There are plenty of luxury condos with 300+ units. This more boutique high luxury condo residence like Mandarin Oriental in Brickell Key is very much in demand and supply is very very limited in Miami.

@@blackbookproperties umm… i know you guys know what buildings are coming online over the next few years. The overwhelming majority in prime lots near the water are almost this same model of hyper luxury large units. Then, if it is not this style its the polar opposite end of the spectrum where they do tiny units designed to be STR. Developers are failing the city. You’re highlighting the issue by looking at 1 metric “demand” for ultra rich and solving for that. So, don’t assume the people watching are stupid when you guys talk about how great this is for miami. It’s not. We’ll see minimal tax revenue from the 120 owners that we have to service in these developments and then we’re to be happy with the “exclusivity” that we don’t have access to. In exchange, another part of prime miami locked away from even above average performers indefinitely.

@@Khanfuzed1 I agree that it would be better if they could make more modest-sized or micro-units for primary homeowners. The challenge is that because of the financial requirements of pre-construction (40% down payment over the course of 2-ish years), the developers have to focus on the audiences that have that capability, which are the wealthy and or investors. It would be great if there could be a financial structure that would work for developers and end-users so that pre-construction would be more accessible to local end users, because then certainly developers would be more prone to come up with that product. By the way, that product does exist in the current market as well, but there are some neighborhoods where that is lacking for pre-construction at the moment. That said, the good news is that there is a LOT of existing product, including prime waterfront, that is relatively affordable and that end users can get access to with low down payments. If you or anyone you know wants a list of which buildings you can get into with low down payments (5-10%), just let us know. -Sep

Yes, ownership has its responsibilities and costs and yet it’s also rewarding. When you “buy” a car it’s never really yours. You have to pay the insurance company, the mechanic, tolls, lender, taxes, registration renewal, gas/electric, and yet it’s so satisfying! When you buy a condo, go down to use the grill, the pool, hot and cold plunge, see your landscaping done for you, and yet you never had to clean any of them or even call a vendor to take care of maintaining any of them, and then you leave for a month and not worry about someone breaking into your place because of in building security, it’s also so so satisfying!

This is all well and good.....but.... an actual example would be helpful. After financing costs, and revenue split, what , just approximately, can a person expect....even a range would be helpful. Even just breakeven might still make this a worthwhile proposition if one can use the property a lot. But none of this is addressed.

Mandarin is obviously one of the best 5 star hotel chains in the world. Then add world class developers and you have actually the best product there is in condo world. To top it off, the location is ridiculously good. It is by far the best product of the past 10-20 years in all of Miami, and probably also the #1 project of the next 10-20 years. At the moment, how many units are sold?

Plus possibly best non beach location in all of the miami, and all made by top designers and actually mandarin hotels are ranked #1 when it comes to 5star hotel chains. This will be one of the most appreciating condos in miami.

Yes, there is always a give and take. On the other hand, all the land underneath the freeway will be made into highly walkable parks and sidewalks. It will be much more attractive and pedestrian friendly than what exists today.

She’s delusional… brickell and the downtown Miami market is overstocked, overpriced, and too late. If you have money you live on the beach, not in a steamy Latin armpit like downtown Miami. As for service, clearly she’s never employed restaurant staff from Miami. You’ll be lucky they show up for work.

your neglecting to say that since this law past, 2023 exploded w/ the special assessments in order to comply for the future. meanwhile, current condo owners r being raked over the coals. surely, ins. companies r the reason why; passing the buck to us. this is a financial crisis which is taking a toll on the current owners. cant sell, slashing prices and still having to pay these SA is criminal.

With high density does come a bit of congestion. A chunk of that is all the construction going on. Once this burst of building is completed, hopefully the pace of building will be less disruptive than it is at the moment. 👍

I'm halfway through the video and I'm incredibly impressed. Miami is the place to be. Where I'm at in the SF Bay Area in California it's just downhill and deteriorating. Since 2021 till now more than 533 thousand cubans 🇨🇺 have migrated to the US where the majority live here in Miami and Florida. And thats without even counting the amount that are gonna migrate here the rest of this year which are projected to be another 260 thousand. So the cuban 🇨🇺 community alone has migration to Miami and Florida taken care of.

The beach still remains the most expensive when comparing apples to apples. The beach generally has older condos on the waterfront, so it might appear that prices are similar, but find me a condo on the water built in the same year and it will be more expensive on the beach.
