We've been here 8 months from Phoenix and have yet to have a bad weather day. Certainly no days that force us inside. Even through this past winter. The food is better, cleaner and ripe and is less expensive than when we left. We have neighbors that are telling us things are MORE expensive than 8 months ago. A lot more expensive. And finally .. yes the word Arkansas keeps exactly the right people from looking into the area.

I was born in Phoenix and lived there for 65 years. I moved to NWA (Springdale) two years ago, so I thought I would share my thoughts on moving here. Phoenix was a great place to live decades ago, but rapid population growth has made the valley hotter and dryer than it used to be, due to the "Heat Island" effect and climate change. Most people no longer have grass lawns due to concerns over water shortages and the heat. The air quality is also getting worse due to dust and frequent high ozone alerts. Traffic and crime have also increased over the years. After living in NWA for two years, I don't regret the move. I was drawn by the great trail system and the cooler, wetter, greener climate. I like to garden and bike, and both were getting more difficult in Phoenix due to the heat. The people in NWA are friendly, and I'm happy to live in a cooler climate with green lawns and lots of trees and water. In case you're thinking of moving from Phoenix, here are a few things that surprised me after moving to NWA: While the price of a house is less expensive, your home insurance will be higher. Mine was more than double what I was paying in Phoenix, even though I stayed with the same insurer and was in a less expensive (but nicer) house. It seems that hail causes more damage than high heat, and your insurance premiums will reflect that. Also, while I knew that I was moving to an area with four seasons, I was surprised at how volatile the weather is from week to week. It makes gardening more difficult, and you have to pay more attention to the weather forecast before making outdoor plans. On the other hand, that's not always a bad thing. You get cool days during the summer and warm days in the winter. Even on the hot days it's usually nice in the mornings. Most days in NWA are nice, and even when they aren't, there's a nice one just around the corner. The tap water in Springdale is better than in Phoenix. Phoenix water has a chlorine aftertaste and leaves hard water deposits. Springdale water has no bad taste or hard water deposits. Other parts of NWA may differ. The thing I miss most about Phoenix is the grocery shopping. Food prices are lower there than here, probably due to the competition. NWA doesn't have Frys, Safeway, Costco, Sprouts, Trader Joes, Bashas or Albertsons. Mostly just Walmart, Sams Club, Aldi's and Harps. Phoenix has these as well, except for Harps. Hopefully this will change as NWA grows. My allergies and asthma have bothered me off and on since I moved here, but are no worse than they were in Phoenix. There's more pollen, but a lot less air pollution in NWA. Ticks and chiggers are a concern if you live in the undeveloped areas, but I haven't had to worry about them in my centrally located Springdale subdivision. I garden and do yard work and have yet to be bothered by either of them, even though my neighborhood has green lawns and lots of large trees. Regular yard maintenance seems to keep them away. I do have moles though, which tear up my lawn, and the squirrels are everywhere. I hope this helps anyone thinking about moving to NWA from Phoenix (or elsewhere). I made the move and don't regret it.

I'm considering the opposite move, from Northwest Arkansas to the Phoenix, AZ area. Traffic at rush hour in NW Arkansas is much worse than I hear anyone mention in any of these videos BUT if you talk to anyone trying to get from Centerton/Bentonville to Fayetteville or vice versa in the morning or rush hour evening hours, they'll tell it to you straight! Isn't the infrastructure in Phoenix a LOT better than here? NWA did NOT plan at all for this population explosion and I feel it every day! Let me know your thoughts, your comments above are genuine and honest and I'd appreciate your feedback if you can spare a minute.

@@GarganoA Phoenix and NWA have one thing in common, they are both growing rapidly, and they both have traffic problems. The worst traffic I've seen in NWA is on the 412 in Springdale, as it approaches the 49 from either side. That's near where I live, so I have to deal with that alot. It's just as bad as the worst main (non-freeway) streets in Phoenix during rush hour. I haven't been on the 49 up to Bentonville during rush hour, so I don't know how bad that gets, but I've traveled the 49 from Springdale down to Fayetteville quite alot, and I've never had to slow to a crawl in "bumper to bumper" traffic. Slowing to a crawl during rush hour is common on both I-10 and I-17, two of the main freeways in Phoenix, so from my experience freeway traffic is worse in Phoenix. If you're planning on moving there, you should watch the local Phoenix news online. They often report on the traffic, usually with video of what it looks like. I watched local NWA news before moving here, and it helped alot.

