Wouldn't touch this one with a ten foot pole, not for sentimental value, not for structural reliability, not for this type of seclusion and not for the floor plan so as to suite renovational needs; no damned way my friend. Well now the reason that is perhaps that it's being sold as owner finance is because it is a hard one to sell for sure! The makeup of the truss system and roof is entirely makeshift and the overall strength for the roof system does not scream high strength such for snow load bearing for sure!!! I have lived in the Ozarks region ten years of my life and I just know that I would turn this one down and I have also grew up in a tavern as a kid that was stone built back in about 150 years ago and yes it is still to this day standing but structurally it is falling apart with most of it's foundation clear up to one whole side of it is not only settling so bad and is trying to go everyway possible (cattywampus) clear up to it's second story!!! Sorry guy, but I am not thoroughly impressed by any means of the imagination to be brutally honest! In most if not all instances, there doesn't seem to be any insulative properties in the internals for the roof and that is a major red flag with trying to heat this one during the winter, for a total live-in all year round because it would be too costly to heat it, even as small as it is!!! If it were to be a live in, I would trust that it was inevitable to be a virtual abandonment over time! This piece of property if advertised for a summer, or a part time hunting cabin, this might be ideal perhaps if you were to find someone just loaded down with money and could care less of the objectivity. BUT, for this one to be economical to live in, this would not be a keeper for me, certainly not for I too know what property could be worth, not in this lifetime as I'm already old, and shear wisdom tells me not no but hell no on this one! Sorry pal but no dice and the cards are loaded!

For the septic system. Most counties now require you bring septic up to code (ie new septic may be required) within fixed period of time for any property sale/transfer that will be a dwelling. Fyi. County supposed to know where septic is for the property, even these old septic

Why advertise that it's sitting on 21 acres when it's not? Kinda weird to me. Why not just say a cabin on 10-acres with another 10-acrre track available about a mile away as a crow flies. That way those looking for 20 acres or more won't be fooled?

You never say any thing about the price. And far as a loan. You can’t live in it while paying it off and only use it for hunting. Really! If I was to get a loan for this land I would want to live there and start fixing it up.
