Thank you for explaining this!! My walls and ceilings are loaded with these lines and spots! I feel that if I try to clean them, it will actually cause my walls to look "More Striped" than they already do. So, do I want gray lines and dots, or, do I want white and tan striped walls? Think I'll go with the white stripes. I'm a renter, and cannot afford to paint everything! Thank you Soo much for the great info!! Patti G.

I've been wondering what the dark spots on my ceilings are. It makes so much sense, my wife likes to burn a lot of candles. She wants to paint the walls due to the ghosting. Maybe I'll even save some money by not buying so many candles after she sees this video. Lol. I have textured walls. If I use the cleaning wipes, it seems to remove the texture. Even if i'm not scrubbing hard, the texture is turning smooth.

Wouldn’t a basement with a washer and dryer in it be considered a livable space. Even if it have a boiler/ furnace in it.

You're not going to get a useful radon test from 2 days or even 7 days. You need at least a 1 year test.

It is true the more accurate test is a "long term test." Unfortunately when purchasing a home, you don't have a year to test for radon. For a home inspection, the EPA approves a 48 hour test for a real estate transaction. If a home has an elevated test score during a 48 hour short term test, it is highly likely that at many points in a year there will be elevated readings. We have tested many homes using a 48 hour test, gone back to the same property years later and we confirm elevated radon. We let clients know if they are concerned about reducing possible carcinogens, they should test.

Good information. My problem started recently, whenever I cook a ghost line comes on the wall and disappears few minutes after. Same in bedroom a long line appeared ones when it rained heavily and disappeared completely 2 days after…..what could be wrong please?

Thank you for the info. I have just purchased a home with a wood foundation under grade. The plastic wrapped around the treated wood has delaminated. We are having a 6 mil plastic barrier put against the treated wood wall, then are going to have flashing over the plastic. It does have the correct treated wood and was a builder's home originally. Is there a substance that the contractor can paint over the wood first like tar or drylok, then apply the plastic, then the flashing? New gutters are going on w/ gutter extenders & we are ensuring it is graded properly. Thank you for your help.

I think that being transparent and honest with people is more meaningful than being certified. This isn’t a ‘trade’. More of a cottage industry imo.

Someone working at a mine might be be inhaling more alpha particles than a person with a fixed income so u should have to prove that they are atleast approved that before u recommend mitigation.

You are correct! We simple follow EPA, US Surgeon General and the National safety council when testing. Regarding mitigation, you should ask the company about guidelines they use before hiring.

I’m sure nuclear power plants have a monitoring program for their employees. I understand that they have exposure mainly from gamma and beta but I would look at their monitoring programs

Honestly a rating for a house should probably be more of an index based on several different measurements than decay measured at a point imo

I think concentration would mainly depend on elevation and air flow so u should take readings at 3 different elevations maybe?

Great question. Because radon is coming from the soil, the elevated levels are mainly a concern in the lowest livable area of a building. We have completed thousands of tests and we have yet to find elevated levels in a building on the 2nd or 3rd floor (at least not yet).

What source strength and volume of air do you use for calibration? Could you use a compressor and express concentration in terms of flow rate so u could get a more homogenous reading to compare to other homes?

If you’re worn out with being scared from cholesterol, climate change, global warming, covid, demands you get the 8th booster or else, you might be ready for the EPA’s fear campaign on Radon - just another scam which has like the others created an entire industry of technicians, & products to spend your $$ on. Notice he never gets into what his radon continuous monitor measures - picocuries/liter which actually do not monitor radon nor do they measure concentration, they are activity. The EPA guidelines of 4 PCI/L were based on miners that smoked spending much of their time in mines decades ago. EPA uses words like associated & correlated radon w lung cancer but have no study that likes radon to cause of lung cancer nor is the 4 PCI/L legally enforceable. Its all a scam.

I am generally a skeptical person like you. I agree with some of your points but I like to keep an open mind as well. I let my clients decide. When clients do research they find the EPA, the National Safety Council, and the Surgeon General all recommend testing for radon in homes. Some industrial nations differ on the action level of radon (ie. the level at which you should mitigate) but they all agree that it is a human carcinogen that should be tested for. Over the years, we have worked with many medical oncologist physicians that believe radon is a concern and should be tested for. We tell clients there are many human carcinogens like Asbestos and tobacco (even the sun if you continually get burned). Bottom line, If you would like to remove as many carcinogens as possible in your life, have your home tested for radon.

Great question. so far, we have never had a monitor stolen. There does not seem to be a huge market for a radon monitor. Most people going in and out of a home are the owners along with a few realtors. Most homes a locked after we place the monitors.

Could getting a new roof cause this as I didn't have any marks until the new roof was installed. Could walking on the roof to install the shingles cause enough soot to work through the ceiling.

Probably walking on the roof would not cause the problem but lack of proper ventilation could. I would clean and observe. If it returns, I would have your contractor come out to check.

I met with Rosco Clark and had him design a foundation for a house I was to build. Indeed he is generous with his knowledge. My hour with him felt like a master class in PWMs. However before we talked foundations he expounded on how he hade solved the JonBenét Ramsey murder case. In the end the Southfield building plan reviewer talked me out of using a PWM. With our low elevation clay soil lot the water table occasionally is at grade for months on end. the plan reviewer said even with good drainage details we'd be constantly pumping out the water.

