Hey, John! It really all comes down to price point on a lot of builds. I probably wouldn't recommend someone who typically builds a $350k house if you're looking at a large, upscale home closer to a million dollars and vice versa. you cant move to winston were closed and its not glamours like they make it out to be, downtown winston you can get shot just standing on the street. its trashy and not a safe place how do I know this? because i was born and raised here

Traffic is terrible, no matter what part of the city. Crime is getting worse. If you want to live in a nice part, you'll have to make very good money to be able to afford a home or to eat in any of the restaurants they've shown. If you're upper class, you should move to Greensboro or around Charlotte. They're your kind of people. 😂

West Ender here. How the heck could you be in West End and mention Grace Park but say nothing about Hanes Park and all it offers and nothing about the 'Y'? A great deal of West Enders' leisure time is spent in Hanes Park. In fact, residents of all three historic neighborhoods love Hanes Park and it's one of the city's best features.

Lemelia, I'll be honest, complete oversight on the day of shooting. I normally have a million things in my head when we shoot video and I get overwhelmed. Hanes Park is certainly more substantial with a wider variety of things to do, complete brain fart.

I graduated the FTCC Architecture drafting and design program and got a job with Raytheon Engineering a few months before I graduated. Raytheon Engineering shut its WS office doors in '97 and I was hired by a local engineering firm named PENTA Engineering then we were bought in '16 by Ramboll. I have heard the architecture program has changed a lot from when I was in it

Gorgeous. I would have just recommended the attic access be in one of the many closet upstairs and also a small stacked laundry closet to serve the several rooms upstairs. The backyard and is great.

Beautiful house -- I would just be concerned with marble countertops and no "step-in" on the shower door. I would think all the water is going to seep on the bathroom floor. And I would prefer all hardwood. Some really nice finishes. Love the hardwood floors and high ceilings.

It's hard to pick it up on camera but there is a gradual slope to keep all the water in and the entry is quite a way from the shower head. Have a good day!

Hi there! Great video! I was in Badin Lake from South Africa in Summer 2023, a friend of mine has retired there. Being a keen hiker I did the nearby Morrow Mountain Hike and Trail Run. What a beautiful area! I'm doing a video of my USA Trip for personal use only (family and friends) and forgot to take video footage of Badin Lake. I think we can say a lot of things aren't built like they used to be. There are production builders in every market but also some really nice custom builders. I personally wouldn't buy in most new construction neighborhoods because I value a larger lot and privacy but we're all unique. Anyway, I appreciate you watching

While Greensboro doesn't specifically rank high on retirement destinations online, Winston Salem is often listed in the top places to retire by the likes of the US News and Report and Forbes. Greensboro isn't often on the list but the cities are fairly similar. Both are LGBTQ friendly and share vibrant arts scenes. At Badin Shores we have a large pool, beach on the lake, putt putt, horse shoes, a 1.80 mile long board walk, the marina, boat launch, fabulous restaurant and bar called Cheers, and everyone is so friendly. For the price point you can’t beat a place here on the lake. It’s an upscale campground yes but if you need a larger space the park models are surprisingly large. The HOA is not bad for the amenities you get.

Thank you! We could certainly use an upgrade in public transport when compared to other cities. Other than the bus system, there isn't much to speak of. You can always catch an Uber or Lyft but to live in the area, a car really is a necessity for most people.

Is there a NC statute codifying a legal definition of "Due Diligence Fee"? If so, please direct me to the appropriate Chapter and Subsection. I have not yet had luck finding it in the NC general statutes. If there is not a NC statute defining "Due Diligence Fee", is this just a concept that the NCREC created and made up a "definition" for in Form 2-T? If the term "Due Diligence Fee" is not defined in NC law, then I am free to define the phrase "Due Diligence Fee" as I see fit, i.e. a fully refundable fee if certain conditions (lending, appraisal, etc.) are not met, in my Offer to Purchase and Contract. NC law does not require the use of Form 2-T to purchase real property. I propose that the next revision of Form 2-T should change section 1(i) to define "Due Diligence Fee" as "a scam to hold buyers hostage by being forced to gamble their money at the risk of no goods or services in return." Of course, this won't happen. The only way this problem can be fixed and the scam "Due Diligence Fee" removed from form 2-T is by realtors all getting on board and actively discouraging this ridiculous practice.

I don't believe there is any legal definition within NC General Statutes. The purpose of this video is to discuss traditional practices here in NC because it is so much different than the rest of the country. I believe there are only a handful of other states where this is customary. The one advantage for a buyer is that you can terminate for any reason during the due diligence period. There doesn't need to be anything wrong with the property. You would, however, forfeit the due diligence fee in most cases. You are correct that you do not need to use form 2-T, but the majority of contracts are completed with that form. Typically, builders and sometimes investors have had an attorney draft their own contract that they use. There are times when a due diligence fee is refundable, usually if a seller breaches the contract or doesn't disclose a "material fact." In those events, an attorney usually has to get involved. You can also have an attorney draft an addendum to the contract where due diligence would be refundable in certain circumstances, but given the competition for homes, a seller may or may not accept that. In the end, I'm not necessarily pro or anti due diligence fee. However, I want people to understand this concept before pursuing real estate in NC so they have a better understanding of the landscape. Thank you for checking out the channel and your thoughts.

I know it's much different than most states. It's a big reason why I think it's very important to go through the home as detailed as possible before making an offer.
