Let's stop acting like these are phenomenal techniques that require critical thinking. The premise is basically 2 actions; Exploit and Manipulate. The term low ball itself implies something disrespectful and predatory. Your are negotiating a price for yourself, you definitely know is unreasonable. Instead of a balanced transaction where two people can win, self preservation is always promoted. We have to push so far that the seller may not make anything on their house but who cares, you got what you wanted. Let' see if the seller is having a hard time so we can bring them to their knees. It's sick. That is why we (esp. economically) we will always find ourselves in the same predicament. When interest rates are low people will irrationally over extend themselves financially , others will hoard properties and drive prices up because of lack of supply. Someone will always have to suffer so someone else can live in excess. Just remember as a property owner you will one day be a seller and visa versa. Balance and respect in life is key. This mindset is something only we as human beings can and have to change. No government legislation can rectify this.

😂 lowball offers are accepted at a rate of maybe 4-5 out of a 100. So maybe at 4 to 5% of the lowball offers made. You’re going to have to find an elderly couple or someone who is desperate. Still pretty sleezy to be honest to try to take advantage of people.

Thanks Curtis, we are employing all your points in our search. Just backed out of a purchase that had easement issues. Was listed as having a deeded easement where in reality it had a notarized affidavit claiming an easement that had not been awarded by either the court system nor property owners. Huge disappointment but valuable lesson in that only you can only trust yourself...verify everything!!! Thanking the Lord that my husband knew to ask for document and to question it.

I am in a townhome. I own it. No mortgage. It's just me and my wife. It's my retirement home. My days of fixing external things outside my house are over. No more gutter cleaning and roof repairs ever. My HOA Fees cover all external maintenance and insurance, including the roof. We also have a community pool. I couldn't care less about the fact that my door has to be a certain color and style. I did the single family home thing twice before where I was repairing EVERYTHING and going broke doing it. This works for me now.

I did my own home inspection, by taking photos of the furnace, window frames, roof, basement, kitchen, wiring, and pipes, and showing them to contractors. From the photos alone, the house needed $100,000 worth of work. They could tell that no improvements had been done in over 30 years. The house would've been a money pit.

I see properties that have been on the market for three years with no buyer, and they still won't take an offer. Or the property is in terrible condition and needs $100,000 worth of work. Or the interior is old and out of style. But the seller thinks they can hold out forever.

Those are not HOA fees going up those are salaries for management companies who get raises. You home is at the mercy of these creeps. And your family is just as any other family who is getting over. Inflated rent increases.
