Hi Michael, There’s a whole host of criteria to work through to determine if you’d be eligible i.e are you in professional role such as a Lawyer? Are you earning over £X per year? Are you willing to have a super long fixed mortgage? Are you a first time buyer? How big is your deposit? Hey - of course you can! if you take your annual income and roughly times it by 4.5 thats an estimate of your borrowing ceiling. Some lenders will offer more depending on their criteria and there are ways to boost your affordability! Hi there, excellent video, thanks. We're buying a house where Searches are going to take over 12 weeks. We do not anticipate any of the possible problems you identify here, and we're considering taking out indemnity insurance so we can complete earlier. What are your views on this. I understand it has become more common as local authorities can take anything up to 4 months to respond to Search request. Cheers!

So how do I deal a situation where according to Land Registry my Deceased mothers property was Registry to a new owner on the 25th of March, and as of 11th April they haven't paid the purchase money to my mother's estate. Is that normal? How can a stranger obtain ownership of a property nearly a month and yet their bank hasn't (according to my Deceased mother's solicitor) released the funds? Something stinks to me?

To get started on an agreement in principle and working out your affordability we ask for the following documents: Two years of personal tax returns Two years business tax returns Profit and loss statement Balance sheets Business license Business insurance Proof of identity National insurance number All current debts Copy of current rent payments Any child benefit received proof 3 months' bank statements

Hey - When it comes to how to negotiate a new build house price, we would say that timing is key. Picking the right moment could vastly increase your chances of getting a deal: Off-plan. House builders often need to secure financing in order to enable borrowing to pay for building the rest of the properties. So if you’re asking how to negotiate a new build house price, there are often deals to be done off-plan. Last plot or two. If there are only a few properties left to sell, the house builder will be keen to get off site and move all resources to their next project. So if you’re asking how to negotiate a new build house price, you may be able to help them by taking that property off their hands at a bargain price. Beyond the actual price you could also negotiate on fixtures, fittings and white goods! You could also negotiate a higher quality finish with higher quality kitchen units and flooring for example. Ask for these early on in the process and try to get as much as possible included when you haggle - and then agreed in writing in your specification and contract

Leasehold fee you pay toward the party that own the deeds to the land. Council tax you pay to live in the borough that you occupy.

Nice video and straight to the point! I am confused on whether I am considered a first time buyer. I inherited a 1/3 share in a small agricultural land outside the UK before I was even of legal age. Moreover the land to this day has two guardians who have to give permission for any action concerning it. Does that mean I do not count as a first time buyer in the UK? Any advice on how to proceed from here?
