Yeah, Bay Avenue neighborhood had that little nine hole golf course and the airport was there you could fly in. It was really cool.

A house on let’s say 10th and Central 25,000 in the 70s and had income coming in remember in those days you had to make all your money the summer save it so you could survive the winter

The Gardens neighborhood was always the upper class of Ocean City The beaches were really beautiful and very natural

Back in 1970s you could buy one of those four-story summer homes ran out three stories spend the summer in the middle one and you spend maybe 35 to 40,000 I now see the prices millions

While I appreciate the representation of our dog spot. You need to accurately name it for what it is. This technically isn’t a dog beach. It’s a Wildlife Reserve that is managed by the the State. The presence of so many dogs and people have altered the natural habitats that this preserve was trying to, preserve.

Why would anyone want to buy on the Jersey shore and pay for an overpriced old house that you can only use 3 months out of the year. The taxes on these places are ridiculous and the you have to pay to use the beach. I will buy and stay in south florida where everything is way newer and the beach is free year-round.

For the state of NJ, the taxes are actually dirt cheap and you get a great public school system.

So true! There is no escaping taxes and Florida is no different. The cost of living in the northeast is undoubtedly more but Florida also hides its cost of living in alternative taxes and can claim lower property taxes. Just take a look at what is taxed for sales tax in Florida and the escalating cost of homeowners insurance. Just saying…

Based on the clients that I work with they are not ultra wealthy. Many of them purchase real estate as an investment, hold it and continue to trade up through the 1031 Exchange program. I know it may seem that way based on the price points but most have invested for years to get where they are.

Everyone in NJ has a million dollars to buy an over priced 2nd floor that blocks away from the beach. "Perfectly" is not the right word, if you'd pay over $400,000 you're a sucker.

Most people in NJ have $800,000 in the bank to spend on a house. OCNJ is for the elite, not the average worker.

I just sold a 2 bedroom townhome that is 3 blocks to the beach for $320,000. Not exactly sure I would consider that to be "ultra rich." There are plenty of deals out there if you have the correct agent.

In the 60’s and 70’s my brothers and I loved biking through the Gardens and playing at the North Street playground. Our great grandmother and her second husband lived at #6 Second Street and we stayed up the alley on the first floor of a three story rental at 225 Bay Ave across from a cove at Steelman’s later Sampson Brothers Marina and in the next block from Harbor House. We would visit the Coast Guard station and swim in the lagoon or borrow the USCG dingy. A bunch of families from our Philly High School stayed in OCNJ in the summer. Days on the beach and nights on the boardwalk. Days all along the bay front and dropping our crab baskets at the piers. Great days. I took my 3 kids when they were coming up and now we visit with our grandson. Our houses are long gone so we do a day trip from Philly. I live in Georgia now but I have great memories of OCNJ.

What would the neighborhood behind the boardwalk be considered. In the late 70’s we you to come and my parents would rent a huge house. I would like to do that next summer.

The technical name for that part of town is Central but it is commonly referred to as "Downtown"

I could not agree more! The concept of buying a home in a poor location has never made sense to me. I have seen many of my friends "settle" on homes in okay locations. On the other hand, I always purchased not so nice of a house but in a great location. My appreciation was tremendous compared to my friends. Why anyone looks for the nicest house in the worst location is beyond me. Do the exact opposite.

Why to inflate in the first place and then cry about housing market fall. Life would be much happier without this drama and gluttony. The <,pandemic has forced commercial real estate to consider whether it’s not just who you know, but what you know. Some sectors did well; others, a disaster. But no matter where you were, it took skill to read the near future, make the right decisions, invest wisely, broker deals when habitual ways of business were gone. Crazy to see houses in my area that 4 months ago would have had 15 offers over asking are now on 27 days with price reductions...when you see two houses that are the same in almost every way and one closed in Jan for 385k and now the neighbor is selling and they are already down 345k it's almost hard to believe it. I enjoy the change in going back to crypto investment. Your a great teacher. We had a saying, growing up that it's better to have it and not need it than it is to need it and not have it! The world has gone completely Insane! Investing rightly is the key to every successful person out there. Investing in bitcoin is the best investment anyone can do this seasons, because bitcoin investment made a lot of people millionaires. What I'm trying to say here is that you if you haven't invested in crypto yet, now is the best time to do so. Don't just invest and seat on the fence to watch, you're not a baby seater. After investing learn how to trade because that's the best thing to do. Big thumbs up to Mrs. Robin Moore who taught me how to trade and earn more by applying her trade signal and tips to my trade. So far i drifted into trading my crypto Assets after seeing the needful to do so cos of dip, i have been able to trade on weekly basis and atop 15 btc while my start up was 3.8 btc. It's advisable we trade our assets to accumulate more not this hodling thing, just in a case like this that we are in *dip*. It will enable you to stay up even when others are crying, you will have nothing to be bothered about because you portfolio is up while others are down. We all should learn from our previous mistakes and start trading.
