We have a 100 inches of rain a year here and a concrete almost flat roof. My issue with the acrylic coatings is that the UV breaks them down quickly, think 2 or 3 years. However I did notice on roofs with tiles put on top the coating can last 7 or more years because it is not hit with UV or the 100" of eroding rain. Consequently the last couple roofs I have added White cement over the acrylic. It can be brushed or rolled on but the last one I did using a sand blasting wand attached to an air compressor. One needs to only mix what they can use in about 20 or 30 minutes as otherwise the Cement will loose its bonding capability. If using a Red acrylic one can see when the white cement looses its covering ability and redo it in about 3 years. The white cement reduces surface temperatures versus red or black by about 15 degrees Celcius or 25 degrees Farenheit. kzfaq.infoViReZNM76_w Mix about 2 parts white cement adding 3 parts water and use a drill. Some suggest 2 parts cement to 4 of water but I find that to be a bit thin.

the 10 year stuff lasts 1 year. i use it so i know. maybe in a dark area with little to no rain it last longer.. in florida its 1 year.

I've tried the Henry 887 silicon roof coating which was around $500 per pail and it developed pinholes and failed in less than 2 years and I had leaks. These liquid Coatings are worthless. Nothing short of a real EPDM Rubber sheet that's an eighth of an inch or thicker will last more than a few months or a year or two at the most.

Have used products like this for decades. Points to consider: 1. Sealing cracks requires the thicker paste version and mesh fabric, almost like fiberglass layup. 2. This is a plastic seal which will trap moisture coming from inside your house. Proper ventilation is absolutely required. Most folks don't realize that shingle roofs breath. Not with this coating. 3. The coating does protect the mineral coating on the shingles, which could help extend the life of the shingles. However, you cannot walk around on the roof without breaking the coating. 4. Multiple coats works much better than one thick coat.

Elastomeric is easier to apply than ESPM . five years after applying espm on my metal roof, it is needing a refresher coat as rust stains are showing.

I did my roof 3 1/2 years ago in 2021, huge improvement. It does really help cool. I am in the Mojave Desert in California. Plus it helps waterproof the home. Pretty inexpensive for the benefit, I would definitely do it again. Nice work

Putting it on nice and thick is definitely the key if you live where it rains. Shingled roofs are not waterproof. They shed water, and most importantly, they breathe. A roof needs to breathe because wind pushes water up under the shingles. The breathing part is the drying part. Roof paint, unless it is put on thick enough to seal the roof, will trap water, and diminish breathing/drying. If this happens, then your roofing nail heads will rust and fail. Unless you seal all the cracks and crevices - which is making your roof waterproof. I recommend putting on thick, and apply the paint several times, weeks, or months apart. If you have stick-and-peel underlayment, this is much less of an issue. When I pulled my old tar-paper/architectural shingles/roof paint roof off a few years ago, all my nail heads were rusted off, and I had a spot of roof rot. I had put on several coats, in multiple sessions, and I still didn't get it waterproof. Partly because the roof contracts and expands so much, that shingle seams open up. Here, roof paint has a mixed rep because of this problem causing roof rot. I've seen homes that have done it over shingles correctly - thick and plenty of it. I have two roofs. One is stick-and-peel underlayment (ice and water shield), with elastomeric roof paint (ie no shingles). Never a leak, cools the house. Highly recommend. My other roof I use a product called Hydro Stop. Modern roofing at its finest. Made for flat roofs, so putting it up on a pitched roof is a bit of a challenge. Here in hurricane country, doing without shingles is a plus. Stick and peel underlayment is worth its weight in gold. And here is a big plus for these types of non-shingle, waterproof membrane roofs: the leak shows where the hole is, and you can spot patch them. Lastly, roof paint is very much going to keep your house cooler. One problem with shingles is their mass, which soaks up the infra red, then radiates it back out at night. My 25' sq roof had at least 1500-1800 lbs of shingles. Roof paint real helps. If I were to roof another house, it would be the best stick and peel underlayment, and the best elastomeric paint. No shingles. A step up would be Hydro Stop. I've no stock in any of this. Just sharing my experience.

We use this to cover a concrete roof and it worked fine stopping the filtration of rain water through the concrete, but I won't put it on a shingle roof. If you live a trailer in Arizona, build a patio cover over the trailer as I seen done there.

I painted my roof in Bullhead City Arizona with Snow Seal, it dropped my electric bill by 30 percent and stopped a roof leak... its a great product.

So for a 1600 sqft roof you'd spend $500 for the coating, tax included. Add another $100 for a good professional roller handle, 2 or 3 skins and miscellaneous items(bucket grid, roller pole) and some back-breaking labor and you save ~$3300 a year? Over the 10 year warranty life of the product, it's a potential energy savings of $33,000 There isn't a Solar System that can touch that savings. In fact, you may not see ANY savings on a Whole-Home Solar system in that first 10 years. It's a no-brainer.

I have used this product. 1. make sure the roof is clean first. 2. make sure to mix the product well. 3. It will not stop all leaks. 4. It will reflect a lot of heat from the sun. Very important when it is 115 degrees in Arizona. 5. It does last a long time. Must be pressure washed before recoating years later.
