What people need to realize about secret Beach is it's a very new development. This project is 5 to 10 years away from being a functioning community. An airstrip has been put in, the gas station is almost complete, there are about 12 bars and restaurants in the area already. You definitely need to be careful about which lot you purchase and in which area. I bought in West Caye 2 which is a high elevation area. They've already started paving the road down to San pedro. This kind of infrastructure wouldn't be in the area if there wasn't big plans for the area. Small countries like this don't have the resources to waste unless they find it a viable investment. If you don't see the vision of what they're trying to do here there is no reason to purchase any land there.

Thanks for the video and while some of what you said is true, some of it was inaccurate. I am making specific reference to the Secret Beach area. I personally bought land at Secret Beach about seven years ago for full disclosure. Since then, my property value has gone up over eight times what I paid., and Secret Beach is definitely in the path of progress. Since this video was posted they’re currently putting in concrete roads to Secret Beach. And this will only add to the property values. I would say do your own research, but there are many realtors who are posting on KZfaq who I’m following for years now and you get updates that are valuable if you want to make a decision. It is very easy for foreigners to buy in Belize and the property tax for the area is less than US$100 on average per year for a single piece of property. Also remember there is no capital gains tax in Belize. Some people buy these lands not to ever build. They are just land banking to resell as the area develops. well, this review is getting way too long and I could go on and on, but also regarding the water it’s typically like a swimming pool At Secret Beach and you you can walk out very far into the water and it’s shallow. Most likely the day this video was taken. There was a change in the wind and maybe rain was coming. Again please go to KZfaq and type in Secret Beach Belize and there’s so many videos you can see. Do your own research form your own opinion, but use the help of all the information that is out there. Thanks.

Taking a cooking class together is a lot of fun for a date night, Becky and I did one and you could drink wine while you cook it's so fun, you also eat what you make which is usually healthy Ish food so it could check your wine/food/good food. you can meet other couples/friends doing a class too. lol yes there are some lots that are swamp, but a lot of lots that are high and dry, average cost to fill a lots is under $10k, not the $100k these people quoted! And yes garbage is used to fill areas out here, I have not seen one lot at secret beach being filled with anything but white sand - there is no clay out here on the island, as was mentioned by these two. A major project was just started to concrete pave the main road to secret beach, this will increase the value of properties. There is also an airport being built. 10 years from now, people will be saying, remember when lots out here were only 40k?

Good video, subbed. I was looking at property online and watching a lot of Secret Beach videos at the start of the pandemic in 2020. The people who tell you the prices are going up, or that it is a booming place are trying to sell you something, or they are trying to protect their "investment". Prices for lots were about the same in 2020 as now in 2024, and the satellite views show no change. Belize paid to put in roads, but no one is building on the properties, and there are no utilities like, electric, water, gas, or trash available. Also, the water and the beach never looked that good in the videos I saw, not much sand, a lot of rock. Thanks for the intel on the bugs though, that is another biggie. Thanks for the honest opinions.

Hi Brian, thanks for watching and commenting! You make some very good points that I agree with. A lot of people bought lots sight unseen thinking they jumped on a good deal and are now back peddling or repeating what their realtors are still telling them. As a real estate investor in Canada, I know the importance of putting your "boots on the ground" which is what my fiance and I did in this video, and we're sure glad we did! Belize is definitely a beautiful place to visit and there are good investment opportunities, after spending a week on Ambergris Caye we actually preferred Placencia. I recommend checking it out :)

Sounds like you got some bad information about the land (not unusual-just like FB sometimes). Most of the fill is brought in from up north and hauled down, general crushed coral, as that's what a Caye is. The lots that are selling for $40K were selling for $5-10K just five+ years ago. I honestly don't believe the drugs are any different there than most places in the states or other countries. As far as drinking, the locals and the expats (albeit some) are not the people who are always drinking, it's mostly the tourists. It's only a party scene if you want it to be. In Secret Beach, it can be quiet, especially after dark. The bars at Secret Beach generally close around 6 pm (dark). Bars in town close later, but nothing horrible. Personally, I believe that Belize is a great investment, whether it be Ambergris Caye, Caye Caulker, Placencia, Hopkins, or Corozal. I'm stunned at how much prices have gone up all over Belize since we bought. As the other poster stated, it's only going to go up.

Love your realtor! Taxes suck, so thank the lord for accountants. My skin has done so well since I switched to Dermalogica, but I bought Tide laundry detergent cause I cheaper out, and I think it flared up my eczema. Last but not least I'm staying in a mouldy basement one-bath two bedroom crew house. I don't think people care too much.
