I got a question. I'm about to start college and i'm interested in investing in section 8 properties in the future. Once I build my credit score for 2 years, what are the odds that i'll be approved for a mortgage while being a a full time university student? I'm also planning to save enough for a 15-20% down payment in that time.

Definitely have a question about where you are getting your values. If you rent them they’ll get appraised based off income. Sells at 6% cap with 40% operating it should only appraise for 10.5. Lmk where I’m wrong

Comp value here is greater than cap value. We're taking an appraisal based on a build to sell. The only time we take cap appraisals are when building airbbs that you can sell for cap.

Needs to be a coded bedroom with all mechanicals such as ventilation, AC, etc and be fully finished with 2 egresses, and fannie mae freddie mac compliance rules for a bedroom

So im in a weird situation where ive lost my job and have to move away if I want a new job. I can sell my house at a huge loss. I can rent it out and cover the mortgage. Or I can follow the guidance of a friend and rent it out section 8 for 400 more a month than it costs. My initial response was "ew no, theyll trash the house..." Now Im seeing how I can use my misfortune to lift up someone else in their time of misfortune. Cool stuff! Thanks! Im definitely going to look further into section 8.

I have section 8 tenant based voucher in LA County. The “affordable housing” units are all like $1k more than what they would be for a “regular” person. Most units are in bad condition. They also charge section 8 people 2x’s the rent for a deposit, but reg people only need to pay 1x’s the rent. There’s no housing shortage there’s a greed issue. Also there’s no financial education in the shelters just abuse. I wish I’d had some education on credit. I’ve never had bad credit until my mental health declined and I lost everything in 2020. Eviction and repossession. While in the shelters I was completely consumed with survival. I’ve been out of the shelters for a yr and I got my associates degree in that year, but I’m still working on mental health and how to navigate the world is not easy when you’ve never made decisions on your own.
