Is there concern for using SIPS type wall construction? ... rumors of these type walls say there are problems getting termite inspection when house is sold. Rumor says because the nature of foam insulator, termite inspectors cannot see the trademark wood trails left behind when the insects burrow in wooden sill plates, and framing members. I don't know if all termite inspectors think this way, or if they all refuse to do an inspection because of the foam elements. It may be well and fine if one builds a SIPS type home for themself, and lives in it their whole life. Wondering if you've heard of inspection and home sale problems. On another note. What about using hempcrete instead of concrete for walls and foundation, etc ... would using such materials prevent getting the needed level of airtight-ness?

@Peter Sieben, ask questions, that is our purpose if we don’t understand. But, further research is a must, because that leaves open to more questions. Until, you find a person who is capable of answering your questions fairly. What I can tell you, how this video blog breaks it down, the end result, as the dwelling ages in time, the walls harden. The walls resist catching on fire, and is great for resisting mold, which concrete cannot or drywall on steel or wood studs. As mentioned in vblog, it draws carbon dioxide into the walls, so environmentally reducing the carbon footprint.

Actually, no pity at all - this is a realllllly good thing about hemp/hempcrete. If we don't reduce the CO2 soon, humans may not survive...and, according to Wikipedia, "The global average atmospheric carbon dioxide in 2019 was 409.8 parts per million (ppm for short), with a range of uncertainty of plus or minus 0.1 ppm. Carbon dioxide levels today are higher than at any point in at least the past 800,000 years.Aug 14, 2020" which is the real pity.

One selling point of properly designed passive home / net zero home which I haven't heard mentioned too much, is that if/when the public utility systems go down, like power / water, etc, I would like to have a house which had ability to run on-grid or off-grid, meaning battery / solar, and local water storage cache, so when utility service goes dead, the house continues to function normally, and is not reliant on public services.

In Europe we have heavily taxed energy and fuels, so ROI on heat exchanger vs gas boiler is a no brainer in a multi unit building. The same goes for insolation, waste water heat recovery units in hotels. EVR or HRV is essential in a modern building for air quality. Computing waste heat can be used to heat water and/or space. I like Tiny house Studio apartment designs for it's efficiency use of conditioned space. As more and more appliances uses DC power there is a need for more efficient ways to deliver PV power to them. We should support Open source hardware and software that is designed to last, be upgraded, repaired, refurbished, lastly recycled

I hate to blow your excitement but, currently, I very much doubt that early Passive House projects will reach their goals for performance and payback, wood materials made from chips and sawdust are not ready for primetime. Tapes and Tarps will be the downfall of these projects.

One word of advice. When a panel member is pointing to the projected screen to show a house or project, have the cameraman show it and not just stay on the panel members. Also the audio is very poor on every one of these videos that I have watched. Good info, but hard to hear or see it!!!

This is all so interesting! One question I have though, if a hairdryer is enough to heat a house in winter, how does one combat that in summer? If I use my hairdryer or cook or bake anything in summer, wouldn't that be like using both an air conditioner and a furnace at the same time? wouldn't they be running at cross-purpose?

A year late... These types of homes are built to be very airtight so they don't rely on poor construction for air exchange. They have powered ventilators that bring filtered fresh air in and out in a very controlled way. The incoming air is distributed into all the living areas and the outgoing air is taken from moist, smelly, or hot rooms like kitchens, bathrooms, and laundry rooms. You can temporarily set these ventilators to a boost mode to directly help mitigate a short-term heat or moisture increase. I should also mention that the incoming and outgoing airstreams travel through a heat exchanger. These ventilators usually run at a low speed 24/7. They can also have co2 sensor to increase ventilation if you have a lot of people over. In regards to additional cooling... If you are using multiple efficient mini-splits to cool your home you would only be cooling the zone that got warm and not the entire building. It's really not any different from what happens if you were to bake in the summer in a traditional building. The mini-splits and ventilators are all variable speed and you don't normally operate them at maximum. You can have a very targeted response to a heat spike without changing the climate in unaffected rooms.

Dee Williams, your story is truly amazing and I thank you for sharing it. Our family has become so fatigued struggling to maintain numerous separate households, with mortgages, bills and responsibilities that make enslave us to our homes. We are in the process of something similar, to find land where we could place tiny/micro homes and sheds for about 6. Myself being a survivor of a long term illness has also brought upon a change of thinking and wanting to find a way to reconnect to people and nature. Like you I knew there had to be a better way. I share your vision for the outdoors and having the beautiful forest location as the perfect backdrop to the perfect place to live. Thank you again for sharing and many blessings to you.