@@randy1407 Thank you. I moved to NWA from Tampa, FL and traffic there was getting pretty bad when I left about a year ago. The key is to live nearby where you work so you can control the commute to a degree. In NWA, it seems no matter where you live, you're dealing with that rush hour traffic unless you work or can travel off-peak hours. Perhaps Springdale isn't so bad but Centerton, Bentonville and Fayetteville are roughhhhhh! If I do move to Phoenix, I would try to find a spot 5-10 minutes from my job like I did in Tampa. I have been checking out Phoenix news, it's def a great help.

@@GarganoA Yes, living close to work is the best way to deal with traffic. Just make sure the air conditioning in your car works. I hope you enjoy Phoenix, it has it's pluses.

@@randy1407 I'm hoping the better infrastructure in Phoenix doesn't let me down! Also, while I like the seasons in NWA, I'm much more of a summer/sun/heat person so I won't mind not having a winter or tornadoes. I hate rainy days! Thanks for the comments. Very much appreciated.

Great info! I do wish you would have touched on Northern AZ, Flagstaff,Prescott, Payson, Pinetop. I was born and raised in AZ. I did live in Chicago for a very short time. I spent 20 years in Prescott AZ which is in the Northern mountains. If I may I would love to add to your info. Before I do that let me just say YES, I’ll be moving to NW AR in a couple years. Here is why: AZ is not what it used to be to be. Growing up, many years ago, it was safe, affordable and clean. The shift in politics has changed that. We do have nice mountains with Pine, Juniper, and Aspen trees. The bad thing about the mountains is the elevation, allergies, inflated prices and honestly the color of green is more like a dusty green or camo green. The mountains are prettier than the valley, in my opinion but much more expensive and the high elevation is not great for many. Northern AZ’s age demographic is much older than Northern AR. Northern AZ does not have Big corporations so finding a career is difficult. The schools in AZ are at the bottom whereas NW AR has top rated schools. Up in the mountains in AZ you will get all four seasons and you may even get snowed in a couple times in the winter. I would compare Prescott AZ WEATHER to Bella Vista weather. All four seasons but Bella Vista doesn’t have the altitude, has much more opportunities, and is by far more beautiful! Also, Northern Arizona doesn’t have much to do but Northern ARKANSAS, the sky is the limit. I have visited NWAR for 57 years and have lived in AZ for 56 years so you think I have a pretty good pulse on things. Besides all the above, NWAR is much friendly too! 😊

I agree. Northern AZ is very different from southern AZ, but one thing they have in common are the water shortages. That's a real problem for all of AZ. I think that Maple and Oak trees are much greener and more beautiful than the Pine, Palm and Palo Verde trees of Arizona, and the NWA winters are much milder than the Flagstaff ones. I'm happy I made the move from Phoenix to NWA.

They own it. They will be able to set the prices for rental and leasing. They will not sale any real estate. Even if they sale the business they wont sale the real estate.

I was here with my wife and son back in April visiting with my sister and bro. in law. It was our 2nd time in Arkansas and first in Fayettville. Enjoyed our time out there,beautiful place! I even got to go on a hike around Lake Wilson through the woods and bluffs. I’d like to move out here in a couple of years, Lord willing.

Think NWA is great place for residents looking for new place to settle but don’t think it’s the main entertainment area for Arkansas hot springs #1 LR it’s just depends then I say NWA if you are bike enthusiasts I get it etc but not everybody looking for that NWA is growing fast but still my opinion has the appeal for destination for tourist who not into bike riding etc it’s a niche type of thing there if you resident that’s good amenities to have but other are places have better maybe 2030 or beyond it will be something special but for now even 2025 it’s not for everybody there are other options out there

What do you mean by increasing recreation? Do you just mean more trails or is there more ideas out there? What area then, would you focus on for purchasing a home? Such as the western section closer to I-49 or closer to 71, where they may build out a town center? Have the resolved the internet problem yet? Thanks

Phillip…..at the end of WWII Pepperdine was facing the same problem…….the students built a lot of units on the old LA campus……I think the Malibu CC would demand they were licensed contractors and fully bonded. Blessings Don
