Very informative video. We moved to NRR community and this was our first Florida storm. There was a minor leak in the southern portion of the house from wind/sideways rain getting into little holes, but the warranty manager handled that issue. Now we just need to get another tropical storm from the eastern side of Florida, so we can check the northern part of the house, to make sure there are no leaks there lol Discussing about getting the flood insurance as well.

Hi Kathryn, great video! I am glad to see your well and your area made it through without any problems. It’s funny you mentioned about you might look into flood insurance. Especially, after seeing what this last storm did. Lisa and I had this same conversation a few days ago. (When we move to Parrish) We have decided X zone or no X zone, we are purchasing flood insurance. We figure anything we can do to protect our most expensive investment we will do. P.S. These "retention" ponds can hold normal storm water permitting it to settle the various sediment/s etc carried by the water. But in these parts, the pond/lakes are also MAJOR source of On-Site fill material in order to build up the pad sites, leaving the roads at an inferior grade.

I know you live in Parrish and I was wondering if your home got flooded from the recent storm Debbie? I am considering moving to Parrish and saw on the news that Parrish was hit hard with flooding. I have watched your videos on all the new construction communities which I am interested in and was hoping those areas were not flooded.

Excellent Question! As a matter of fact, I'm working on a video today about how Debbie impacted Parrish...so thanks for asking. My community did not have flooding & never has. We had a few areas of water piling up in sections of our yard (I'll show where on the video I'm making) but nothing in my house or even my pool area. Most standing water has been absorbed these past two days because we've finally had some sun😁. My mother lives in Twin Rivers, which is about 4 minutes up Golf Course Rd. Her community's homes were safe from flooding, although one of the entrance roads into the community (there are two) is still not open due to flooding. I'm sure the waters will recede enough for that to be open by tomorrow or Saturday. The other areas of tremendous flooding are in low-lying streets (very common in all of FL) or properties where the homesites were not elevated. Farmlands, groves, roads, etc..experienced flooding & most waterways were at capacity & even overflowed and the dam was opened; which I'll touch on in the video. Keep in mind that we have not experienced that much rainfall in 24-36 hours since 1945. Also keep in mind that because there's so much new development in our county (not just Parrish) that there's a lot of 'raw' land being developed...so trees & vegetation has been cleared while they bring in dirt to elevate the areas, then replant some vegetation. I contacted many of my former buyers to check on them & see how their homes faired in this storm & haven't had any reports of anyone whose home got flooded. I'm still gathering information about other communities that I will include in the video I'm making, so hang tight & I'll have that video out likely next week. But overall, most of the housing communities did not have home flooding. Street flooding, yes...a few. I'll keep you posted. And these natural disasters just keep coming...it's pretty sad. Yes, costs more & more for many homeowners & businesses. Plus, insurance costs go up for some! So far, we've only experienced a roof replacement with hurricane Ian & not had any damage from the other storms/hurricanes that have occurred in the past 11 years I've lived in FL. In comparison, I lived in CO for 20 years & replaced 5 roofs due to hail damage...which is a huge issue in that state, broken windows (both cars & my house) from hail, entire exterior paint jobs from hail damage to siding...not to mention stucco damage, water damage from blown-in snow in my attic during a snow blizzard & countless new tires from pot holes on roads because of the slag they use to de-ice the roads..so for us, so far, FL has been less traumatic! 🤫 Of course, we'll see what the next 10 years bring😱. I hope you are not experiencing natural disasters where you live...it's a terrible situation to encounter & I'm sorry if you have...because it sucks. Hang in there🥰

Do not buy LENNAR homes. I just moved into brand new build at prosperity lakes Parrish over 55 community only 6 weeks ago. With current rain I have multiple roof leaks and Lennar is not honoring their warranty

Hi Kathryn. Just wanted to be sure I understood the maintenance that is covered by the HOA regarding the roof in the case of villas. Do the HOA fees go into reserves to pay for roof replacement later on? Also, in the event of a hurricane and the roof gets damaged and needs replacement, does the HOA replace or do I make a claim on my homeowners insurance? Thank you.

A Neal community villa will begin a roof reserve for general repairs around the 6 or 7 year mark. Roof reserve takes care of roof repairs over time But a storm or natural disaster causing damage to your home is always an insurance claim, no matter if your home is still under warranty or if you have a reserve of money set aside for future repair & replacement of items Acts of god = insurance claim

Great info- what can you say about the new changes with fees? What are sellers and buyers doing with the fees? Can you sell a home and only pay 1.5 and 1.5 total of 3%?

Professional fees for listing agents have always been negotiable between the seller & whomever the seller chooses to list their home. So yes, seller's can offer whatever flat fee or percentage they want if they find an agent that agrees to work for whatever amount they agree to. The seller can still offer a compensation for an agent working with a buyer to bring a buyer to the seller's house...BUT...that compensation amount can no longer be displayed in the MLS for buyer agents to know. There's A LOT more to share🤪, so I have been putting together a 'Consumer Guide to the NAR Settlement' e-magazine that will cover the lawsuit, the settlement & how it will affect buyers & sellers going forward. I'll be posting a video about it in the next week or so & providing a link to the e-magazine that will explain it all in detail.

