Interesting analysis and insights. Clear and on point. Great job! Questions: 1. On what basis were the annualised gains calculated? Eg. Annualised average gains from last 3 yrs transacted data from actual unit buy-sell price diff...., etc. 2. The distance fr MRT is taken fr exit of actual station itself? Eg. I recall Claremont is very far from GWC/ GW mrt. 3. Can you share your raw data table?

What’s the point comparing one north with Lorong Chuan? Now everyone comes with some random formula as strategy. But for property investment, eventually who will pay 3+m for that much smaller 3rm is the actual exit strategy

A super haunted area. 27 amber road is a massacre site during the war. Following years later ...Amber park condo had a couple of drownings in the pool. Maria hertogh riots was at amber road as well. And shore residence an old lady with her dog dead for 2 years. Google this for history confirmation on this.

I foresee many people losing a lot of money in properties. Recently some property investing gurus are encouraging young couples to buy and stay in landed property on huge loans, with mortgage funded by income. With the long tenure, they are hardly paying down their principle loan amount. They are barely holding on to their property and waiting for the capital appreciation. With prices inching down, they will be forced to sell when the bank asks for huge cash top up. Already starting to see tripling of listings of bank sales this year. If interest rate remains high, buyer demand stays muted, prices will close lower. GLS closing lower will cause panic and trigger a domino effect, purging out short term investors, those looking for quick capital gains who are highly leveraged and have no holding power, long loan tenure and funding with their income. Negative sentiments on property will follow suit and prices will stay muted for extended period of time, over years. Speculators coming in for a quick flip, the money no enough gangs will be so burnt, leaving those that are funding their properties with rental income standing strong. The factor determining property prices will be rental demand.

what i meant in this context: There are good deals in developments that have just TOP, where there are quite a number of units for sale. But need to watch out for your entry quantum, make sure there is a sufficient gap to the new launches. when i said "smaller" i meant more in terms of quantum

Hi there, thanks for your analysis. This is great content. Can you clarify again the point on "Greater Undersupply in pvt vs 2023" but " Pvt volumes to increase? Seems like it contradicts. In your view too for D15,, what should be the price spread between a FH full fledged condo (haig court, tembusu grand) vs an boutique apartment (Ardore & Royal Hallmark)?

Thanks for the comments! There is a luxury of choices in the resale market in 2023 due to high TOP and MOP numbers. As those supply get absorbed up, choices will dwindle. I expect the rise in volume as demand shifts to new launches with resale options being either overpriced or non-existent. On your D15 question, depending if its within Toa Nan or not, if you can get a freehold at leasehold quantums/psf , you should be pretty safe.

the CCR is really misunderstood, we have the loss making ones like d1 and d2, and we have the very profitable ones like prime river valley, bukit timah, etc. So its important to understand the nuances within the CCR. CCR with strong local demand is the key :)

with the new GFA harmonisation, i predict that the developers will not build high celling ( more than 4m) for the highest floor. This will make the exiting loft units in condo development more rare in the near future.

CCR, TOPs PSF, OCR, RCR, ABSD, SORA - bruh this video is just a word salad of acronyms. Suggest you include some subtext or captions etc. whenever you bring up a new acronym to explain what the acronym means. As an international viewer looking into the Singapore market, this video is almost unintelligible due to the overuse of acronyms.

With HDB resale prices increasing, I predict that resale condo prices will continue to go up in 2024, narrowing the gap to new launch condos. Balance new launch units from previous years will likely be swiped up more this year compared to resale condos.

It will be good if you can evaluate and shed some lights on the timing & impact on our rental and buy/sell market as I believe the impact is not going to be negligible.

Predict that OCR prices will stagnate until 2H 2024 given the lackluster reception for the recent launches in Jan 2024. Resale market will play catch up in 1H. Can you please review Lentor Mansion which will be the first project impacted by the GFA harmonization. Thanks for the insight!

Many Thanks for the Insightful analysis. Data driven and looking at supply and demand from various angles with different real case studies, makes your review unique and useful. Love the way it was presented too. Any chance of getting a copy of your report and analysis ? As for your question what differs your 6 condo examples from the Lentor ones, my take is that the 6 condos are located in fairly mature localities with good population catchment and amenities compared with Lentor which is really suburban and in early stage transformation. Also Lentor plots are dominated largely by 1 group of related developers (Guocoland/Hong Leong), while the 6 condos have diverse developers.
