Offset: In this method, lenders use a portion of the rental income to offset the property’s expenses. Not all lenders use the same methods, or percentages. This is where I see deals fall apart. Also, you nailed it when you explained the benefits of alternative lenders. Your personal income and credit score will also impact your approval. Trading off a slightly higher rate and fees might make sense, depending on the deal. Working with an accountant that has experience in real estate is a best practice. Also if you're using a HELOC (Home Equity Line of Credit) some lenders, even if there is no balance on your line of credit, will add a minimum monthly payment to your liabilities. This minimum amount could also impact your deal. Just something to watch out for. Bottom line, it gets complicated and having the right people in your corner can help you achieve your goals.

Buying or renting for low income individuals is way too much so people have to opt for sharing which is not good for families with kids . My stress test passed at 35/hr as an apprentice, now journeyman I can adjust my payments and shorten the term considerably. People commenting how you need to make hundreds of thousands a year to buy a house, have never actually tried to buy a house

Were making these problems much more difficult than they are. Axe the tax and build the homes and stop wasting our tax $ on programs that don't produce results and consultants that don't do shit for us

I've been saving since I started working. I spend almost nothing on myself besides the necessities. No matter how much I save the house prices go up faster than I can save. At this point the only legitimate play is to stay with my parents until they die, sell the house and hope that's enough to pay rent and bills for the rest of my life until I eventually off myself because theres no way I'm retiring unless I hit the lottery.
