Some agents aren't helping buyers much with the tactic of pricing well below comp; luring buyers that don't realise the home is out of their budget and gets them to max out. I've seen this and they try to discourage you to put in an offer close to listing price only to find out later the house got listing price or less. Out of province buyers beware; this a trend that won't last for a long time in this area, as it is not a sought after city to live in compared to other cities where the trend has been ongoing for decades and will continue.
