I was considering moving to Hawaii from Florida, but after intense research I decided I will stay in Florida. I would not be able to buy the type of home I have in Florida in Hawaii for $450-$500K!! I also understand that some homes in Hawaii cannot be insured due to their location near the lava flow (USGS survey.) Most upgrades I have seen in homes do not have permits, hence they are uninsurable or you cannot get a mortgage. The volcano can spit VOG gases and the air quality might be compromised. The cost of living in Hawaii is much higher than in Florida, like gas, groceries, eating out, and other overall expenses. Property taxes are lower in Hawaii, but then they get you with State Tax for IRA contributions (which I do get monthly since I am retired.) No State Tax in Florida at all. Then there is the isolation syndrome in the islands, being far from great Hospitals (I have some health issues), theme parks, shopping malls, etc. And last but not least, the weather in a specific location has its own micro-climate, which can be annoying since you cannot get a home in a consistent climate area. In Florida, what you see is what you get as far as climate- dry and comfortable in the winter and humid/rainy in the rainy season (May-Oct.) I decided to stay in Florida, since I still have my tropical climate, access to great theme parks, lower cost for homes, cars, food, gas. etc. I live inland, in Ocala, so I don't really worry about hurricanes (I prepare anyway, but I never had to evacuate in 30 years since living in Florida.) Hawaii is very beautiful much like California, but after careful research (based on my annual retiree IRS/SS income of $45K), the bang for my buck will go a longer way in Florida than Hawaii. It's all about economics not ergonomics.

I fell in love with the Waiea building - due to it's unique design. The 2 and 3 story condo's out front were my first choice of condo living... But, getting older - and not wanting to deal with stairs - I had to choose another building...

Has anyone ever thought about the traffic coming into Honolulu? Taking the Punahou cutoff? It is really nice right now due to school being out. Light traffic able to make very quick time. When school is in session traffic is the worse in this area. Why is this? All our private schools and the University of Hawaii all with in a little 5 mile circle. With what three freeway cut-offs and in bounds. We have the whole island coming into Hawaii to drop off the kids that go to these schools. What do we have - Maryknoll, Punahou, Mid Pac, UofH - Hi, University of Hawaii campus, Iolani, St. Louis, Sacred Hearts, plus our public schools ( I feel these don't affect traffic as these are students that actually live in the area they are going to school in.) So no wonder we get choke traffic and are these schools expanding? Even more students. Maybe, just maybe they could open a campus out of Honolulu. They have the $$$ and maybe the state (transportation) could subsidize this a little. Out of the box thinking here (maybe way out) but something gotta be done before even more buildings go up. How many people can Honolulu roads handle to keep people happy and driving with Aloha. Cause right now driving with Aloha is all but gone. Unless there is no traffic. When you start seeing only one car going through an intersection when the light changes something is wrong, very wrong. Me I really dislike our private schools just for this reason. Maybe we can improve our public schools to rival the private schools in curriculum and thus change this thinking that private schools are better then our public schools. This buying your way into a better college cause they went to this school is BS. Come on Hawaii, Let's lead the nation in this change. But no, most of our politicians probably attended one of these schools and went on to some prestigious college. Apologies for the rant...and a little of subject but kinda related... Really liked the topic of your video and you were speaking reality and not painting a grim picture... Thanks

What is traffic going to look like in a couple of years when all these new high rises are completed. Just look at the Ala Moana area. What is it, five new buildings? This doesn't even include Kaka'ako area which has another three going up. Plus the one on Kapiolani that is supposed to have 1,000 units. Are they fixing the roads to accommodate all this traffic. It already takes an extra 10 to 15 min. to just go down the road. What is going to happen? Build Build Build - backwards thinking. Fix the roads first. More lanes oh wait no can, no more room to add a lane. One ways coming soon. Outside communities will suffer also. Gotta leave home early to get to work in these areas. Hi employment areas too, which brings in more people from around the island. It is very grim and the future is way worse.

Depending upon your location you should wait two to three years to buy a house when prices drop 35% to 45%. If you bought in the last couple of years you are in trouble.

My grocery tripled last 18 months all rent has doubled and landlords are breaking up their houses and each section is ugly and super high Like $4500 for 2 bedroom's all small no ugly condos or townhomes under $800k

Houses are built cheap with poor quality in Hawaii. Lack of materials. To build right you must ship all your materials in a container to your Hawaii location from mainland west coast.This saves money too.

We lived in Manhattan, and vacationed to Hawaii every 6 months for 7 years. We stopped do to all the robberies and thefts. We didn't stop due to the costs. It was possible to rent a hotel room back then for $50 a night. It is still worth only $50 a night. There is nothing that special anymore about the Honolulu. And I am a licensed lawyer there as well as TX and NY. Now living in France.

People have two or three jobs in Oahu, Hawaii. I moved from a low cost living to Oahu and it was a rude waking. 70 percent goes to rent. Only have 700 left over for bills, car payment, insurances, food. I am planning go back where I make less but live better because of the low cost of living.

That was pretty good Scott. I managed to buy Kailua condo 2015 when 61 yrs old, for all my cash. I rent out one room to a great tenant, rent covers the maintenance fee. Property taxes is very fair, at 2-3 grand pa. I don’t own or need a car. All my leisure entertainment is free, on the beach. Electric is about $150 pm cos no heating, no aircon needed. The idea of a house with kids and car here in Hawaii doesn’t appeal to me much, can’t afford that anyway.

Many people who are born and raised here, cannot afford it. An average of 10,000 people leave hawaii every year, away from family and the aina (land). Hawaii is fast becoming affordable only for wealthy outsiders- domestic and foreign.

Ward is not worth it as renter . I’ve auto paid ~5k in rent here for 4 years and the owners still make me scramble to switch units 30 days before lease ends d/t either fickle sell threats or jacking up rent 600$/month . So abusive

For white collar’s income in reality good with added COLA benefits but for blue collar’s they have to have at least double jobs and work extra on weekends to be able to make it.

Thanks for the feedback. Appreciate it and thanks for watching. HOA fees are actually in there for the condo one. That's the $650 maintenance fees cost. Older median sales price condo units should be on average $1/sq ft which most median condos are going to be 500-650 sq ft.

Hi Scott, thanks for the very informative video. I will be moving to Hawaii later this year, and I'm interested in leaseholds because of their general affordability. Are leaseholds typically able to be BRRR'd? Would be curious to hear your insight on potentially increasing the value of leasehold properties in the short to mid-term.

Possibly. Keep in mind that in order to do the refi part you’ll need a minimum of 36 years left on the lease to do 30 year financing so the cheaper the property, the fewer the years left on the lease.

And if there are too few years left on the lease then no ability to refinance to get your money out and then you won’t be able to repeat. It becomes BR at that point.

Oh yeah! There is a walkway that goes all the way around, also around the zoon and you can even go around DH crater too, so you have a number of options.
