I agree with you, update the property to a high standard, get the satisfaction of doing it right, easier to rent, we also as a family do not put up the rent every year, good tenants are worth keeping hold of, they invariably look after the place and when we finally do put the price up they are more willing to stay on, why have a property sitting empty and upsetting tenants, treat them right and they do the same with us.

Shame when council housing is used to make money for a landlord. This was never their purpose and should never have been sold off. All adding to the housing crisis.

It looks better Matt but i'm really not keen on the obsession with black & grey. A nice pastel blue colour for all of the walls with gloss white skirting boards & woodwork would look more cheerful.

Out of interest, why disconnect the gas fire if it was safe? You have to pay for a Gas Safety check anyway for the boiler so I wouldn't have thought checking the fire also would add much to the cost and a working fire is a bonus in my opinion as it menas you've got heat if the boiler fails or it's not cold enough to put the heating on.

i dobut u can build a house for that ammount, but yet im not a builder as well :D on the side/back of the garage, next to the other garages it would be nice to put a support wall and fill that space in

if u are doing a rental, unless u are some posh person, you should actually do the roperty as u were moving in, you should get more reliable and stable tennants, and get top price for it. You have done a great job! congrats!!!

Hi Matt. It’s been 6 months since an update. It would be interesting to know how the interest rates movement has affected you as a landlord. Are your plans different? Are your tenants still ok or have they been affected by their personal circumstances? Is being a landlord now more stressful?

I agree with you. I do to houses what you do to cars - overspend. I’ve just done a renovation for a rental. Absolutely everything done from top to bottom - £20k out of my pocket. A couple of minor issues at the end, but sorted those too. Do it once, do it right. You’ll get good tenants, who will be happy to pay top dollar for a nice home and it’ll all work out. You’ll provide nice people with a nice home for maybe a 10% return (up north). Everyone ‘s a winner and nothing wrong with that.

Great content, thank you. I'm relatively new to this, so I'd like to ask what factors contribute to determining the quality of an ex-council house, apart from the state of the house itself. For instance, would an ex-council house located in an area that's part council-owned and part privately-owned, situated in a lovely city, close to good schools, the town centre, and within walking distance of a train station with under an hour's commute to central London, be considered a favourable or less desirable location for first time buyers? Thank you

I'm so glad you take pride in your properties because, although this doesn't always apply, if you take pride in your property the tenants are likely going to as well. If you put a crappy carpet in its going to treated as such

Making the buy for rent comparison with Japan, rural/suburban (not urban). Purchase price much cheaper than UK. Obviously exchange rate is an issue. Bank rate (cost of borrowing money) about half UK. Potential rental income higher. Delinquent tenants less likely (than UK) but better to use an agent to avoid two amateurs doing business with each other. Net return more like 10%, but obviously try to reduce non-rented time. So accept pet. Professional cleaning required prior to tenant moving in. Business customs different (to UK), for example agent charges both sides commission. Resale for profit potential far lower than UK. Many abandoned give away properties in rural Japan. Might suit ancient Brit. Keep the purchase price to around five million yen/monthly rent 50-60,000 yen. Single person or couple make best tenant. Avoid group rent, as example in university town. Life of timber-frame house some 40 years, so go for concrete house. Avoid custodian situation. You will need a Japanese partner. Jack, the Japan Alps Brit