Thank you for this tour! Almost perfect! Love the lanai! Wish it had space for a sink in the laundry, integrated trash and recycling bins in the island, and for resale value, added a closet in the den so it could be advertised as having three bedrooms. (Aside from that, I also just have a lot of books/reference materials and need a closet in any office/study/den to hide them away.) I also think it’s a little weird when they have that the garage access opposite the from door. It’s not the most functional/efficient in the sense that you now have to navigate two doors instead of just one to enter the home, which is annoying and inconvenient when you are carrying a lot of things or just heavy things. It also reduces privacy as it allows people to observe your types and amounts of purchases, etc.

Half an acre to 1.5 acre lots. Amazing! Is there even a minimum amount of space that builders must leave between houses in FL? I had wanted to add a garage to my current home when I first moved in only to find out that my county required that I have at least a 12 foot setback/easement from my neighbor, which if I added one, I wouldn’t have. (We actually have tall privacy trees between the homes, so the garage would not have even been in their view, but of course, that didn’t matter.)

10 feet between houses has become the ‘norm’ now in building: a few do 12’ instead & of course there will be some lots on corners or a culdesac that offer a bit more space between. Those lots will cost more. That’s why I always encourage buyers to look at slightly older neighborhoods for options of larger lots with more space between. As long as older homes have newer roofs…it’s a great option.

Yes….absolutely everything has increased in prices🤦🏼♀️. Hard to say how much an electric bill would be bc there are so many factors per house: size of air unit, age of unit, has it been regularly serviced? How many people in the household, pets or smokers? If they run a pool pump or not? Soooo many factors. I can give you my house as an example, though: 10 years old, 2500 sq ft, only 2 people, pool, one level & we keep it cold at night: we pay about $220 in hottest months & $170 from about Nov through April.

Excellent point to bring up! I always encourage my buyers to drive through all the communities in which they’re interested & see how they look & are there too many cars parked on the streets. Many HOA’s allow day parking but not in the night, which helps. And the driveways are very short on some homes, so that makes it difficult for when family or friends are visiting.

Glad you mentioned the new roof on the resale. I’m hearing insurance is tough to get or very expensive with roofs over 10 years, whether anything is wrong with it, or not. That’s a drawback to many resales if the roof is 8-10 years old or older.

Very true!! I have a video about insurance prices & give examples of new, newer & older homes. My neighbor’s house, however, is 11 years old, no new roof & his homeowner’s rate annually is less than $2,000! That’s actually good! So here we were…same exact floorplan, same age, same pool & we have a new roof but we were paying $2800😱🤯. He told us to call AAA & we did! We just canceled our old policy & got a better coverage policy with them & our yearly rate is $1648!🙌🙌🙌🙌. Needless to say…we are happy he told us what he was paying even without a new roof😊

Looks really nice but If I lived in this community I would not want to share the lagoon with the public. For two major reasons...first the lagoon with just the community is going to be busy enough with just the residents once it's built out and secondly paying the monthly cost for your amendities for living there I wouldn't want that to include the public, this would be no different than going to a public pool but that's just me.

I suspect one of the few “winners” here will be large home builders. I imagine they will be the first to reduce commissions paid to buyers agents. And I’m sure those savings will not be reflected in the sales price.

That's certainly been on our minds, too. I've spoken to a few of my builder sales reps & some have answers & some say they are waiting to hear. I think it really does depend on the market. Right now, builders are lowering prices & offering great incentives to buyers bc sales have slowed & here in my counties, as you saw in the video, our inventory is increasing...so I think the quality builders will still need buyer's agents to bring people in. This week alone I have had 3 buyers go under contract with new construction & when they saw the builder's contract😳😱, so they were very glad I was there to guide them through the five million pages😉so they knew what the contract was about. Going to be interesting for sure! Some builders already offered either a flat fee of $2500 or 1%, but most ethical agents still show those homes because the buyer wants to see them...it was just the cost of doing business. If one buyer likes a house where the builder only pays $2,500, then that sale is treated with the same skill, care & duty as the houses where the builder is offering 2% or 3%...Most agents actually do what's best for the buyer...but here we are & we'll move forward with ways to make sure buyers & sellers know their options. The Village Center where the new hospital will be? I was thinking the same thing the other day driving through North River Ranch. Nothing definitive on a start date for that🤷♀️. The new Publix opens next week & they’re still widening the main Moccasin Wallow Rd. there, so perhaps they want the road project completed first. I’ll check with the county to see if they’ve projected a commencement for the town center. 😎

Not the village center near the hosptial in NRR, but the "main street" type village that the Parrish Civic Association had sketched out. Similar to Main St in Lakewood Ranch, I think. Not sure where "they" were planning to consider development of that.

I know changing that road direction there at 675 & adding the light was an initial 'start', but definitely taking a while to do it!
