I think 6 party houses with courtyard building groups are the sweet spot. Clever arrangement for parking etc without blocking green courtyard space etc. Maybe bungalow courts and courtyard arrangements could be combined. What do you think?

Bungalow settlements always look so beautiful. You often see them in big holiday resorts in Europe. They looked like a dream come true, because of the communal court effect. I always thought they would be too expansive and only really really rich people could afford them. Never thought that something as simple as a building code would prevent them ...

I lived in the Reinway Court in Pasadena for a short time. It was a beautiful, historic place - mostly original inside, old sinks, claw foot tub, and with a large screened patio (I’m told) was built to allow TB patients access to fresh air. And parking out back by the old horse stables.

Just imagine they accelerate the extension projects for the K line both north to Hollywood bowl and south to Torrance reinstate the Lawndale station and both finished by 2028, that will be a game changer. Maybe extend it further North to the Burbank airport and further south to Long Beach Airport by 2075, unless the project is accelerated ( and approved). Sure the K line is currently the shortest public rail service, but if those extensions are built in accelerated fashion it's impact would be big. Looking at you Lawndale.

They are tearing them down to build more dense the anti sprawl law in LA has the development companies buying up less dense areas to cram as many units in as they can for profits

This LA has been disappearing for the past 15 years or so. They are tearing down these type of units to make room for the pseudo luxury carboard boxes with their pretentious high class lobby and pretentious names like Palazzo , Medici or some Roman moniker. I miss the real L.A.

Honestly I prefer these kind of bike lanes. Having the bike lane on the sidewalk would just mean having to annoyingly weave in between pedestrians, and it’s unfair to pedestrians, they should be able to walk their in peace without having to always move and make way for cyclists. I don’t know how fast the cars go on that bridge, but overall, having a dedicated bike lane like that would be a big win for most cities.

This concept looks wonderful. It is human in scale. Seems like a way to feel comraderie with your neighbors. i especially like the semi privae look and feel of the arrangements. Just like a 'no exit' street, the only ones who should be accessing these courts are the residents and their guests. Once again cars and lousy zoning have mucked things up. Having commercial on the site is very "European' and smart. Good for Pasadena.

BUNGALOW is an indian term . My grandpa had 7 siblings and they had there houses separately build in close proximity just like this. We did have a bit more garden space surely as it was on a farm. Shared well, kitchen appliances ( few big ones), milk churners, oven etc. were common. Every home had little kitchen too but most people preferred to cook together(taking turns ) so it was efficient and housechores were fun as ladies would sit together in kitchen-courtyard ( usually had open -closed model storing stuff inside while cooking outside ). I and my cousins were raised to play eat and bath together as usually one or two of women used to take care of all kids (in turns). On farm side we all had our own cows, camels and goats but i remember there fodder was cut together on a big machine which people would turns so no one got tired. It was attached to oil-mill where you or usually a bull will move in circle and machine would make oil in center. Similar was for graines to flour but they didn't use that anymore. For oil they use to say that machine heats the oil hence cold churning is better. We always had fresh buttermilk, butter which grandma used to make (they were in their 80's and yet ridiculously fit). Best part i was never lonely growing up and when our families slowy moved away with jobs/education & the older generation died away they became empty. My mental health deteriorated .We today have more money than growing up but I have never been that happy . We never used phones or internet much as there was always someone around you.

Bungalow courts having their own common semi-private green space is a HUGE advantage in a city without enough distributed parkland.

Do these vaulted station coffered ceilings also help with noise? The Metro stations don't feel as noisy as I thought they would.

I love how the history of California and the US in general is how to make the most anti-human uncomfortable environment possible. Like parking requirements? really? whoever made that rule either got paid very well or has no idea how much empty useless space mass automobiles create.

Tiny homes, PRT and autonomous cars which could park in a nearby parkade might bring such communities back. The problem is that the first two concepts are unlikely to catch on and the thord will likely be a luxury feature for some time.

Salt Lake City has something like this down in the Liberty Wells neighborhood. They're packed in a little more tightly, but appear to be a similar concept.

I agree they're stupid and cheap and all made of ticky-tacky, and they soft-story pancake in earthquakes, and I still think the city should protect all the original-looking ones they can find.

those new ADU's are appearing in my neighborhood, especially around a weird road easement situation where space for a future road alignment was vacated, and the remaining space was given away to the houses whose backyards backed onto that space. Those houses that were on the ENDS of that row lucked into a backyard that had street access on one side, and the second the ADU law went into affect, they built new units that had a private access door on the street and curb parking. 2 other houses on my street are using the ADU law to convert semidetached garages into ADUs. I don't really mind- its a very sleepy elderly neighborhood that feels deserted sometimes, where 1 or 2 retirees sit inside watching tv and most of the children you see are only visiting their grandparents, and most of the traffic is delivery drivers and blow-n-gos. It could use some new life, some renters and some variety in ages (and races plz). Parking is going to become harder, though, if people replace garages with ADUs....

agreed, i want them. It's higher density than the big subby house, but the BUNGALOWS get demolished and replaced with the apartment blocks. It would be much more effective to replace the ranches.

They don't build them anymore because they're not dense enough. The default pattern for a lot of SFH and townhouse projects is pretty much this, but with 3 story buildings.

On a 50 by 100 foot lot, you could fit 4 parking spaces out front and 4 single bedroom houses, that have a combined living room and kitchen downstairs and a spacious bedroom and bathroom upstairs. I'd be great for singles, with a decent amount of space per person.

They don't build them anymore bcuz it ain't "Highest & Best Use" in the pursuit of maximum investor returns - this is why theyre into the featureless/bland 'pack em & stack em' monoliths these days, with little to no landscaping costs. So sad....
