Rumor has it in Palm Springs a lot of HOA new purchasers in condos always want to update and spend money on landscaping compared to the old people there that are on a fixed budget and or retired and do not like change...I here about it time and time again from friends with condos in Palm Springs...I just think it a good idea to know if the condo is full of older retired or a mixed bag which seems to cause problems at times...Just my thought

Thank you for sharing this information. That would be really hard to be on a fixed income and living in an HOA with fluctuating fees. I always recommend everyone to look at the HOA documents and watch for how many assessments a community has had. Some of the 55+ communities like Sun City are great because they are more affordable!

Tommy you are the best. I plan to sell the condo soon. So, I can buy out in the Palm Springs area, or I really love Bermuda Dunes. It kind of reminds me of Riverside, California where you can get a lot of land for a decent price. Thanks, Tommy for the Info.

I have a 2 bedroom and 2 bath Condo that I rent out for 1500 a month. I pay $310.00 a month and they really keep it up with painting, roofing, new washer and dryers every 5 or 6 years and the yard upkeep. My renters love it they have a daughter who works at Knotts Berry Farm which is 10 minutes away.

Before moving to Palm Desert from northern California, we contacted a realtor in Palm Springs. When I told him that I had a family, he said that it would probably be best for you to live in Breederville, that is......Palm Desert. Nothing else prompted his response other then we were a family. Glad we chose Palm Desert, a great place to raise a family. However, the condescending comment was uncalled for. We have many friends in Palm Springs. just sayin

Wow 😂 I’ve never heard someone call Palm Desert Breederville, they definitely didn’t have any kids!! It’s funny for someone to say that because I’d say the average age in Palm Desert is in the 60’s! I’m glad you are enjoying living here with your family. More and more families are realizing how nice it is out here. It’s not just a good vacation destination or retirement community!

I’d been to Palm Springs three times in the summer. Then I had the chance to experience the season. I wanted to see how much more busy the city seemed in January. It felt about the same to me. Zero traffic jams, no problems getting anywhere.

let's not forget , low density , quiet , totally excellent delivery apps , updated city ordinances , incredible wildlife , cool people , and yes , you need great AC. legal cannabis , anything delivered from anywhere - great UPS and Fed Ex and Amazon same day. high speed internet and super great for working from home. animal lovers and tolerant people.

I love the Coachella Valley, however it is getting very expensive. I often wonder why there are so many “cities”, all with Mayors, City Councillors, fire, police, etc. Even animal services for animals in need are subject to what city the animal is in (speaking from personal experience when trying to help a dog locked in a car and I had to call the “right” city) When you look at NYC, Chicago, etc, one mayor. One city council. One police department with detachments. Same with Fire. I believe a lot of money is wasted with all of the cities, different rules, even different sales tax rates. It makes no sense! Businesses which offer services valley wide, like Burrtec, have different rates and rules for different cities. Please make it make sense. Consolidation of city services under one Mayor, one council with reps from each area would reduce city costs DRAMATICALLY! I feel so strongly about this we are looking at selling in DWRM and moving to Nevada. We will call you 😊

If the house you buy with already installed solar panels... which you only want if they are OWNED, not leased ones or the seller prepays the entire lease, be sure they were installed prior to April, 2023, which qualifies you for NEM 2. This means Edison has to pay you the same rate they charge you. It's worthless to install solar after April, 2023 when Edison kicked in NEM 3, where they pay you almost nothing for the electric you send back to rhe grid. The only workaround is buying battery storage...Tesla Powerwalls, so you can use it at high rate times and not sell it to Edison for a tiny amount.

Hey Tommy. Wow, that Edison statement is really incredible. Your savings after the solar panels were installed are huge. Can you do a future video on getting solar panels out here in the desert? What to look out for? How long does it take to install? Any damage to your roof tiles? Do you have to clean them if they get covered with dust? Any regrets or things you would do differently? Thanks Tommy! I’m a retired real estate agent from Northern Va. I did my homework for 5 years before choosing to move to the Coachella Valley. I enjoy your videos. The only thing you may have wanted to possibly mention are HOA cost. We choose a single family home in a 55 and older community. In Indio we have IID plus our HOA at the time was affordable. The area is growing by leaps and bounds making our investment almost double in the 9 years we purchased our new home. Don’t miss living just outside the beltway at all!!

I wanted this video to focus on utility costs and other unavoidable monthly expenses. I agree with you, though; HOA amounts make a huge difference in terms of monthly costs. Great video Tommy. Very informative. Question: When looking at homes to purchase, some have solar panels already installed. Do they have a significant impact on the selling price? What are the important factors to consider when purchasing a home that already has solar panels in place?

Hey Dave, thank you for watching and for your great questions. I haven’t necessarily seen solar panels increase the prices of homes, but I have seen clients choose a home with solar panels over one without if they are similarly priced and meet their needs. Having solar panels definitely gives you an edge over other homes in your neighborhood when you go to sell, especially if you own them. The most important factor is to make sure the solar panels are either owned outright or, if they are leased, to know what the lease terms and amounts are.

I predict this will work against individual agents. Will buyers wait to see a house they are excited about until their agent is available? Miss a couple and that will become antagonistic quickly. There needs to be a team. Or virtual representation What about open houses? Can a buyer only enter witt an agent? If i found thhouse on my own why pay full fee? That fee neefs to be broken down. "Agents need to work hard". Ok.....

Hey, I’m not sure about other agents, but when my clients are serious and want to see a house, I drop whatever I’m doing to get them inside. Going forward, buyers will have to sign a buyer representation agreement. How it will work for open houses is yet to be seen. A good agent will ensure you don’t have to pay the fee. I’m sorry you haven’t had good experiences in the past!

Another thing to mention , now all delivery services here are excellent . door dash , instacart etc . you can get anything delivered and fast bc it is an easy town to navigate . it is really quiet bc of low density especially if you live in a " community ".

You know I keep looking in the Bermuda Dunes Area. The only thing it is not close to the PS International Airport. But some of the Homes have bigger Properties. I like more bang for your buck. I like Cathedral City also, but the properties are smaller. The reason because I have family in Texas who love Palm Springs and they would fly and come to visit.

Excellent video I really enjoyed it - I’m a realtor in Florida semi retired Coldwell Banker and it’s very hot here also fells like is always 110+ for atleast 3 months - will be coming to Palms Springs next winter my sister from Seattle just bought a place in LaQuinta. How far is Big Bear Lake from there? Again great video
