Perhaps! I'd have to list it and then maybe get a reduced fee from the seller. Of course the buyer could also pay me fee or they could even split it, there are many options available now.

Steve, I am an admitted bottom dweller investor. Can you get me into the Denaud property for $225 cash? Also, what will that property rent for year round? Another option for me that may work if the Seller wants income would be to put $60k down on a price of $240K and have the Seller carry back a 1st mortgage of $180k at 3% with monthly payments of $$1,500 /month for 12 years. Seller is secure, no rental hassles, and has much higher yield than bank

RE: "annoying things" about The Villages (TV): Those Courtyard Villas you spoke of. Yes, people have privacy and a "fenced-in" yard, AND can let their dogs outside anytime they want, but some people LEAVE their dogs outside and those dogs bark/whine for hours on end. And since neighbors are so close, everyone can hear it. So dog-owners tend to prefer those type of homes for that reason -- they have dogs. That's one huge reason I'd NOT want a Courtyard Villa...prefer something w/o a fence so dogs are not (can't be!) left outside "unsupervised." -- BR

@@SteveBedell Then in your case a Courtyard Villa (CV) would be fine for me. After all, I'd be looking for a smaller house anyway (being single, a 2/2 would be fine, but I do need a 2-car garage or a 1-car and golf-car garage) and if I avoided all CVs because of noise issues (dogs, or maybe partying/obnoxious neighbors) that'd reduce my buying options. Still, after decades of apt living -- where neighbors are so close -- and experiencing plenty (too many!) barking dogs, I'd certainly not want to have that same annoyance living in a house. Especially since I'm kind of stuck there (vs. renting) and can't easily move (nor should I HAVE to move due to a quality-of-life issue). Thanks, -- BR

The challenge we are facing is the gap between the home worth (homes true value used to determine insurance, taxes, etc) and market price (supply vs demand dictated determined by RE industry) is way out of kilter. Using the price per sqft you will see that prior to the the bubble home worth and market prices gaps where in alignment in the $170- $190/sqft range. Currently we are seeing the pressure to continue to decrease the price/sqft to below $250. Personally I still see this going down by another $20-$30/sqft as we have higher interest rates to deal with and the fact that many of the home on the market have no substantial improvements to justify any increase outside of normal home appreciation. Unfortunately they are also too many games being played with the data. I see a lot of listings, price drops, then unlist, and relist to reset the clock and original price. The longer the Agent allow the sellers to continue to live in a dream world the longer the market correction will take. Even the Villages is playing the game as they keep home prices consistent but drop the lot prices to create the discounts. Additionally we have to see what impact the NAR settlement (still needs court approval), so its going to be a long Summer,

I believe sellers are still trying to hang on to higher prices when the final sales price dictates where it should really be. So yes, I think the original asking prices are often higher than they should be. Thanks for your input.

Not true. The commission is and always has been negotiable between buyer and seller. Is 5% common? Yes. But so is 6% and many other numbers. If all companies had the same rate, it is price fixing.

This is happening a lot more now. We are finding that many buyers are able to get homes on average $25,000+ below the listing price and also getting closing costs paid by the seller. One of our buyers got the home for $10k less than asking price, they also got $29,000 in closing costs etc. We are definitely in a shifting market. Living in Florida we get a lot of people moving in and out of the State which makes it shorter time of ownership. Great information and video Steve!!

What this tells me is that they did not have the luxury of time to sell the property. This is what is missing from your analysis. There are many reasons why this could be including a death, a serious illness and many other life changing events that require a quick sale. This video misses those major factors in favor of a statistical analysis. Sorry.

Thanks for the video. I feel for the sellers as they have not quite re-set expectations back to the historical home pricing trends (i.e. they are still in the COVID bubble). Its going to take 6-9month of continued downward pressure for the housing market to resent and then we will be at the mercy of the mortgage rates and their pressure or relief.

@@SteveBedell You also highlighted another troubling behavior, (i.e. list, price reduce a couple of time, de-list, re-list, pending, etc) that must be impacting all the metrics being used in the industry. This makes most metrics including days-on-market, list-vs-sell-price comparison, etc all questionable and is probably slowing the market correction duration to providing false hope.

We have already had a Bond Yield Inversion we are now only waiting on the "Initial Jobless Claims" to spike and we have ourselves the beginning of a rolling inflationary recession and the FED will respond with more rate increase not decreases. Interest rates have inverted cash flows to the negative thus lowering valuations, banks are now racing to re-underwrite all Real Estate loan valuations as a result many new Villages homebuyers will find themselves unable to sell into a down market as they lose their equity and will require cash to settle their mortgage at closing. @@SteveBedell

Hi Steve! It's been bitter cold here in Virginia with low temp's in the single digits or around zero. We usually get a couple of severe cold spells, but most the time the weather is quite pleasant. We had 4 inches of snow up here on Devil's Knob earlier this week. I know when I lived in Palm Beach Gardens real estate taxes were ridiculous and that was almost 30 years ago. I shudder to think of what they are now. My taxes are reasonable as I have a small place and I live in a very rural area of Virginia. I think I told you I live where John Boy Walton (Earl Hamner) grew up. As a matter of fact I did a photo shoot of his home for Blue ridge Life. Anyway, so glad to see that you are happy. I fail to see the Value in living in the Villages, as The Homes tend to be small, Pricey, many are frame construction, Tiny Lots, Tons of Rules, CDD fees, and HOA fees.

Prices are far less than NH where I came from. Small lots mean less to care for, older people come here to enjoy life, not to cut grass. Rules keep the place looking great, no RV on your neighbors lawn. We have CDD and anenities fee but no HOA. Maybe not for everyone but it sure works for many!

The Villages are building PREMIER homes again - called the Enclave. It’s in Lake County just north of 470, east of the turnpike. The lots range from $49K to several hundred thousand- then add about another $700K for the home. And to add a pool with a birdcage - $150K. What a pool bathroom- add about $30-35K. Want a 4th car garage- add another $30K
