It’s great you’ve lucked out on the QLD Covid boom due to migration to the sunshine state. It’s very misleading (understand it’s how you make money and get customers to your business) to make these videos bragging about your gains when the process isn’t transparent. You have large amounts of dept and only built growth so rapidly as mentioned due to Covid boom. Your first deposit was less then half what’s required now and the only project you had a crack at flipping basically lost you money due to high rates and poor choices. Keep it transparent or you’ll loose others money.

I think his main focus is to lure more people buying properties instead of diversifying their portfolios to things like shares and ETFs, you can tell by his idea of getting equity out and reinvest when he never talks about considering the high interest rate and borrowing capacity. I am happy for what he has achieved but a short term capital gain since COVID and relavetively new to the property market doesn't make you a professional investor and brag about how smart you are.

The thing to me is, if you invest and have other income outside of dividends then you will be able to live off dividends without selling. Which means you can pass that on to your kids which will give them a leg up in life. $52k dividends received in 2020.

What’s your thoughts on land tax? You’re obviously justified it if you’ve bought in Queensland’s again. Curious what your logic was. I’m maxed out in NSW wanting to go again and I’m half telling myself it’s tax deductible should be ok. I also renovate to rent and like to go through with repairs and upgrades between tenants. I wish I lived near a border but I’m in the middle of NSW

You can buy using corporate trustee/trust structures in QLD to minimise your land tax bill under the current rules. They may aggregate one day but works well at the moment

Everyone don't forget most of this sought of thing is just luck of getting into market at right times... You can work hard but still not get these kind of gains. All these Brisbane gains are thanks to COVID and people being able to move anywhere etc to work. I have benefitted from this myself (also from getting into Sydney property in 2010) but don't have the ego to pretend it's because I was smart. If he started buying his first house now etc it would be very different. Apart from the price rises caused by COVID there was also a big portion of time with record low interest rates and borrowing capacity. The driver now is scarcity... So let's see how that goes

100% agree, this video is basically showing off how much capital gains he made thanks to COVID, and he's not even in the market long enough to expeirence all the ups and downs. and PLEASE stop telling people you can draw the equity out when the serviceability is not evident, you're basically telling people to over leverage and over stretch their budget to secure something that might have a huge negative impact on their lifestyle and ultimately subnmit a fraud applicaiton to the banks in order to get the loan amount you want.

His business is obviously generating a good enough income to service the extra debt. I feel like this is a crucial fact being omitted in these vids. BTW, I still think that they’ve been very proactive in achieving what they have, so kudos to them. They’ve taken the risks and worked hard, when others that could’ve been in a similar situation, chose not to.

The key is diversification. Personally, I delegate my investing to an advisor, cos my job doesn't permit the time to perform market analysis myself. Thankfully, my once ago stagnant portfolio has now 5X in barely 4 years, summing up almost 7 figure as of today.
