make friends and serve our clients by taking sides.

Rent controls often result in serious deferred maintenance and sub-standard housing. Tenants deserve clean and safe housing. investors are entitled to a "fair" rate of return on their investment. Otherwise, we will loose are rental housing stock. No one will benefit from that.

I follow you. I’m a new agent. And what you have said in many of your videos have been very helpful. The value you bring to these videos-priceless. I don’t know what your politics are-maybe I missed those videos. I think it is ignorant for people who think politics does not affect them. Looking at issues with a critical eye- important and priceless. I for one have been very busy learning about new forms and the hoops we now have to jump through in order to get a commission. No one should work for free, and sellers should not be forced to pay for buyers services or fees. Seller should not be expected to fund the buy side income for the real estate industry, they work hard and have made sacrifices to own the homes they are selling and they deserve to keep every dollar they have earned by owning that property/asset. These changes only feel unfair because of the unfair way things have been handled for too long.

I don't need your lecture as a gateway to commenting. Now to the topic. There was another way to solve the problem. Make MLS open to ALL sellers: by owner, on line, flat fee agents, etc.. Disclose all fee information to buyers and sellers whether or not they are agents. Outlaw all pocket listing's. I Transparency was the real problem. You tried to exert undue power over the market through the NAR. This is the resukt.

@@richardhay645 I love your thought process and considerations for transparency. I'm a huge fan of transparency. Couple of thoughts/questions: Removing pocket listings has nothing to do with transparency and eliminates a selling option for Sellers. Are you suggesting that Sellers only be allowed to sell in specific ways? Transparency of disclosing professional fees: the DOJ is burying them. Go figure. We have that transparency now. Buyers work on affordability. No one buys a house - they buy a house payment. Q1: What happens when a Seller decides to move the cheese and change what they're offering for compensation based on someone's ethnicity or the car that rolls out front of their house? If I'm a Buyer and you're offering to pay X and someone else is a Buyer and you're willing to pay X+ or X-.... How is a sliding scale based on someone's mood transparent? Q2: Do you go to work and get paid a different rate based on your bosses mood of the day? If you had to call your boss and ask what today's rate was before going into that job or your 2nd or 3rd job to see which one was paying better that day (no matter how much work you did) and then tell your spouse/kids... PS Name another industry that when you do a great job for your Client you get paid less money by saving them money.

Such a valid point in the lack of transparency creating this potential issue in fair housing. The reason I became an agent was that I wanted everyone to have the opportunity to become homeowners. I love working with new buyers for this reason! I am not worried about the changes for my business. I will adapt, but I do worry that this can affect their chances at the American dream, and we do need to fight for that! Thank you, Leigh, for all you do!

The only work-around is changing "commission' to 'concession' in the MLS. NAR/NAR President/NAR Councel/Plaintiff's attorney/NAR Settlement: You can offer compensation to a buyer's broker, but just not in the MLS. You and everyone else has never been challenged on this - NOT ONE SINGLE PERSON. If you tried to debate this would you be completely embarrassed. How ignorant to call a site that provides compensation information (off the MLS) a workaround when every single person with authority in the lawsuit says it's ok. I understand why but it's just stupid to call those commission sites workarounds. (40 states have STATE LAWS that allow broker to broker commission, so don't spew bullshit about how the DOJ is watching. Just stupid!)

Cant the buyers agent just put on the buyers contract the one property they show them. Without tying them into a long contract there are ways to satisfy parties.

Yes you can and that is exactly what I did recently. This is what buyers should always do until/unless they have full confidence in their agent and know they are comfortable working with them for a longer term. I wouldn't even do it then....don't limit yourself. Sign a buyer's agreement for each house your buyer's agent takes you to see. You may have a reason to work with multiple buyer's agents if you want "specialists" in different neighborhoods or areas or for many other reasons.

Hopefully, we get Trump back in office and he takes down the corrupt DOJ. Then maybe the NAR can sue them and the corrupt attorney for their corruption. Let's have a class action lawsuit against them! This whole thing is ridiculous and not in the best interest of anyone but the money hungry attorneys and those above them that want to put us out of business
