I have never saw any admin fees on apts til after Covid it’s like everybody just charging extra fees to gain extra money. It’s a beautiful place but it’s a lot to pay to get in.

@@tcarmel3763 yes, it is not that much cabinet space. The majority of the cabinets are located near the refrigerator area.

The staging is on point, but I felt claustrophobic just watching the video. Interior space is tight and exterior space has a fish bowl feel to it. Definitely not worth the asking price.

The one thing that might come out is this so-called property rental software company might be related to Trammell Crow. I'm not saying that just because their offices are 10 miles apart, I'm saying this because Trammell Crow make large investments in companies like this. Secondly if you're a realtor in Atlanta then you more than likely know that several of these large companies use these apartment complexes for money laundering. How do you spell contractor for several large real estate Management companies and you wouldn't believe how many times we caught these property owners trying to use these properties for the purpose of money laundering.

@@Clarktherealtor Yeah, that used to happen a lot with real estate investment groups that are Incorporated and licensed out of Florida or New Jersey but they owned properties in Atlanta. They had a vacancy rate of 40% and rented construction equipment would start showing up, several 30-yard dumpsters would be dropped on the property. Landscaping and construction material would start showing up. Surveyors would start showing up for the utilities and property line. And absolutely NO NOTICES or PERMITS from the cities anywhere. I had this happen on the property in Midtown, Alpharetta, and Buckhead. It was so bad at one property that the (asset manager), not the property manager, showed up and told me that they were dumping the client. I doubt if any of those properties are still owned by the same so-called "investment Group". I walked away from that around 2006. Most of the property managers I worked for are probably all retired by now.

The game was up in 2020. This is when several large equity firms started to buy apartment complexes. In cities like Chicago, Boston, Philadelphia, Washington dc, and Atlanta. These were predominantly black cities where these predatory landlord practices were being implemented. People started to complain and these large real estate Management companies were all saying... (it's just a coincidence that the rental prices in these markets were ALL the same). But like in any large industry, you're going to have industry insiders who are going to be turning over internal emails and recordings to the SEC, FTC, and the Department of Justice. The Department of Justice has been collecting evidence for the last 3 years. This case over before it began. The Department of Justice has all the evidence they need.

$600,000 for 1,650 sqft, with one living area, small rooms, small closets and to have to park your car and go out in the rain, heat and cold is going to be a hard sell. The builders have basically built an apartment

I agree! If the home was set on a few acres of land to expand then maybe. A little over half a million with neighbor's directly next door, street parking and the open floor plan ain't that open. We gotta do better for the blue, gray and no collar workers to get ahead.

That corner lot is tiny, tooo much money and u can’t even get out of ur car in the back yard or plant a single flower nah pass on this one, come down da road 75 miles either way and u can get 5/5 acres and a better house, everything new ant worth ur money 😊

I think because she abandoned the property and probably was no longer paying the mortgage. However, Wendy stated she didn’t have access to money in her account. She also had property tax liens against it. But, no one knows for sure why the property was sold outside of the guardian and everyone else who facilitated the sell.

Clark, Open Door are being put through the ringer. They stupidly bought a home at 330k and tried to resale the home higher than any other home in the neighborhood, (377K) with no upgrades, no repairs, and no attention to the landscape. They had no offers and the house been on the market for 3 months. I played the a..hole and offered them 345K. The house has mega potential and even 345 is high for that neighborhood here in Charlotte NC. They would be stupid not to take it. With closing cost they would only make money from when they bought it with all the fees. They pretty much bought it at market value. Thinking about not doing it because, eh, why should I pay for their mistake?

Yea, they over brought in alot of areas and can barley make any profit. They were just buying houses to ramp up their inventory, just to flip and make profit at market value. However, they must not have good market analysts understanding the real estate at Opendoor. Which mainly comes from them not really being in the field and just being an ibuyer (investor buyer) and reading the Zillow data. I tell people one of the reasons people buy is location. So, if you are not local in the area you really don't understand what is really going on. Good, give them any offer that makes sense according to the local comps and see what happens. If they are not getting any offers they would be happy to unload the inventory. If they try to get you at full price ask for concessions.