Yes, site selection is key. Regardless of which type of foundation you go with (concrete of wood), water and soil type are always the biggest considerations. As inspectors, water impacts more components of a home than anything.

I have a 3200+ sq ft rancher with a finished basement. I purchased this home with a mitigation system in a far corner of a basement Is one mitigation system enough for our whole home? I have the AirThings Corentium Radon detector and I’m going to test 48 hr averages in multiple areas (different sides) of our home. Upstairs and downstairs

One system could work, It depends on the lower area design. I would recommend checking the U-meter on the PVC pipe to ensure you have proper pressure (ie, one side is higher than the other). Most mitigation companies will test in one-two weeks after the install to confirm proper function. Normally, you will have higher radon levels in the lowest area of your home.

Depends on how extensive the Asbestos is. For example, in many older homes it could be covering your entire system like the duct work. Today, many HVAC companies will no longer wrap the duck work due to liability and it is easier for them to install new duct work. Thats when it gets expensive.

Think of it this way. With removing asbestos, removing it is the cheap part. Replacing what was removed (potentially all the moveables in the room if it was crumbling) will be the expensive part.

I used a First Alert radon test kit for 5 days to evaluate the radon in my home. I am now awaiting results and carefully followed the instructions that First Alert provided when i ran the test.

Just remember the number 4. A reading at or above 4 is important as levels of 4 or higher should be remediated.

Renting an upper with radiators...the vouler had a problem...and started noticing ghosting on toilet seats,shower walls..and even coughed up some grey stuff(*you mentioned not good to breath it_ya..I saw a doc for xray)...feom what you know, the boiler since has been fixed, does that ghosting differ from candles/is it carcinogenic? And how would it be released into air when radiators are airtight?Thanks

We have a new construction and the outlines are only in the ceiling in the great room and kitchen area. Painted 3 times already, still there. Could this be due to installation? We don’t have running hvac or electrical at the moment-just finished the drywall and painting. Thanks!

Traces, This may be a result of "thermal bridging." This can be caused by improper insulation and/or ventilation in your attic space. We recommend consulting with a qualified contractor as this is normally an easy repair/upgrade.

Is there an alternate material to treated lumber for framing PWF? Something that doesn't bring chemicals into the house but still has the requisite properties and preferably termite resistance as well?

The materials used to construct a wood foundation have been steam treated with CCA for a ground application (not to be confused with ground contact wood like you would purchase at a big box store for deck construction). The chemicals used make it possible to last many years underground. I am not aware that the treated lumber used on a PWF can pass chemicals into a home. The PWF lumber is designed to resist rot and wood boring insect infestation. Like any type of foundation it is best to have a sandy loam soil and practice proper site drainage. --

It really depends how often candles are used and the quality of the candles. Keep your candle wicks cut short so they don't smoke and use higher grade candles.

Great video!! Very informative. I noticed today lines going across my kitchen ceiling, but they're more light brown, not black or sooty. We don't burn candles. There's attic above, no vents up there. Any other reasons why this might be happening?

Robert, you may be experiencing thermal tracking. Its normally caused by lack of insulation or proper ventilation in your attic space. Moisture can develop and dust in the air can accumulate on your walls and ceilings. I would take a look in your attic above the room with the lines. Always keep your furnace filter clean. My guess is you should be able to figure this out. Let us know if you have further questions. Tim

Your hole needs to be sealed tight around the water line. If ground water enters the foundation wall it will cause decay and compromise the PWF. By placing a hole in a PWF, you would be drilling through wood sheathing and a vapor barrier that has been designed to shed water away form the outside of the foundation. Good Luck!

So I built an open concept home 5yrs ago. I wanted to cook with gas after so many years of using electric stoves. There is no natural gas in my area so we settled for propane. It's only 5yrs old. The white fabric blinds that we installed on the windows look like they've gone through a fire there's that much blackness on them. There's also a sooty substance (somewhat washable) around the frames of the same window. If you're saying candles cause this "ghosting" could my propane gas stove/ oven be causing the substance on the blinds as well? It's hideous! Even the same blinds in the garage don't have this issue.

Have you seen soot come out of recessed lights and smoke detectors..from the ceiling and wall gaps?

Marci, you can try evaluating your furnace. If you have a gas forced air system I would recommend looking at your furnace filter. Make sure its clean. If filter is clean, and your still having this issue, you can have a furnace tech come to evaluate burner function and make sure the furnace is burning clean and that you have no CO in air.

Could be thermal bridging on the exterior wall, which could indicate low levels of insulation. How old is the house, how is it heated? What are insulation levels. Hard to make an informed guess without more info.

Thank you for the info. My furnace filter is black is it coz of burning candles? Or could it be something else.. and i am finding the soot on everything. Like Cupboards . Plates. absolutely everywhere. Plz advised.

If filter is black, could be a few issues. If it became wet, could be mold. Install a new furnace filter and check in a few days. Another item to check is how efficient the furnace burners are. Make sure to have it check by a furnace professional for CO production as this is also a concern.
