The biggest catastrophe is the one people are imagining. This entire slow down in the industry is based on people being taught to wait....and they are waiting for rates to drop and when they do, they will all return to buying ... at the same time, which is actually very harmful to them. People are blaming realtors, but the reality is people are generally greedy...why did they decide to buy in 2021- 2022... because they wanted to make money in real estate...not because a realtor convinced them. Stop being babies and realize you are a grown person who can make decisions. I spend a ton of time advising people, to my detriment, and then I land on a video like this and see a bunch of whiney adults so happy to see people fail - says a lot about you. No one should be happy to see someone (a realtor or a builder) go through difficulties.

that 3D model really shows the future of Toronto... all the blue, massively over priced units purchased from the builders in the recent years... when they come due now and in the next few years... all units will sell for less. I assume those " investors" will only be able to take equity out of their primary home to close or get out of the deal. Cut the loss.... just heard from a lawyer friend of a building in Toronto... don't have the address but 2 different people, same building, units purchased for 770k.... 550 ish sq ft.... both assigned for 500k. took the loss of 270k and have to re-finance primary home.... biggest loss and will take forever to recover from these losses..... and not many talking about it.

Buyers, just wait it out... next few years will be worth the wait. 300K TO 400K LOSSES today... and it's not in the news or general talk... i was just at a party last night... all home owners, i. asked, are you aware of the declines in the market? large six figure losses and they all said, where? no clue.... interesting times ahead. To your channel, you are one of the rare ones putting our real deals, numbers and facts.... I appreciate the rare honest video in our crazy real estate world.

Toronto used to be beautiful. Moved out 4 years ago because it's become an absolute pile of shit. Projects like the ones mentioned here are one of the reasons why.

They put the drawing into play with some basic engineering worked out in order to sell the empty space above the building for a huge profit which increases the cost of the other project and in turn raises property values... it’s all a game that requires a certain amount of capital to play.
