I didn’t even know this fund existed until JT pocket watcher started talking about it a yr or so back. Just watching this man talk is making my blood boil. Can't tell from anything that was provided that the fund made anything at all in that deal. And if the fund did profit from this sell, Jay gets 50% of it anyway...

I read the tref recap docs after the town hall.... I thought they did a decent job answering some questions.... but i didn't see any documents explaining the Demooney refinance or any docs disclosing the actual sale of the property for $875k. I see docs for the puchsse of 850k... but nothing on the sale or refinance....that's the question I'd be asking.

This is a lot of commingling of funds. TREF could have invested a fraction of the 11m’s in an existing multi-family unit and turned a profit. He instead opted to buy a mix use space (Legacy Center) and now land & new development… He could have made money off the rip. He’s inadequate in every way and the prospectus said as much. IF Jay was serious (he is not) he’d liquidate all existing assets and pay a qualified investment manager and restructure. But Jay is very unserious and clearly grifting or out of his depth or both.
