There is one floor above the unit. The deck is over 100 sqft and really large for a condo of this size. It’s where I would spend most of my time if I lived there.

July 2024 and this home is pending sale of $4.79 Million. Its STILL overpriced for having only a one car garage that you have to drive through an alley to get to. Cant believe they originally wanted $6.3 million for this.

For around $4M in the Palisades you can find ocean view homes, but they tend to need a bit of work. This home is close to downtown Pacific Palisades so its price is refelctive of its walkability and desirable location despite its lack of a view. Like you, I think an ocean view is a must if I was buying in the Palisades

For that price and for that size, you could get this house in the south, plus five more, with a maid and Rolls Royce... with some leftover. The prestige of California because of Hollywood is over. It's time to let it go.

It’s a high end community near the coast. Coastal communities are always higher priced. In fact many of the homes have coastal views in the palisades. Further inland the house size would be under a million.

Now that's how you do an MCM restoration! That looks like an entirely new kitchen, but the designers knew how to make a modern kitchen match the house and look original, but still brand new! ❤️

@@livinginwestla Weirdly, I love the front stairs, which also look new, but are very accurate! Lots of little stylish flares in the house that I enjoyed, like the built in cabinetry. Like you said, this style is timeless!

It is nice to see actual hardwood floors! I don't understand the trend of vinyl floors in million dollar homes. Great design, but boy did they lean into that white! That place needs some color! 🤷♀️ I'm not a big fan of gray, but even more gray would've been nice! 😁

Very nice! It has those windows one loves about MCM homes! Love that it looks like they kept and took advantage of the existing, mature foliage. It does seem like a treehouse. You so rarely see it these days, but a kitchen with windows a d a view like this seem a luxury!

You are absolutely correct. The majority of my buyers/sellers are on the Westside but I do have a few in other parts of Los Angeles like the Beverly/Fairfax neighborhood.
