New homes are much more energy efficient than older homes (homes that are older than 15+ years).

@AlanHuiRealty generally I'd agree but I live in Tennessee and I average $50 per month electric bill to cool a 2200 square house. Utility costs in Neveda are unusually high ( including gas). I could be wrong . I don't know why builders do not put in solar up-front

Great layout. Coloring and tones is way too suburban housewife ish. I wish more builders would do Blue heron type of tones. Way more appealing imo. Curious what the outdoor pool house costs? What’s avg upgrades 20-25%?

Nice home. But why did they build the fireplace on the left side of the Great Room instead of the center? It screws up the feng shui/symmetry of the room.

Pulte is the worst at misrepresenting what you think you’re getting vs what you actually get. To get anything like the model, you have to pay for a ton of structural options which are very costly (multiple $10K’s extra), not to mention none of the finishes used in their models are included. In for a very rude awakening once you get to your design appointment. Buyer’s remorse one way or another… either get nothing close to what you envisioned because you can’t afford it or pay way more than you were expecting to get close to model caliber. Pass on Pulte.

It’s not just Pulte. It’s Toll Brothers as well. They are notoriously the worst.

@@jimmymcgill5572 you’re probably right, I’ve never shopped for Toll Bros but judging by their gaudy finishes it’s no surprise. I have first hand experience with Pulte though, and it’s no coincidence their latest models looking more and more like Toll Bros to prove the point 😂

@@rustinlee1875 what’s even worse is so many realtors click bait and mislead people. When Chukits first started I would call him out on every video for being misleading and slimy. “Listed at $1m” uh no. This model will be $2m. They would always advertise the BASE price and insinuate that you get what’s shown in model which we know is 100% misleading. He was super slimy and finally after I harped on him for like 30 videos he started occasionally mentioning you don’t get what you see. Alan does a great job mentioning this in every video and usually including upgrade pricing which is really a great feature most realtors don’t do in their videos.

@@jimmymcgill5572 LOL… funny you mention Chakits because it’s his videos that got us to move from California to here, at least a large reason, because of all the great deals he showed. But yeah, once we got here and got with Pulte… that’s where we learned the real numbers! Fwiw we had a great experience with TriPointe and much better build and value

alan you really think a backyard like that can be over $200k? seems expensive and basic. What have you been seeing price wise for backyards lately with pools? I hate that its not a true zero threshold shower. having a small lip defeats entire purpose. massive blunder.

I would estimate between $175k to $200k. There are a lot of plants, shrubs and mature palm trees.

@@AlanHuiRealty it's a Rolex. Rolex has this lime green dial, the Oyster perpetual day date I saw at O C Tanner in Salt Lake to die for. 40k. Downtown Salt Lake is an utter classy place. I'm glad I own a condo in downtown SLC. I prefer Grand Seiko over Rolex. Grand Seiko is all hand made, spring drive, and out of the world Japanese quality and attention to detail. 7k buys a premium Japanese watch. The Swiss don't hold a candle to Javanese premium watches.

Pulte has really stepped up its game. Not just wow, nor even wower, but wowest, 😂 This is toll bros level and beyond. Elegant and tasteful, interior. Trend change I've been seeing: gone are the two toned kitchen cabinets, different colors for the island.

It just feels that this house design wasn’t meant for this lot. You have a strip view house, but you have to enter in through the side door zero wow factor. The material used also doesn’t fit the price tag.

This is very well done and priced if you are from California like I am. For $2m in CA, you get an old small 1600-1800 sqft house that you have to redo throughout. These luxury communities in Summerlin are gems at very reasonable prices. Thank you Alan for another great video. I am looking to make another residential property investment towards the end of 2024 when the presidential election result will be done.👍🏻

Yes there are vacant land available to build your own home. In Ascension, they will not allow you to buy land and build your own home but there are opportunities in other areas of Las Vegas/Henderson.

The owners are clueless of interior design. They should have done waterfall islands with upgraded cabinets, electric fireplace etc….because no one cares about electric car charging nor solar panel on the roof. They made the interior look cheap. Clearly they have not consulted with the model home designers. Also really small lot. Same model with interior upgrades and pool in the same community recently closed at $1.14m.

I guess you have to leave oven mitts out by the spiral staircase in summer because that thing will be blistering hot! What happens when you spill your wine into the rocks where you eat? Great video as always, you are the best in Vegas doing home tours.

I appreciate the compliment! Those stair rails will leave a mark during the hot summers. The rocks will eventually need to be cleaned as dust and other debris will get between them.

I do find it hilarious that this home was sold for ~ $685K in March 2022, then listed 1 month later for $895K, and sold for $785K in Aug. The prices of homes in Vegas have risen outrageously and these prices are not sustainable. People and investors are trying to make a quick buck from poorly-educated buyers, driving up prices. This home as well as pretty much all other homes in "desirable" areas are way over-priced, I hope that prospective buyers do not fall into this trap. Also, you can't even put a pool in that small backyard, yet asking is upwards of $900K..... madness.

i toured Taylor morrison savanahh several times just couldnt bring myself to like them. very bland, overpriced. whoever is specing these homes should be banned from the design studio for life. ugliest cupboard's and counters ever.
