I believe the government wants to keep the rise in HDB prices to around 2% a year. They may also lower HDB valuations to discourage buyers from paying higher COVs. As for the private market, I have a part 2 video coming up. So do subscribe to this channel to be updated when it’s ready 😀

CPF should not be allowed to pay for property purchase. Inflation in property prices arise mainly due to CPF being allowed to buy property.

@@intelligenthomebuyerhigh LTV introduces inflation in property prices. If buyer cannot afford, means seller has to bring down prices. Lowering LTV is designed to bring down inflation in property prices. Serious sellers will bring down prices. Sellers looking to flip property will exit the market. Basically, seller will purposely price high when they know buyer can take bigger loan. The problem is not with the buyer. It is the seller.
