I just bought the MMA and I went into it knowing that I was going to do all the transactions myself. Simply plug in numbers and execute. Still learning the software. Best way to think about it: The software is NOT a self driving Tesla! It won’t automatically do transactions for you. You still have to drive the car and follow directions. We plug in the numbers and the software will recalculate! That’s it! You must execute each step yourself. Hopefully this helps. They also have tech support. Maybe I can comment as I become more familiar with it or run into any surprises.

@@gabesandoval413 yeah I think that is great unfortunately there is a lot of people being sold the product with other benefits that it just simply does not do in your example it is not a self driving vehicle. As it pertains to velocity banking you also need to understand the concept before trying it in the software or else you won’t know what is wrong and right in your strategy.

Now I finally understand velocity banking!!. There is no way that I can get a personal line of credit in an interest rate that is equal to or less than the interest. I pay and either my car note or my mortgage

@@Joce123 if you have a mortgage we can look at a HELOC instead in combination with a credit card. A PLOC is probably to high for your current debts

We've been bill matching while VBing this year to sure we can "pause" a couple of credit cards while throwing every other penny at the card we are focused on paying off. Does that make sense? Or is there a better way? We don't have a HELOC just yet. So it's what I found to work best to "increase" cash flow for now.

Love the thought of taking time. However my credit cards are costing me nearly 2k a month in INTEREST! Now! I need to get a ploc and start! My credit score is too low to get a HELOC at the moment. I’m at 630-650 I need to pay off some debt to get better score NOW! I was over 720 for years before this mess

Hi! this property is not able to be put into an LLC - but I love where your head is at - and with some creative solutioning you could still accomplish similar outcomes. There is a limit on how many AIO's a person can get as well

If you had 2 personal lines of credit both let’s say 10k each 1 loan from 2 different places. you could go back and forth with out paying any interest by adding the cash flow only and using the other loan to pay in full then move it back when the other on is due, it’s just having that money in there before that monthly interest hits. Boom 💥 🤯 And now the interest payments go towards principal.

@@nicodemus9105 love the way your mind is thinking that is great but unfortunately you have an error. The moment you pull money out of the line of credit you are getting charged interest daily. It’s not like a credit when you swipe you have till the due date to pay it off in full before interest gets charged.Not the same with a PLOC

Or how would I make that work cause I get paid at separate times and the interest would be a lot leaser by putting 4000 in at once but I only can do 2000 because bills are obviously do before I get my next check?. Do you grasp what I’m trying to say

I have videos on Credit cards Personal lines of credit 2nd position home equity lines of credit if you have a home. If you do not have a home then this product is just not a fit and that’s ok there are other options. Don’t call yourself common that is a limiting belief that will keep you poor. Think bigger and when you look at what it is to be an American period you are incredibly wealthy compared to the rest of the world

FYI: The monthly one-year CMT value is a popular mortgage index to which many adjustable-rate mortgages (ARMs) are tied. This index is tied to Treasury Bonds. When the average yields of Treasury securities are adjusted to the equivalent of a one-year security, the term structure of interest rates results in an index known as the one-year constant maturity Treasury. The U.S. Treasury publishes the one-year CMT value daily, along with the respective weekly, monthly, and annual one-year CMT values. Constant maturity yields are used as a reference for pricing debt security issued by entities such as corporations and institutions. Basically, your mortgage, if fixed, will become an ARM once you refinance. I personally like my mortgage rates fixed and just use a HELOC for velocity banking. IMHO Also, there are no points to pay with a HELOC any minimal fees if any at all. You're welcome. 😉

@@thisisatrium all good points you are in a position where you already have a mortgage and a second lien HELOC. I have a ton of clients in this position. This is just another option for velocity banking. For me I have my first lien HELOC because that is what I used to buy my house and it was cheaper than acquiring a first lien mortgage. Also when I ran the math I save way more money short term and long term as well I have a much bigger credit line for future investing that I wouldn’t get with a second lien HELOC.

An annuity can be bought with a Roth IRA, and then the guaranteed income is tax free, as long as you're at least 59.5

The taxation of the annuity depends on whether qualified funds were used or not. When a traditional IRA/401K (pre tax) funds an annuity, all the income is taxable at ordinary income rates. When a Roth IRA/401K is used to fund the annuity, all the income is income tax free if started at age 59.5. If non-qualified money is used to fund an annuity, a portion of the income is tax free as return of capital & part of the income is taxable- an exclusion ratio is used. There are also some annuities that can be funded with pretax IRA/401K money & converted over time into Roth money within the annuity- then the income can be tax free.

Wow, 5 years later.. Question tho, why pay normal expenses with LOC? Aren't you just creating unnecessary interest payments? I understand using low interest LOC to pay high interest debts. But I don't get the math in using LOC to pay non-debt expenses like phone bills or food. Isn't it better to just use a credit card instead of LOC for those? Maybe I'm missing something.. Is it because.. You took a big chunk out of LOC towards paying the big Debt and that in turn makes you pay interest on that big chunk LOC -- and in order to lower that LOC interest payments, you have to put all your Cash Income back in the LOC which will lower its interest...? ... But then you're paying unnecessary interest payments on non-debt expenses like gas and food? 11:37 What am I missing? I want to understand and make sense of it all..

@@n1k0flow great question and I will answer yes to what you asked but explain more. The ideal scenario is using a LOC and a credit card to pay bills and expenses after you made a chunk to remove a debt. Step 1 was consolidate a high interest debt to the line of credit aka a chunk was made Step 2 dump all your income into the LOC first because that will reduce your daily interest on the LOC. remember this is not new interest this is interest you were already paying on the original loan or debt you had no I’m just paying much less interest. Step 3 before you pull money out of the line of credit use your credit card to pay as many bills as possible to continue reducing interest on the LOC and earning points or cash back on the card. Which reduces your interest costs even further. Step 4 once the credit card is due you pull money from line of credit to pay the credit card in full. What happens in this process is you replaced the function of your checking account with the PLOC. You are simply parking your income into the PLOC to avoid interest being charged daily and that saves money even tho you are using the line of credit to cover expenses but the credit card helped as well giving you faster more efficient results Let me know if this is clear

What about if that balance transfer card gets charged the regular annual membership fee? Will that affect the promotional rate? Or will I now be charged for the remaining balance plus the new interest because of the annual membership fee charge?? Please educate me before I dive into this. Thanks!

I have 12k Visa and that’s my pretend HELOC. Income in-expenses out. Guys have 680 to get aHELOC. Better to use the Visa, because lenders try to get you to take out a loan. Like Christy Vann says - NO to loans. They don’t even “understand “ the difference in savings between amortization interest vs. Simple interest! It’s about making YOUR $ work for YOU! Well done young man for a fine explanation of using a credit card to do this! Banks don’t want us to do this!
