I am observing two key takeaways: PS I am an applied economist in the private equity sector from South Florida. I see three panelists. David speaks technical and explains economics and economics influences and the industry. I see the woman in the middle saying ZERO useful facts for the audience. She says "I" and "my" repeatedly. Who invited her? The last guy -- at least admitted what has decimated Dade County for a decade. Wait beyond a decade. Back when the US State Dept granted EB5 VISAS for anyone buying a house down there. All foreign monies -- which have ruined Miami and turned it into a mini little enclave of poorly dressed dumbbells who love international brands and buildings with designer labels as he just said. "Buyers here want a brand name building." Dade County has zero industry -- just real.estate and construction and drug dealing. Oh and hospitals. Love Davids channel. He is the only one who speaks intelligently.

Its all about pockets etc. Might not have issues in luxury market, but average joe shmoe, investors, builders are starting to get wacked. For example there are new builders in for example tampa, who been cutting 50k on houses that are in 500k range. Completed but unsold homes right now are at the 5th highest level ever. I love David's content, but so i do reventure consulting aka Nick. In South (includes Florida),we have the record for homes for sale, the highest ever. But this chan is more about luxury, and its a different ball game. edit: looked at continuum. There are condos that has been listed at 7.25 mil mid 2023, been cut few times, last cut 2024 end of May, cost 5.65 mil. Few of those in south tower.

need to get rid of the seedy bars in downtown Fort Lauderdale 's Las Olas all the way to the Broward Center For The Performing Arts and open brand name stores:Polo :Ralph Lauren , etc . Las Olas shoppes should stretch from the Intracoastal to the Broward Center For The Performing Arts /Sailboat Bend.There needs to be a continuous non stop walkable corridor ;east Las Olas united with west Las Olas :the part past Andrews Avenue . A walkway on top Andrews Avenue would help united them : make it safer to cross Andrews Avenue . Something aesthetically pleasing ,like in the form of an arch

The truth is, everything in south Florida is priced so high that it is almost impossible for anyone to purchase anything. I believe this was all done by design. If you look for the truth in all the fake data, you will notice that this country hasn’t been creating middle to high income paying jobs for some time now. Instead we have been creating fake financial gurus that sell this dream that it’s possible to get rich, in reality they don’t own anything and are just asset managers. All across the country people are living in homes and not paying a mortgage or rent. There’s one entity that owns almost all the real estate in this country and they hide this by having all these different organizations hold title to the property. So many of the real estate sales are not actually real, instead they have their actors pretend to buy properties so that real estate organizations have the income needed to stay afloat. This system of you will own nothing and be happy is the new way. It’s meant to keep the people working while dangling the carrot in front of them, and they will earn just enough to get by and be happy, these people will be operating on “hope”, they will work and continue doing what they are doing, hopping to get rich soon. Also, many of the people moving into these new luxury buildings will not be paying rent, taxes, maintenance fees, instead the organization they worked for will be covering all those costs and when they die the properties will go back to the organization to redistribute to the next ones in line. Of course, they will play their part and “ Buy” the property and have ownership, but the truth is the organization owns and pays all the bills. Many of these people will be retired folks that lost their homes here in south Florida years ago.

He 😊forgot to mention how sound carries over water. I lived on a lake and could hear my neighbor’s conversation on their deck from half a mile away. Also salt air corrodes metal and paint. One has to double up on maintenace.

Lesson here: do not be cheap. there is a reason why a certain home is at a higher price point. I would visit the home a few times in different times of the day.

This was great! David of course his videos are getting so many subscribers, his demographic likes the bling factor. His videos are stylish and cut in an engaging way. But superficial. And super simplified. Yours is heavy, more thought provoking, analytical, data driven. I of course prefer your videos. But Im reminded also of Peter J. Ancona, similar to Jason. Makes me wonder though, if you hired a company/person to do your property videos more similar to Jason and Peter. Your channel would balance the data driven, super informative videos, known guest interview videos, with the stylish videos. Because you can hire talented video people, but the data people are much more difficult to find. Could be your edge.

Talking about prices being lower than (town)houses in Coconut Grove is all very well, but when you factor in HOA fees your monthly expenses are suddenly going to look much more like a house at a different price range. It would have been pertinent to mention those additional costs.

Its actually almost living on the beach. Hobie beach is like 5 minutes away bicycle ride, literally less than a mile (0.8 miles to be exact).

Ana Bozovic is great and charismatic as usual and you both make a compelling case for your story. However, I do find it somewhat unfair of you to carpet bomb KZfaqrs in general who warn of impending doom in the Florida housing market, because they are generally looking at mass market products, and/or areas that are not your core areas of business (David). You can "both" be right at the same time. I don't follow many channels but a guy like Nick from Reventure Consulting is pretty strong too where it comes to data and analytics, however he does also always highlight the fractured reality of the US housing market.

The data is behind current market, houses going pending coming back to market multiple times. Realtors are biased so be careful where you source your information from, to be fair some info is legitimate and not skewed. That said, Look at turkey point and you will see Miami is not the place in Florida you want to be. When you plan on making a place home at the very least you want to be safe from a possible Fukushima event DYOR. Miami is not crashing nowhere is crashing its a slow continuous decline and Miami and Miami dade county are two different markets. Sales have been in decline all of 2024. Purchases still occurring is pure speculation from investment funds and the condo market is in serious trouble. Even Don Peebles is stating the cool down is and has been happening. Don’t rely on one source of information DYOR. I believe you will be surprised the quality of life there.

Pods just released data showing miami is 3rd on cities with highest "move out" rate in the US. Can one assume this relates to people being priced out of a rising market combined with rising interest rates? Ana's stat on Assets Under management makes me think that much of the growth in Miami is High Net Worth families from NYC and that area are causing Miami to continue its price growth. Great video David and Ana- super informative.
