Great Public Service providing clarification! Note to all - When the prices went up for all the contractors they will never lower than 2020. We are supposed feel good and listen to the BS that- gee it is only 4% inflation on costs that went up 20% on most items!

Nicely explained. Thank you. I'm still left wondering how each successive CDD impacts other CDDs maintenance fees. For example, I'm in 14, so when 15 is built out, will 14 fees be increased to cover increases that resulted from 15 or increased when they add a 16, 17, 18, etc. to our EMAC? Or is it more like buying in volume (Sam's, Costco, etc.), where we hope to get a better rate for services because we are bigger as an EMAC? I suspect that's what people were trying to get at with paying for Eastport (yes, I know Eastport in commercial and completely different), when I think they really meant all the development around Eastport. Will our maintenance fees be impacted (increased) to cover the "family" villages, schools, etc. that are not actually part of the 55+ housing community? I think many of us want to know are we ultimately go to get stuck with the tab for more than our own CDD?

You are on track with the Sams/Costco concept. The commercial CDDs also will pay into EMAC. Family CDDs are not a part of the EMAC, neither are the schools. Each member CDD pays a proportional amount of the total EMAC expenses. Costs will ultimately go up due to inflation, the goal is to mitigate the impacts by volume buying. If they were to do away with EMAC you would see a large increase due to higher contract costs and higher administrative overhead costs. The risk mitigation of EMAC is the big winner for all - if there's a huge expense (fire, lightning strike, sink hole, etc) that occurs with the EMAC serviced properties then that risk/cost is spread to all districts. while you may pay a little more next year because something happens in another CDD under EMAC, if it happens in your CDD the next year you don't have to absorb all the costs, it keeps the assessment from yo-yoing every year.

I’ve looked at the budget for 15, it looks like they are looking at buildout of phase 1 during the upcoming fiscal year and have planned for it accordingly. So, no, I don’t see it happening in 15.

@@AnneCallahanac-kg1hg That would be the cable companies, they all bid to put their services in to the communities, some simply skip the communities all together. My recommendation is to just skip the cable company all together, get a good broadband internet connection and go with one of the internet services that provide TV service. We’ve been using KZfaq TV for about 3 years now and couldn’t be happier.

If it were logical, then huge increases in the CDD maintenance fees would be more common across a multitude of CDDs. The 56% increase for CDD-14 is an outlier, and requires more explanation. Hopefully that will be forthcoming at the public meeting on September 12.

The EMAC is the Emergency services. Such as the new Fire Department building. The entire process and additional government is nothing more than layers of nepotism. Nobody with any integrity can justify that much of an increase. And if we deal in facts, lets not believe in coincidences. Supporters/ friends of the developer receive all the election support to ensure what they want passes. In return they return perks such as “winning premium lots” via the fixed lottery system.

Don, someone in the live chat had asked about CDD-13 maintenance costs versus CDD-14. It’s a valid question because these CDDs came into existence just a few years apart. You said the two CDDs weren’t comparable as far as maintenance costs because CDD-13 is compact in configuration while CDD-14 is long and spread out. CDD-13 includes Deluna and Richmond to the north, to Citrus Grove to the south. It’s about a 15 minute car ride. CDD-14 runs from Newell to Dabney, a 5 minute car ride. It seems to me that the maintenance costs for CDD-13 should be higher than CDD-14, not lower.

That’s a very valid concern, and one that has to fall not away to the developer, but also to the local cities like Wildwood and to the county. Having the right leadership in all those places is absolutely essential to allow The Villages and the county and the cities to continue to grow And support their own economies.

I’ve got news for you, the staff employed by TV has very low morale. Low wages, lots of responsibilities, and no support from upper management. I have heard this firsthand from various personnel.

Hi Don, my wife and I have noticed that tv is working diligently trying to reduce the ponds water levels after the storm. Many trees are submerged and golf courses impassable. Why doesn’t tv allow homeowners to temporarily irrigate their property for free to help alleviate the water issue more efficiently, hopefully saving the trees and drying out the courses faster?

With TV building out the Middleton area, I'm a little perplexed by all the other home & apartment construction near TV. If you're older, and want to be in the area, sure you can go to the squares, but all of the other TV amenities are not available to you. So, what's the point of being close? If you're younger and don't have kids, sure maybe you work in/around/for TV, and some of those housing options work for you. If you've got kids, the whole point of being in the area is to get your kids into the charter schools, so if you're going to be in the charter school, and need to work for TV to get your kids into the charter school, why live anywhere else except Middleton or Oxford? I just don't understand the incentive of builders to build in the area or buyers to buy given the options and benefits provided by TV.

@@dibari22 by most standards, Middleton is considered an upscale community and the homes are more expensive here than other areas of Sumter County. No everyone can or wants to afford living in Middleton. The developer knows this and recognizes the need so plans are in place for less expensive options in Middleton (apartments, etc). The plan for Middleton is approximately 8000+ homes, of which only about 1000 are currently plotted for construction or have been constructed.

The Eastport commercial area is still a major construction zone and is not accessible, however the communities of Shady Brook and Moultrie Creek which are just south of the Eastport area are accessible by taking either the Bexley Bridge from Sawgrass Grove area or by coming down Corbin Trial and McNeill from the Monarch Grove area, and then following Bexley Trial south to Central Parkway west to Marsh Bend Trail. In your travels you will pass by the construction area for Eastport and be able to see much of the progress that is being made.

My comment was based on the information that was provided by viewers during that broadcast, I am looking into this new offering this week and hope to have more information on Sunday for the broadcast. The amount quoted was $30K (not 3K). And yes, inflation hits The Villages just like everywhere else, you would be surprised at how many residents have forgotten that reality after moving into the bubble.

I was also thinking they are so close together, but then I realized this happens more than once in TV. The neighborhood Walmart and Publix are across from each other at 466A and Heald. Also, Winn Dixie and Publix at the west end of 466A. Up in Spanish Springs Winn Dixie and Publix are in the same plaza. Just would be nice to build a supermarket down by Meggison and 470 before 2 over in the more central area of Eastport and Middleton. Middleton seems more important for the convenience of the families that have been already living there a year. Must be frustrating.
