I moved from CT to Southern SC and I'll take 90 over 10 any day lol. Also VERY little cloudy and rainy days are a massive improvement over the NE area, that can see rain for days sometimes.

You did an outstanding job of presenting the pros/cons of all of these suburbs. I truly appreciate your attention to details. Would it be possible for you to do a video on dog-friendly beaches and activities in the region? I will be relocating to South Carolina and recently had my professional license as a Child/Adolescent Clinical Trauma Therapist approved. Being near dog-friendly beaches and resources are one of my top priorities. Love your videos!

I have been here 10 years. I wish my husband woukd have told me about the traffic. I have never lived in a city of this size and population that only has ONE HIGHWAY! I understand one of the reasons is because it's on a peninsula. And for Charleston to be such a huge tourist destination, shopping and entertainment sucks here. No real mall. No zoo, waterpark, or amusement park. Music artist don't come here for concerts. And when they do, it's a week night. Parking downtown and at the beaches is the worst. But being just a few hours from ATL, Charlotte, Raleigh/Durham, Jacksonville, Orlando and Savannah means that zoos, shopping, concerts, and such are not too far away.

COULD YOU TELL US IF THERE ARE CDD FEES ON TOP OF THE HOA FESS AND WHICH ONES ARE THOSE ALONG WITH THEIR CURRENT PRICES OR COSTS.....

We don't have CDD fees (or at least, don't call them that). There are usually 2 HOAs in these communities, one for the neighborhood and one for the master-planned community. There is usually a Captal Contribution fee paid one-time at closing that goes into a special fund, as well as transfer fees. There are also tax assessments in some districts vs. others, but it's paid as part of your property taxes.

I moved in my new home in West Ashley and forgot to do my 4% exemption. I filed my paper work last month at the auditors office along with my 2 year refund. How long does it take to get the refund? Thank you in advance.

I’ve lived in Summerville for 30 years. It’s a shadow of its former self. WAY too much traffic and congestion. Every time I turn around there’s another 30 acres of forest clear cut for another ugly monster apartment complex or overpriced housing development. The roads and schools can’t keep up with the unregulated growth. They’ll fine homeowners $5,000 for cutting down a tree… yet developers wipe out 100’s of acres of trees for another car wash, Dollar General, or storage facility.

Same can be said of Savannah, GA. Moved from NJ You n 1994, but left 15 years ago. The traffic is brutal. The noise downtown is brutal. The humidity and bugs are brutal. The smell of the paper mill might still be brutal.

I’m a native. Yes, please go somewhere else. Because of the influx of migrants from other states, traffic is now hideous, rents and housing prices are freaking offensive, the beaches are now too crowded to actually enjoy, and our historic downtown district has basically become a mall. Oh, and we’re NOT chopping down our centuries-old live oaks to widen the roads so you can get home 5 minutes earlier. So-go back to the northeast or Midwest if you prize convenience over nature and history-WE’RE FULL!

The HOA fee is $259/month. That is comparable to all the other 55 communities in our area. It includes lawncare, the guard/gate, lifestyle director, and more.

I like the idea of living in a villa but 1,000 sq ft is too small. Yes, you can add a second floor but seniors don't want to be climbing stairs as they get older. The builder should have made the units larger (1,600 sq ft or so) with a single story.

I can't say I disagree! This is generally the feedback I'm getting on these homes, but they are a great price and location, so they could still be perfect for the right person.

I lovevnew construction homes but don't love the cheap quality of some of the construction nor the HOA w its fees nor the boring cookie cutter communities with no mature trees. I hate geese, rattle snakes and alligators but love other wild life. You sound knowledgeable. How many clients do you currently have? Thank you for sharing this helpful info.

It’s possible that South Carolina offers a property tax exemption for veterans who are 100% disabled. This exemption is applicable to the full fair market value of the primary residence of the veteran. To qualify, the disability must be service-related, and the veteran must be classified as totally and permanently disabled by the Department of Veterans Affairs. To apply for this exemption, the veteran needs to submit proof of their 100% disability rating from the Veterans Affairs office, along with any other required documents, to their local county tax assessor's office. It's a good idea to contact the local office for any specific requirements or procedures as these can vary by county.

Nexton was built on wetlands. Same with cane bay. Ask RamJack how many homes they have fixed. But the restruants are great

I thought Nexton used to be a tree farm? Everywhere in Charleston and Summerville is a floodplain so wetlands are common.
