I had tried to book Express train but could not get it in advance. So, the only choice was the only third train class tickets left from Bangkok to/from Hua Hin round trips. The trains supposed to be more faster time arrival than traveling by road transports but ended up about same timing as roads transport because the train had stop to several train stations and worse still it move in a 90% track upward and then downward distance instead of vertical distance. 3rd Class, No air-con, during journey it noisy, some certain distance would be very shaky and bouncing carriage movement. Not worth it. Next if I have a chance better pay move for air-coach buses. Not sure will there be a toilet break time or toilet in the coach buses or not to relief ourselves during long journey?

@@Nightbird. we only rent a few 2-bedroom condos. Sorry, you will need to contact someone who rents a villa. For the condo it’s 38k per month for a 12 month term.

@@IDGAF180 I tried renting clubs and shoes twice before I found this shop, horrible clubs and shoes for 800+ each round. Unfortunately, the owner of this shop who became my friend has passed away from a motorbike accident back in January. His Thai wife and daughter run the shop and they are great people and will take care of you.

I used their Van service from BKK airport to Cha am. I also used their fan from Cha am to Dolphin Bay for a half day and they quoted me a custom price to wait around to take us back. The van was awesome for five of us and cheap when divided by 5.

I believe many golf courses in Thailand have a discounted rate for Thai citizens. It’s a good reason for a foreigner to get a Thai drivers license.

I will be moving to Hua Hin in December this year (2024). Selling my home here in Florida. I will need a pet friendly condo, I have a cat. I will probably need to buy. Under 350,000. As close to ocean as possible in my price range. Is there a number I can call when I get there to set up viewings? I will be paying cash. I am older, retired female.

It is possible (but not likely) that this is a problem like Yanny vs. Laurel, which took the internet by storm a few years back, I say not likely because it is predominantly Brits and Aussies who mispronounce Hua Hin and Pattaya. I have been married to a Thai woman for nearly 40 years, and lived in both Thailand and the U.S.and have had thousands of Thai friends overt the years, and the ALL pronounce Pattaya as PATTY-YA not PA-TIE--YA, and pronounce Hua Hin as WAA-HIN not HOOWA_HIN. I am not sure why you are promoting the purposeful mispronunciation of these 2 cities in Thailand, since even in your examples the Thai speakers seem to be pronouncing them correctly.

in every example they pronounced it Hoowa Hin. Waa-hin is a mandarin pronunciation, but we are not in China. Hua means head, Hin means stone and Hua Hin is named after the stones along the beach which early settlers thought looked like heads. There is a mobile device company in Thailand that pronounces Hua as Waa, but thats because the company is Chinese. In terms of how to pronounce Pattaya, I have never personally tried to tell anyone how to pronounce it, only used a Thai language expert who gives a sample, and they also teach how to pronounce Hua Hin as well.

Condo fees are around 150k per year. It the largest pool in Thailand with full 24x7 guards, covered parking and lagoon style. Fees are on the higher end of Thailand.

I also don’t hear “r” when saying “suvarna”, but that’s because of Thai tone. “r” in suvarna should also be pronounced if the tongue allows.

Can you also teach Thai people to pronounce Suvarnabhumi correctly? The bhumi part should be pronounced as “roomie”, or “bloomy”, or “gloomy”, NOT as “room”, or “boom”, or “zoom”. Every single Thai person pronounces it incorrectly. Thanks.

Yes, South of Hua Hin is more resort style, calming, and some areas have the more exotic style with coconut trees, palm trees, etc. a few good beaches south of Hua Hin which are more private and sandy. I love Dolphin Bay Area.

@@kanoi009 yes, Sam Roi Yot is very pretty land and nice beach. We almost bought land just outside of Dolphin Bay Area about 10 years ago. I love to stay on Dolphin Bay and rent a motor bike and ride up and down the ocean. Very safe to ride there and feels like freedom.

Both Hua Hin and Pattaya have about 8 premium courses that you actually want to play. Hua Hin premium courses rank higher than Pattaya premium courses. Courses in Hua Hin are within 30 min max, while Pattaya are up to 60 min away. Pattaya for quantity if you include up to 60 min drive, but I’d rather drive 3-15 km and play multiple courses ranked in the top 20 in all of Thailand. Play with golfers who have lived in both cities for a year plus, they always prefer Hua Hin for golf, Pattaya for nightlife.

And yet someone just rented it for three months. There are hundreds of options for low income. If you want Marriott quality mattress, steaming flat TV, 24x7 security, bikes to use ,gym, pool, quality internet, etc., then it’s available. lots of options in old buildings with rock hard mattresses, and no facilities or a gym that has not been used in 10 years, but I don’t own any low end units.

The Pine is 42 square meters. The average Marriott hotel room is 30 square meters so it’s basically the size of a Marriott Room plus a smell bedroom. The Pine is best for a single or couple, but definitely not good for a couple with a child.

The Pine is currently rented by a friend every other month with no contract. We are lookin to provide a good deal with someone who wants to rent long term for 6+ months The Pine is a newer building in a great location close To beach with 24x7 security, indoor parking and all nice facilities like grumpy, sauna, steam room, spa, and pool.

A Rental less than 30 days would end up getting rejected. I think it states a 30 day minimum in the description, but if not then I’ll ask the manager to add it back in. There are still many owners who rent for shorter term, but they are taking a risk if the building management or neighbors complain..

Appears most of the courses are relatively close to each other which is great. How to does the Banyan club feel from a member point of view? It looks like a great track. I know it's more $. I want to look into the membership packages like you showed for Palm, that was helpful. Palm cost converts to like USD $4.3/k upfront for 10 yrs then $550/yr dues and $20 each time you play covers caddy fee and tip. Decent for sure if the course is solid.

Banyan ranks in the top 5 in Thailand on many ranking lists. It’s quality all around for the course and facilities. If you play a lot then memberships are the way to go. Most have a membership or some type of bulk round deal or monthly memberships, but they are terrible at advertising them or putting them on their website.

There is no tax for purchasing property or for moving money in to Thailand. Property taxes are Pennie’s compared to the US.

Thai tax law for tax residents is 35% if accessible money moved into Thailand. Buy but until the new 2024 law change is clarified, buy but don’t live there beyond 6 months a year.

@@Bob-mn7ob Thailand has a double taxation policy. If the income was already taxed in another country then you don’t pay taxes in Thailand. If you move to Thailand and have foreign income outside of Thailand that is not taxed in another country then yes you you pay taxes at a rate of 0-35%.

Thailand revises laws in a rushed manner and many unintended consequences are the result. This is the case here. Thailand law as written targets accessible funds moving into their nation. You incorrectly ascribe funds to “income” which is not the law they have. Also, they want the difference between foreigner tax rate and Thai 35%. If one pays 0 in home country, then expect to pay up to 35% on funds (savings, income, possibly loans) moving into Thailand.
