True yet a home's latitude will determine if there is shade during the winter months. Here in Washington State, the winter months will shade every northern surface for a minimum of 3 months.

For your particular home, your most beneficial moss control is the complete lack of shade on your main roof. You'll notice the parts of your architecture that shade portions of your roof expose the areas most susceptible to moss control. It is 10x worse once you start adding trees that tower over your surrounding area and block out the sun for large portions of the day. Sunlight, and plenty of it, is the best preventer of moss and algae on your roof, sidewalks, and driveways. Your house appears near-fully exposed so that helps a LOT. When I moved into my home in early 2000 it had zero moss problems for the first 14 or so years. That's because the stupidly planned Linden trees the city mandated lining the streets were nowhere near maturity. Once they breached the roofline the moss that had been reserved for the ground began appearing on the roof. Fast forward 10 more years and those trees are now 60+ feet tall, shade 3/4 of the home for the majority of the day (except the south side, where my neighbors ridiculous Sequoia's step up to the plate), and moss has become a significant problem. For general moss control, baking soda will also work. If you want to spray it for existing moss, dissolve a standard box (think: refrigerator box) in 2-3 gallons of water, then apply until soaked. Use a surfactant to assist in it 'sticking' to the sprayed surfaces. I use a commercial non-ionic surfactant from Liquid Harvest, and it works very well. Think of it as soap-on-steroids. For granular application of baking soda, just hit all the peaks and slant borders sufficiently. As it wets and reacts to existing or added moisture It will raise the pH enough to kill the moss that you already have, but it isn't a super-long-term solution. Baking soda (sodium bicarbonate) is fairly weak alkaline (around 8.5-9 pH on a 1-15 scale), It will weaken quickly over time as it dilutes and/or washes away. The upshot is it is generally much safer for plants and wildlife, as it doesn't contain harsh bleaches, etc. You *can* use too much of the stuff, and throw off the pH in your soil in runoff areas, so be careful.

Very true yet the home gets no sun light on the northern roof in the winter months. If you'd seen this home when it was purchased in 2017 you'd know that it has been a lot of work to get the roof to its current status.

Always a reason right? The playhouse needed to be moved to make way for a shop. The playhouse is in a great shape and worth saving. Plus, its cheaper to move than rebuild.

i’m finding it utterly nuts that these septic blueprints are NOT PERMANANTLY recorded. and kept for future buyers ! it should be on record with your DEED -

It our area the drainfield design is managed by the health department and isn't recorded with a property's deed. Our area has most records online yet if a record doesn't appear then its recommended to visit the health department as they may have a printed copy that just hasn't been scanned and uploaded.

Creating a video where the visitor can rotate the image within the video is a great concept. I cam across your video from the ActiveRain KZfaq Thursday group and I like the 360 concept because it gives the viewer the ability to rotate the image and see areas of the home that would otherwise not be within a still photo.

Depends on how much moss has grown on the roof. We we bought this house the moss was pretty thick on the roof's north side so I did the majority of the roof. Now, its only ridges. If there is only a little to moderate growth, ridges is probably all you need.

I thought you would have to wait to apply this product once the moss was already damp with rain. Are you applying this the day before it was forecasted to rain?

Appyling before the rain so then the rain water rinses the moss bware down the roof. Also, applying prior to rain is safer since the roof may be slippery from the rain.

What happens if the tank is buried? How can the propane company say it’s theirs regardless of what contract the previous owners had. It’s underground therefore they lost ownership of the tank. They aren’t on the deed and shouldn’t have any recourse. Can they force you to buy propane from them?

There are two parts to the question: buried leased tanks and the filling of the tanks. I haven't run across buried tanks that were leased; however, if the tank is leased and is owned by the servicing company then the company would have rights to it regardless of being on the property's deed. If that is ultimately the case, I would expect the lease to outline installation, removal, and grading/ground repair. All tank leases I've come across require the tanks to be filled by owners of that tank. Now, a homeowner can choose to not renew the lease at the end of the term and have the tanks removed and go with another company and lease their tanks. Or, a homeowner can purchase their own tanks and have them filled by any company they so choose.

Not a "mortgage guy" yet a real estate broker. Yes, taxes and insurance are a cost homeowners have to account for. However, rental insurance is recommended for tenants. I'd much rather own, make my own rules, and do what I please when paying a mortgage than having to abide by a landlord and have money going into his/her pocket. BTW, I have 2 rentals that are almost paid off from long term tenants so be my guest and rent.

@@BarnettAssociatesTeam thanks but the reality is that most tenants can't pay that $9k - $12k tax bill. They can pay the mortgage cause it's close to their rent payment. They can't come up with an extra $800 a month. The smart thing to do is buy a 2 family property 1st and let a tenant pay your mortgage fro 3 year while the landlord lives for free in the other apt. After 3 years then buy the pretty single family house.

You know, it would be quicker and easier with the dryer on and running in non heating mode which enables the lint to be blown out once it's agitated.

Probably so though quicker and easier is relative because the whole task takes little to no time. At the end the video, the dryer was turned on and the vent brushed again.

It kills the moss completely and new growth doesn't have a foothold. Its not a continuous deal like zinc strips yet those work like crap in my opinion. Moss B Ware is the most effective moss prevention with 1 to 2 applications (spring & fall) annually. Try it for yourself because for $10 you can't go wrong.

Hey Carmelo, if you have closed on the home then really nothing can be done with the previous owner. Could talk to an attorney depending what the other circumstances are. Yet, if you'd like to discontinue service with the current company here is what I did: called the company who owned the tank and requested the tank to be removed and didn't agree to another lease. The company just came and removed their tank and that was the lat of it.

Buy 5-10# of baking soda, where they have bulk bins, and scatter it on the roof. It is not toxic and it kills the moss just as well.

Usually your roof won't get moss if you don't have trees real close to the house keeping debris and shade on the house.

Here in Washington State (regardless if a home is shaded by trees or not), the winter months is when a home's roof's northern slope does not get exposed to sunshine since the Sun is so low on the horizon and moss accumulates.

@@Headshot-fo8wz But we're a soggy mess in Washington State and paired with no sun on the northern parts of a roof during winter is all it takes here. A 5 minute drive through the County shows you who and who doesn't take care of their roofs.

One guy owned a roofing business always yelled at his guys for walking backwards, one day he was trying to ask his guys if they'd like lunch on him, took two steps back feel off the roof, landed on his head and died. It was only a two story roof. Be careful bruh.
