As a self-employed individual I am fully aware. That said, it’s been my observation in selling my own rigs and reading the conversations on the buy/sell platforms that most interested parties are dealing with credit and down payment issues and not write-off issues. As someone who is self employed I also know that if I know I need to be pursuing any kind of lending in the near future (house, investment property, RV, car, etc) I need to go easy on the write-offs. It’s not a fair system. Thats for damn sure.

whole entire subdivisions are created under HOAs out west. cities want all the property tax and none of the liability or maintenance, so you basically have no choice but to buy into an HOA in more and more areas.

I just visited the castle June 2, 2024. I absolutely loved it. When we got there, we actually explored the basement first. As a person who understands what’s in the walls and how things are built, I went straight for the basement and started exploring wherever I could. It’s unfortunate that I couldn’t explore some of the unfinished spaces that were blocked off. I always love to see how things were built back then. I would love to revisit again down the road to see how the upstairs comes along

I ran into a book on home construction that was published in the early 1920s and it emphasized that a brick veneer building was, at that time, no cheaper to build than a solid brick building. This was when most bricks were locally sourced and fairly cheap while wood came in planks, so the labor involved was not that different and the material costs depended on the area. The main reason people used brick veneer then was to keep the insides of the building dry, add more insulation or to make the building less vulnerable to earthquakes. These days, any frame construction involves more automation and prefabrication than it did then, and bricks are more likely to be shipped from other areas, so I'd expect brick veneer to be cheaper. But the other advantages still remain and building codes require a frame building to survive the same wind load as a masonry one. Of course, the more brick is used in place of wood, the less there is to burn, but there are many ways, from fire blocking to sprinklers, to make a wood-frame building more fire resistant. And, if the builder knows what he or she is doing, it will be very hard to tell if the house is solid brick or veneer. I had always assumed that the townhouse in which I lived as a small child was "made of brick", but if you look the address up on Redfin, you can see the rim joists that are visible in the basement. Some people assume that the complex in which I now live is brick veneer over wood (the condo docs are even written on that assumption), but if I look in my basement, I can see the bricks stacked up between the ends of the floor joists. The lintels over my windows are hidden angle iron, so it looks as if the bricks above them are floating in mid air. As long as the building performs well, it doesn't matter that much how it was constructed.

Thank you so much for this information you are so knowledgeable and it has cleared up some of my questions. In my area, though, which is the suburbs of New York there are only a few parks that are actually old trailer homes - mobile homes built before 1976. I am looking at one, but I am afraid to buy it because it probably does not have those HUD standards you speak of. I don’t think it would be advisable to buy one, but it’s very limited here and I have to stay here for at least three more years, so I am in sort of a quandary. Thank you so much for your very informational video, and very straightforward and honest approach.

It might be legitimate, but you have no way of knowing, and there are a million and one con artists and junkies doing the same thing. If you really want to help, support the local shelter or food bank; they can make sure it gets to someone who really needs it. Don't be a sucker.

It’s Y-12 and K-25, not K-12. The country was so short on copper at the time they used silver, from Fort Knox, to make the wire in the calutrons. They forgot to go back and alter the math, the magnetic field was too strong, and pulled nails out of the walls when they first turned it on. By the way, even without COVID, because the site is still active, they DO NOT give tours year round. Twice a year you can take tours, but that’s it. Also, there are no nuclear power plants there! That’s not what they do! They make, handle, dispose of the fuel! Big difference on why they don’t want you in there. The Oak Ridge National Laboratory is there and have been involved in everything from making touch screens, like on your phones, a reality, to 3D printing the largest objects ever, including cars.
