If it is overpriced, it won’t sell in this market. As mentioned, the homes that are selling fast are priced competitively. How would you say it is price gouging if homes are comped to similar homes and there are able and willing buyers for it? In this market, if you try to overprice or ‘price gouge’ a home, it is just going to sit on the market. Now if we see inventory climb up again, we will likely see prices drop as that is what has kept our prices from going down.

I think your stats are really helpful. Some analysis about pre-pandemic stat's would be helpful integrated into the charts you're already doing. brokers houses in. How novel. Do yourself a favor. Whatever you see a KZfaq channel run by a real estate agent run in the other direction. Remember real estate agents are not educated all in economics but sales and only sales. They don't have high school diplomas well over 98% of them. They are Buick salesman with button-down shirts and ties but other than that there like any other widget salesman. Be aware of whatever "advice" you are given as they are invariably wrong and also motivated solely by self-interest. This clown has no idea about anything regarding real estate nothing zero

Hi Ted! Great question! We have seen inventory jump a bunch! 38% in the last month. It looks like the higher interest rates have softened our market and prices. I’ll be filming my next market update here in the next couple days!

Just a suggestion. Educate yourself on building cost for homes, how many apartments are currently being built in Reno and how many are in the works to be built. Also check out EDAWN in Reno, which will show all the new companies coming into Reno. No way building costs will go down or keep up with Reno's growth. Check out Reno's projected people growth year by year for the next 10 years. All the above will give you a better grasp with what is going to happen to Reno specifically.

The inflation chart is backwards. The values are not above inflation rates. They are inflation especially since housing and cars are the top two expenses for healthy people

The stats are pulled from the Bureau of Economic Analysis (BEA) and to get these inflation rate comparisons. Maybe I am misunderstanding what you mean but the inflation rates have trended higher than the targeted 2% average when looking at the 2 time periods. This is where the numbers are reflecting from and being compared.

I know it can sound discouraging but there are some awesome options out there. One thing to know is when we look at Median home price, that means half of the homes are less than that price. And 11% of homes listed in October were less than $400,000. A $350,000 home at 5% down payment (down payment assistant programs are available) would be just barely over the median rental price for an apartment. It would be less than a house rental. Good news is, we are starting to see less competition on buyers out there giving buyers some negotiation powers back! :) Happy discuss more with you!
