Self directed IRAs are a great little talked about subject. There are so many options this opens up. Definitely have to consult the experts on this one to do it correctly. A reminder for me is to use my own Roth IRA. Thank you.

Yes, it is a multi tiered strategy. Buy for Cash flow first. The long term benefits are appreciation, depreciation, and tax advantages(more if you are a real estate professional) to name a few.

I enjoy your channel, but we all know this 1% is nearly impossible to attain in almost every market today. There's about a .00001% chance you will find a property that you can be all in on for 1% of rents.

Yes indeed, I fell into a trap that find the deal and everything will come. I found this not to be true at all, but once I started finding a capital. Or finding the sources for capital the deals started to come and were better.

A lot of excellent info here. I like the point of protecting the investors by giving up some of your gp share. It is good practice. People make mistakes and it happens. It reinforces looking out for interests of the investors.

They say Charlotte is on the list. You have to invest in an area where there are Multi Units for sale. Not sure why it is but you won't find many mulit family properties in Charlotte available for sale. I believe its a newer developed city so it won't have many properties available

So very true, find compatible team members that are better at tasks than you are. Ones that have different skill sets. Invest and give 100 percent to for the team. It is simple focus on the team and the big picture.

Great video! Just wondering. If founders or early employees buy shares through a Roth IRA, they become “disqualified persons” right?? Therefore, these people are unable work on the day-to-day activities of the company?? Is that correct? So was Peter Thiel able to work at PayPal in any capacity after he bought shares in a Roth??? Thanks for watching!! There are a few things to understand, and you should absolutely speak to your self-directed trust custodian & CPA about it. But from what I’ve learned, you cannot own more than 50% of the entity. Peter Theil classified as a c-corp which is treated different than s-corps & LLCs. Another consideration is ROBS plans. If the ownership interest in a company is minor, say under 10%, it’s possible to be a w2 in the company as well. Can’t be classified as C-level though. Majority of those working inside the 50% rule aren’t taking a k-1 and are playing a passive role. The red flag gets thrown when you’re pushing those percentages to the max and attempting to be highly actively compensated. Remember that pigs get fed & hogs get slaughtered. Just stay inside the lines & don’t push limits. No fun comes from messing with the IRS.

SDIRA s are a great way to increase your retirement especially if you get consistent double digit returns from real estate. If you have a Roth even better, when you draw in it no taxes. Brilliant!
