Unfortunately, time periods are given to secure the job. Once they get the job, the scheduled build time goes out the window. Cut down on the cups of tea and the woodbines. That will speed up the process.

Thanks for breaking this down. Really insightful. Question, any reason you didnt consider a log cabin, which for that price could have built a 3 bed one so could have saved some costs?

Hi, simple reason - they don't conform for full time habitation. They would have to be adapted and the cost of that is huge. The building we have will also last longer and require less maintenence. We initially looked at the pre-fab units but there would have actually worked out more expensive

Wow! Just kind of stumbled upon your project! Superb coverage. I have a large garden and I’m contemplating something similar. Your builders were a bit of a nightmare after half way and obviously had other commitments, almost like bigamist a husband that has many plates to spin. The quality looks great though! I wonder about the hot water system (excuse me if I haven’t read all the comments) could gas be an option? (Again thinking about my own situation) after your mum lives no in there for a while, what’s your energy bills like? Thank you for sharing your project. 😊 Roly

Normal as long as its not continuous, like every few minutes for hours. Try making sure the grey top is pushed down properly and blue clips engaged.

Experience in building shite by the sound of it 😂, you're the only person ever to express that. Many have come to me to say what good value it was and they can't even come close. I'm more than happy that I got a good deal. Wouldn't have been interested in a cowboy project, this was done right, it's been battered by the storms of late but hasn't flinched.

Thanks! I forget the exact dimensions but I think it's about 360sqft. Building is 8.5m x 5.5m externally so internal about 8x5. It tapers in to 4m in the living room area though.

I have to admit I was of the same opinion. I was bought one for Xmas last year though and have to say I love it. Its certainly the best way to drink beer at home. I particularly like the Hawkstone Lager you can get on it now, great beer. Since I did this review a couple of years ago now things have improved a lot at Beer Hawk (now just called Perfect Draft), service is good and the selection of beers has improved a lot. It is expensive at around £3/pint on average but if you're just having a couple a week as a treat Its a great product and doesn't break the bank. Cost of the machines has fallen now too, start at 169 with a keg. Thanks for watching the video.

Have you read the manual before making this video? Probably not, because you omitted some important steps. Also, in the tap unit installation, you have mixed up the sequence. Your posh accent is not a substitute for being a professional. This is food&beverage department, not following the rules may become a health issue.

Good firm push down with both palms on top of each other, try to avoid touching the blue bits. You should hear an affirming click. Also ensure kegs have been sat still before putting on, they don't like to be thrown about. Hope that helps.

The project seemed very inexpensive to me from what we’ve seen but we’ve been looking at ‘annexe builders’. Where do you live? I can only think that it’s regional costs that make the difference. Also was planning etc also included in your final numbers?

Hi Julia, we're in the Midlands so maybe cheaper than down south somewhere. This was all before the COLC though, I'm sure it would be at least another 5k now. All costs were accounted for in the total tally. Planning costs were not much at all. Builder worked off plan so we only ended up spending about £1000 on the architect and a lot of that was probably unnecessary. Depends on your personal skills I guess. Companies that specialise in annexes do seem to charge a lot more, I see it like when you need a cake "£150, oh it's for a wedding, that'll be £300 then". Better to just get someone that can build, period. The job websites are a good call, MyBuilder etc.

Hi, thanks for your comments. we're in the Midlands and the builder was very local and won't travel so it would be pointless sharing his details. That said I have provided his details to others locally and he's not even bothered to turn up, so seems we were lucky.

Just bear in mind you'd need to increase the figures to account for today's energy costs. About £5/day to run now. Ours is off most of the time 😒
