I agree with most things you say, but I think the final equation is a little bit more complicated. When you buy a house with so little downpayment, you are likely (didn't do the exact math) to spend more on interest than on rent, without mentioning other costs like taxes, house maintenance that you don't need to spend when you are renting a house. If can pay in full, or even with more downpayment, it might become interesting, but you still need to account the cost of opportunity

Thanks for sharing your insight. Your monthly payment will be higher than renting, but you again your monthly payment is going towards your principal towards and asset that goes up in value overtime. Also, a lot of the time the interest you pay might be deductible against your taxes. Compared to renting, where its an equivalent of 100% of your rent going towards interest. For you average american, home ownership is one of the best investment vehicles for increasing net worth.

It’s not technically Pierce County . It’s literally south king county but it borders pierce county I live near wild waves and when there’s cops,fire or emergency in my neighborhood it’s king county now head up the road to Milton/Edgewood and that’s Pierce

Really….I’ve been a broker and builder and the boom is done, values are not going to head up more than the rational 5% per year. Which is where they should be. A recession will wipe that property out for several years. But by all means keep trying to BS people.

Welp. Started out on a bad foot... Pronounced Waxahachie wrong. Also, giving the advice to get super leveraged on a multi-unit complex that's a half-country plane ride away isn't the best idea. Hope it works out for you, but also hope you have the cash reserves for if/when something goes wrong with this property!

In the good areas of tacoma, is it still dangerous at nighttime? I have been to tacoma many times but its during daytime. You still have to drive by bad areas, get gas at bad areas, go grocery shopping, doctors offices, etc. Is it still safe overall? Got to think about school system also.

The good areas of Tacoma are deff safe at night time. Northend, university place, etc. Other areas are a bit more questionable, I wouldn't go for a night stroll but you're not at risk in your home or driving, etc. Tacoma has come along way from 30 years when ago when it was the main city on cops

@@lucaspintoseattle university place is not tacoma anymore, so pretty much only northend is somewhat safe, the rest of tacoma is dangerous. I still see alot shootings, stabbings on the news in tacoma, but some of my friends bought houses in tacoma because they cant afford anything in seattle area

Not usually no, especially in the more developed neighborhoods it's pretty safe. The city of Tacoma has definitely had an impactful safety initiative. I have another video on my channel of neighborhoods to avoid and a couple tacoma suburbs are listed.

@@lucaspintoseattle if you can do a map of it in a new video, it can help many people out. I lived in seattle for over 20 years and all people talk about in tacoma is its dangerous. My friends bought in tacoma's eastside, south, and salishan. There are alot of crime during nighttime.

I think, and I could be wrong, but I think the term ‘flipping houses’ is when you buy the place and fix it up yourself. What you are doing is trying to make money on a business model that is contingent on spending no money in labour. When you hire a contractor that model goes out the window. Much like your profits when you hire the cheapest guy possible and then have to pay someone else to do it right. No sympathy. Zero. And I’m charging you triple when you call me to fix his shoddy work. Cause that’s what it will cost anyway. No? Cool. Pick up a hammer bro.

As a buyer, I hate house flippers. Most dont care about any underlying issues. They basically just throw a bunch of cosmetic improvements that hide a lot of the issues. Then they want a premium for their makeup job.

We do have a contract. But not that simple, because suing them is pricey and normally who ends up winning is the attorneys.

i don't know how much u r getting screwed for, but small claims court can net you ten thou of it. if you have an itemized contract, such as, "...done in X-amount of time/of certain date..." then you can bring multiple suits. if you do that make sure you get a restraining order at same time orders go into effect. one for you and another for property if required, contractors seem to always think their problems are your problems and don't understand two way streets, and many times attempt to "reclaim" their labor". When hiring a contractor do they have portfolios of previous work or last jobs completed? How do they get a job with such terrible delivery?

Yes this contractor had a great track record with us. But he lost his whole crew about 1 month into the job. Our mistake, was we didn't check on the work on a weekly basis and failed to manage the contractor. All great lessons

Unless wages shoot up 50% or more, prices aren't going any higher. Housing is just too unaffordable. Not saying a crash will come, but a bull market is mathematically impossible.
