Interesting and highly relevant to me today is @ 15:08 Mins. and 30:22 I am drafting Success only Fee Schedule to go on Solicitor Template letter to Sourcer or Site Finder on behalf of Investor or Property Developer simply stating fee amount due ,its rate,how its calculated and terms of payment and the timing it becomes due and payable by solicitor on behalf of their client. This may avoid need for separate Sourcing Agreement to be signed by Investor. Not sure what fee £ amount to put for number of rooms or Guaranteed Rent Units and similar scenarios as opposed to 2% for land or PD Building Acquisition which is more straightforward. All Fees need to be set at competitive rate acceptable to both parties. I anticipate only the most credible committed Property Developers or Investors with Highest level of Intent and POF would get their solicitor to send me one of the 2 versions of this letter that I need to finish this week. If a Deal or Site I source arrives at legal completion.I want to be paid, Not so unreasonable 😀

As your guest pointed out,just because a solicitor is a "Property Solicitor" does not ensure they understand all related matters of how deals are structured and/or have an inability to draft related legal contracts that are separate of a straightforward unconditional Exchange and Completion Property or Site Transaction. Hi Arsh, Thanks for the information, very informative. I have done couple of lease extension myself. The issue I find is trying to find the value of the property after the lease has been extended. Having phoned a number of agents, they never seem to know the end value. When looking on Rightmove sold prices for nearby comparables, it never states the length of the lease for these comparables; how do you actually find out the value of the flat when the lease is extended? Thanks.

All the photos and videos s of the crooked house people have posted pub always looks dead every time i had been there was always quiet. People keep blaming the break in witch did happen says 10k in damage was done online so hardly enough to warrent closing and selling the building for alternative use if it was successful.

My thoughts on your take on things from this video, are very different. I'm only about 1 mile from the site of the Crooked house. I became a local 13 years ago. I can tell you now this pub was used and well loved. Marston only invested into it end of last year with a brand new kitchen and brand new roof in December 2022. It came to a shock for the most recent landlord when he was told on 5th January 2023 that Marstons was going to sell it. This was NOT a disused pub nor was it neglected. There were problems however on the country road that lead to the pub with a shared access road to the Himley landfill next door, owned by the Taylors who bought the crooked house. The landfill site caused people to fly tip the road, which was off putting for customers visiting the pub. This had been going on since 2012 when the Taylors bought the adjacent land to the pub for their landfill. An event you forgot to mention was the break in at the crooked house on 25th June, causing extensive damage, and forced it to close. Then suddenly the Taylors come along and purchase the pub a couple of days later with out even viewing it, once the pub was forced to close. Marstons then didn't pay for all repairs to be done as they had a buyer at this point. The landlord says no one prior to this viewed the pub to purchase, he found this really odd. So make of that what you will. It was beloved by the Black country people. My husband is Black country through and through and when i moved here from the south 13 years ago he was so excited to take me here. The year after we had our wedding here, and there after we made lots of important life decisions over a meal and some wine (restaurant was amazing!). Unless you had been there you really can't comprehend what has been lost. The house was built BEFORE any mining in 1765, and turned into a pub in 1830. Between those times that's when the mining occurred and then the subsidence. It was saved in 1940 by the brewery from demolition because they knew it was a jewel that needing saving. Only in today's world is everything disposable. This should not have been one of them. I cannot see for the life of me why this wasn't protected. And no i'm not getting on the bandwagon as you say on the video. If you didn't go ther, you just wouldn't get it. If you don't have the black country heritage, you wouldn't understand. Point is aswell the potential amount of crimes commited by the fire, no permission to demolish, blocking a public road etc you've washed over.

In retrospect it could have been advertised as a place to visit giving yout ale drinks plough mans lunch . Pork pies et . Looking at it N run right it would have made it but that is retrospectively looking back. Shat could be don. If rebuilt how accurate woulx it be tk the original?? We will see. No planning permission needs to be given o this plot ever.

Agree, absolutely needed more advertising. Its only now it's gone and this story has come to light are people saying they didn't know about the pub and would like to visit. Brewery did a miserable, if not non existent job in advertising it.
