Ford also said he was going to build hospitals and long-term care facilities for these homes. Ford cut health-care by $1 billion, how can hospitals be paid for and maintained after those cuts? It appears that Ford would say anything to explain this land grab for his friends.

there are so many opportunities to grow the downtown upwards, but there seems to be no progress in this area except for a few buildings just springing up. Maybe we need to have an ultimatum on heritage buildings if this is a problem that besets this kind of upward growth.

Of course! And if we are going to build more homes in the GTA to accommodate people that want to live there, then we have a lot of room to densify the population in existing communities. Toronto's population density is less than 50% of New York... so double the population without growing the footprint and we should be okay!

I think London is very slow at progress and easily influenced by a small group of tax payers. We hear of a developers plans to build, but years later nothing has happened, lots of red tape. I think the city should buy the land that is up for sale beside RBC place, across from the Doubletree hotel. It's $16 million. Build the transit hub there or because we're the Forest city, turn it into an amazing park with impressive water fountain. Think outside the box a little more, take inspiration from other cities around the world.

Interesting idea Levi Hayden. The location of that parking lot would actually make a great transit hub as you have the convention centre there, Wellington Rd is one of the major roads for London, and the via rail station is one block to the west. Great input!

Inflation is created through the manipulation of the interest rates and the commodity markets. The people who created this inflation have done it on purpose to entrap citizens worldwide. Ukraine is just a smokescreen to give the market makers a free pass to pump costs. Supply is not an issue like they make you believe, it's all a charade.

Paula, thanks for the comment. an N11 "Agreement to End the Tenancy" is a for that stating that the landlord and tenant both agree to end a lease. If you are selling a rental property and the term of the original lease is over and the tenant is month to month I believe the proper form would be the N12 as long as the purchase is wanting to live in the home as their personal residence.

I see a lot of 1.5 mill homes sitting in market for long these days. What according to u is fair price per sqft in a pre construction in London now considering the commodity price increases. Btw always love watching u and ur insights

Thanks Manu really appreciate the kind words. Why we are seeing some home sitting on the market that are above the million dollar mark or 1.5 million dollar range is mostly due to affordability. I’m nice you cross the million dollar price tag lending rules change a little and require a greater down payment and affordability calculation. Carrying costs of a $1.5 million home also contribute to a smaller buying pool. Once you factor in property taxes, insurance, and utilities the funds needed can steer people away to lower price points.
