Social apps should not be a main mode of communication, it is still good to just using mobile calls and sms. The authority may consider banning all these apps i think.

There will be a contagion impact from collapsing house prices in China and Hong Kong onto Singapore soon. I just cannot see Singapore escaping from the impact of such wealth destruction in China right now. Chinese investors in Singapore will have to start selling up too.

I don't know who needs to hear this but i couldn't pay rent 3 years ago, now i can. Couldn't buy a Tesla a year ago now i have both a tesla car and lots of tesla stock, my point is building wealth is in your mindset, work on that and your financial potentials becomes exponential, develop habits like avoiding debt, not comparing yourself with anyone, moving at your own pace, cutting costs and most importantly, regularly putting money away in intervals for investments. My advice is to start with the stock market, it has plenty of opportunities to earn..Trust me I was able to grow to 7 figures just on a diverse portfolio strategy spread across bluechips, top etfs and coins and i didn't even have to lift a finger because my broker Dianne Sarah Olson did all the hard work, she handles all my investments and ensures I stay above the market

Why not convert to higher interest currencies eg AUD and earn 5%? Of course there are currency risk but also some currency diversification.

Temasek invested alot into China, past 4yrs china stocks damm chui, that's why since 2021 to 2024, it's largely only bouncing around. With possible Trump presidency and gonna whack china more, china recovery will like drag longer and hence so would be Temasek returns.

I think their investment objective is not just purely for financial returns (unlike individual portfolios like ours). While we can have a greater flexibility or selection for higher potential stock, they have to focus on green company and/or companies like sme (private investment)? Not sure abt that… n the Chinese counters are pulling them down, that’s for sure

Thank you for your frank and down-to earth review of the Singapore property market. I agree that the price will have to come down eventually due to completion of more BTO and private launches. The government policies are very good at correcting past imbalances and effective in stabilising the market. What most investors don’t understand is that they are misled by agents into relying old data or historical trend to extrapolate price increases and capital gains. This is dangerously misleading and you may get burnt because at the end of the day “ it’s your hard earned money”. Please be careful.

I hold a differing view. Shopping malls n Office REITs are bad investments ....online shopping and work from home have changed MNCs perspectives. Lots of empty offices in New York, London,etc. They downsize their office print. Big retailers are dying...

Online shopping has reverted back closer to pre pandemic and stabilized. Data from singstats can show sales figures. Offices will adapt to hybrid. But pov noted

If Singapore malls and retailers are faring well, they are bucking the global trend or someone is painting a different landscape. I see lots of retail malls quite quiet Monday to Friday and many had converted retail shops to eateries over last 2 years. At any rate, I travel between Sydney and Singapore/HK...the retail sectors are suffering....

@joshconsultancy Office space in Singapore will see consolidation. Hybrid is already in play. In fact, with Zoom n Meet, lots of companies don't see a need to be in CBD ...they move low-cost offices or closer to their customer operations or logistics centers. That’s only my humble observation.

always settle down on own home first, as it provides a stable place for building family and life and wealth. Given that they are sitting on a significant profit margin on existing HDB, it makes sense to upgrade to a condo, both for home as well as for potential higher capital returns in future as source of retirement fund. I would suggest, buy at least a 3BR condo for own stay, but put it under just the husband's name. As for the wife, don't rush to buy investment property. Settle down in the new condo home, get into the rhythm of managing it, get used to the costs of living/owning a condo, and then take it from there. It will also give time for the couple to "recover" by building up their savings for a few years to build a safety net. Many things can happen in life. Rushing to buy 2 condos just because you can (or getting influenced by agent), could be overwhelming and taxing and messy. Don't underestimate that aspect, as it could also affect your work performance (and thus your income growth/bonuses) if you are constantly distracted by managing expenses for 2 properties, and not to mention family/relationships. Don't forget that living in HDB is way cheaper in terms of on-going costs. Condo property taxes are much higher (due to strong rental market, which raised the annual value on which taxes are calculated from), there's condo maintenance fees/sinking funds as well. Plus all those nice goodies like rebates on utilities are only for HDB. So be prepared for not just a higher mortgage, but a higher recurring cost just to stay in condo. Your savings rate will plummet immediately and you will need time to recover (via income increments over next few years). Property isn't the only way to invest your money. It seems nice due to the leverage, but it can be extremely stressful if your pockets are not deep enough to start with.

Buying an investment property. Shoebox or 1 BR seems to be a poor choice. Tenants profile. are very limited .. A 2+study could be a better own stay choice if they intend to start a family. Pls don’t be twins 👯!😎

Why there is a strong rally in 3 US office Reits. For Prime is in the final stage for the refinancing of US$600 million credit facilities. For Keppel Pacific Oak, the lifting of Halting DPU is very high. At 16.9 cents, forecast Halting DPU of 4 cents giving a yield of 23.7%.

I buy a bit more of Mpact @ $1.22 last mth . Discovered that worth 2 buy when price drop to 0.7-0.6 of book value . Except those Usa reits drop till pants down , i also dare not 2 buy those reits . Waiting 2 collect quarterly dividend of Mpact at end of July .Hope DPU boleh up a bit 😊
