Ha, ha! Once I drove down on Xmas day to perhaps drive to Cabo Lucas- going down from California - it was a very long drive, but the border folks all had took off for the holidays, so I just drove down without papers. Then, I was way down in Rosarita in Baja Sur and outside of town there was a police car sitting (and zero traffic of any kind). I drove up to the Police and had a conversation with him, so he never asked for any papers, but I abandoned my driving so far south, because the distances were HUGE and it was a boring trip given I was on my own. There was like zero activity in any of the towns down there and it was a bit primitive. I saw interesting sites - one location was a strange forest of huge rocks and even a small town among the rocks - very strange.

she's a wonderful realtor, to be honest, I visited a few months ago and I loved it but I felt the Americans had made a false real-estate market there, meaning they had raised prices so much that it felt wrong...... I love the area and will return but I'd be very picky and would never overpay personally. thanks for the great videos.

You receive a lot of benefits from some HOA fees as an example when we live in Hawaii Association paid for all repairs on the exterior part of our house, Hurricane insurance, gardening, upkeep on the external street lights and fire hydrants are all checked in at the Association.

The problem is for example how you were robbed. Medical if it's something serious you have to pay cash the only thing good is the medicine and the rent is no longer cheap.so if your young I can agree but the seniors it's not only if your vacation.

In this particular house because if it's age they don't recommend flushing toilet paper down the toilet it may clog up the pipes.

People are waiting and hoping for the mortgage rates to drop in the United States when the feds meet in September. Also, the job market is slow when houses don’t sell it all trickles down. Wait until September and possibly even after the election and there should be a big change then. People can’t buy in Mexico or other countries. If their homes in the states and Canada are not selling.

Having left Ajijic recently to return to the U.S.A. after a year of enjoying the Mexican lifestyle I'd agree with you overall but as a healthy 82:year old man I chose to return for Medicare coverage plus the realization that the area is lacking in state of the art facilities for serious emergency treatment such as stroke and heart attack. Indeed, it's a risk I didn't want to take.

Yes, my advice for someone like her would be to sell her house, which at this point in time will be at an all-time high, put $50K of it in a 1-year CD at 5.14% to withdraw as needed and the rest into a low cost index fund or ETF, such as VTI, and let it ride forever. Once her house is sold and escrow closed, she takes off for Mexico, does up to 6 months at a time, and after the investment has been in her accounts for a year, applies for Temporary Residency at the Mexican consulate. Now, being super conservative, and given her age, she can easily withdraw up to 5% of her money per month without any risk of running out of it for the next 25 to 30 years, unless an alien space ship attacks or the sun explodes. She has $1,450 in SS money coming in per month, and now let's take out 5% of $200K, so that's $8K per year or $666 per month. Total money to spend will be 2,116, and that's absolutely sufficient, with the one unknown variable being her health care.

In 2020, I was looking for a place to retire overseas, I first tried the Chapala NorthShore communities (I stayed at several Airbnbs) for about four months. Didn’t like it. It was too segregated, and too old (at the time I was 59 years old). I now call Vallarta my home, and have been here since 2021. Love it! I’m a very physically fit senior, love hiking and CrossFit. It is much more expensive, but I have a very good retirement, I am also bilingual in Spanish/English. In PV I have many friends from different demographics, Mexicans , Digital Nomads, well traveled seniors, long term vacationers and snowbirds (like myself, who spends summers outside of PV , like the USA, or Europe.) It’s a very liberal community with lots of liberal minded people.

@@Mexicobeanpole I have lived here in Cuernavaca Morelos Mexico for over 8 years and renting a 2 bedroom furnished apartment within walking distance to the Zocalo for about $400 USD a month. There are even cheaper apartments you could rent here than that. I've visited Ajijic and Lake Chapala many times over the years and even though the rents have gone up there you can still get a decent apartment for about $500 or $600 USD a month. I'm not talking about a house, but a small 1 or 2 bedroom apartment that's within walking distance of the center of town.

@@JerryBrownTravels I believe it's about $1,000 USD a month Jerry. Of course it varies a bit from month to month and from year to year. If my rent is about $500 a month or maybe 100 more I don't spend more than 4 or 500 a month on food. I think I could replicate these numbers if I moved to the Philippines, Thailand, or Vietnam. I know you could rent an apartment in these countries for $500 USD a month or less.

@@JerryBrownTravels Well we are all different, I have not travelled back to Mexico for 15 years and do not intent to return, for so many reasons, my wife and I have been travelling to SE Asia for over 22 years and far prefer it, especially Thailand. For many Mexico works, it is close to the USA, which is another place I do not want to return to anytime soon, again, for many reasons. Thailand wins hands down, we plan to sell our home Canada soon, then full time move to SE Asia, Hua Hin to be exact. Life is short, we are ready at age 64 and 62 to pull the plug here in Canada!! Which you choose, Ajijic or Puerto Vallarta, is a lifestyle choice, personally we decided on Ajijic but that's just us. For us in Ajijic we liked the cooler climate with no need for heat or A/C, the walkability and slower pace of the village, the friendly atmosphere, the expat club, I also like to hike in the mountains in Ajijic and it's just a short walk to the trails there from anywhere in town. Overall it suits us but I can understand someone wanting more nightlife and the whole "beach life" experience that Puerto Vallarta offers. It all comes down to how you want to live. Both have lots to offer, they just offer different things.

Around Lake Chapala many of the restaurant and other workers rely on the buses for transportation. They stop running at about 8:30PM.

That's an interesting point of view I didn't think about the workers in Puerto Vallarta and how they get home or how late the buses run for the workers.
