You forgot to mention Muslims are exempt from paying stamp duty it is forbidden in the Quran , check it out .

Help Required: I am seeking advice on the SDLT regarding a resale of my apartment (shared ownership). I have found a buyer who wants to buy the full 100% of the property and we are almost good to go, however my solicitor suggests that I am liable for SDLT on the apartment and has presented me with the calculations amounting to £9,750 in SDLT. However he also recommended to get a second opinion on this, hence I am here asking if you're able to advice. Few more details around the property I am selling: > I acquired it in August 2019 via the shared ownership scheme. I own 40%; > it is a leasehold, residential apartment now reselling for the value of £395k; > at the time of the purchase I don't recall paying any SDLT as I benefited of some relief/deferral; > the buyer with the transaction in due course wants to acquire 100% share, so we are going to do staircasing upon completion. As you can imagine I am a bit confused. Are you able to advice? Thank you

Thank you good advice. I am actually the Male (in the) vs Female partner. We earn roughly the same. Our kids are both over 18, although one 1 in final year of 6th Form to go to Uni (all going well), next year. There is more equity in the Home than she can afford for a buy out. By about £20K (I know market conditions and all). But she says she wants to keep all because the kids cant afford a Homes for themselves. She says that the kids will always live with her and she will not ask me for money and this will be the Home that they come to live in. Their forever Home.. I know that they will leave when they have partners, It is only a 2 bed with loft conversion. Two young women (the kids) are total opposites so I don't see them under one roof. I will only be able to afford a 2 bed out of London where we live so at least one can come with me. I have a lot of other factors.. to bring up.. but...

I have a question. What if Say I or a partner was given a house that was already paid for, Let's say bereavement as next of kin. And another member of family wanted to rent, does everything still have to be done the same such as any deposits and the likes? So far this is all 'what if' scenarios but it has been suggested as an idea

Daylight Robbery. You save and save just to pay stamp duty. 25k and every year property price goes up by 20 to 30k. Its diabolical how the government can charge people this and we people just bend over and take it

How about having offer accepted, conveyancing, surveys and searches done, yet the seller decides they want more, so they make up stories to stall and put buyer off, even refusing entry of surveyor, to then relist for more and accept a higher offer? Happened to me twice since last October. Stamp duty relief window now missed. Now have two lots of said charges to settle up with no house purchased.Seems the Scottish system protects the transaction and buyer better?

I am curently buying a flat in London using Shared Ownership scheme. I would like to apply for a mortgage with two lenders at once. Working with two or more lenders at once can help me find the best deal. Equifax say this will not impact my credit score. This is from their website: "If you’re shopping for mortgage, the multiple inquiries are generally counted as one inquiry for a given period of time. The period of time may vary depending on the credit scoring model used, but it's typically from 14 to 45 days. This allows you to check different lenders and find out the best loan terms for you". Is it possible to use this strategy when buying with Shared Ownership scheme? Are there any restrictions I am not aware of?

I would assume so, however I think its beneficial to the borrower to not use the savings. As it saves them money each month.

He said if your mortgage is £200,000 and you have £50,000 on a savings account, you gonna pay interest on £150000 but you still have the £50,000 on you saving? Or you simply paid off, reduced your balance?

Do you have to have completion before 31/03/2020... Or is exchange of contracts good enough to benefit from the stamp duty break...as we are looking at new builds and will not be built till June 2021

Hi there Nicholas, very interesting info on your video, thanks about it. I have a question in regards remortgaging once the fixed term with my current lender is about to get to an end (within 12 months time). I'm planning to make some home improvements for a potential increase on the value of my property. So after checking with some estate agents, the amount I'd need to make these improvements is around £30K. If I were to get a loan for let's say £20K (the remaining £10K coming from my savings), do you reckon this would affect to the amount of lenders happy to give me a new loan to remortgage my property? The idea is that after the home improvements the value of the property increases so with a new remortgage I'd be looking to get some equity release. Do you think this is doable bearing in mind the current market climate? Thanks in advance, Juan

Is this payment holiday the same as the mortgage holiday that anybody can use only once? I have heard of lenders asking if the borrower has ever deferred mortgage payments, if the answer is yes the borrower may find lenders will steer clear.

Great video! I have a question in regards a remortgage for a home improvement (i.e. change layout for open plan kitchen and living area). If the property is valued £300,000 and the home improvements will increase its value 10% (according to two different surveyors), what will be the value of the house taking into account by the lender to provide the new LTV remortgage, the current or the potential new value after the home improvement has taken place? I'm just trying to work out wether it's worth remortgaging before or after a home improvement and over all, I'd like to work out wether it's a good thing bearing in mind the current situation with the housing market and the coronavirus, since any potential increase after a home improvement might be blowed away once the home improvement was completed for a very likely drop in the value of the properties.
