Just for info. Don’t know if you or any other inspector does this. I got relation that was a building inspector for two townships. He would not do rough in inspection until electric and plumbing was done. Reason, you can’t put up drywall anyway until that is done, and Main reason, electricians & plumbers are wood butchers and those inspectors didn’t give a crap about anything else but what they do. He learned this about 2 months into his job when he was just driving by and stopped to say hi to the builder when he knew his rough in inspection was done, but electrician & plumber butchered so much and if he would not have stopped the dry wallers were almost starting. From then on he was last inspector in before drywall. Another example, at least in our state, if three years is all down the road something happens structural they can’t come back on the inspection or township, (which I personally feel is not right, they approved it). So my relation cut all other inspections off at the pass to make sure his job was done RIGHT!!!

Hey, thanks for the comment. Just to clarify, I am not an inspector, Im a REALTOR® and I always recommend doing the inspection just prior to the drywall going up. I agree with you, any sooner than that and mistakes made by various trades wont be caught before they are hidden behind the drywall. Thanks for watching!

Why would anyone be so ignorant to purchase one of those homes now? They are so overpriced. Just wait till the bubble pops as it's in progress currently. Last bubble this area was most effected. Prices dropped from 265k down to 50k for the same size home as these. If you wait you'll be like a kid in a candy store. If you buy now more than likely you'll be doing a short sale in a couple of years.

Overpriced? Maybe from what we were accustomed to prior to Covid but in todays environment, these are vey affordably priced. And, you cant compare today to 2009....Back then there were WAY too many homes available and the demand just wasn't there. Also, if you had a pulse, you could get a mortgage and appraisers were literally just driving by without stoping. None of that is true today. There is a housing shortage. There is more demand than there is inventory, lender practices have been majorly reformed, and appraiser are actually having to work to earn a paycheck. In short, there is no comparison between today and back then. But, thanks for watching and commenting. I appreciate it!

These people are quite hopeless now IMO. I've been actively watching new built communities in Queen Creek - San tan since last year. They can't move that quick this year. It will take them several years, possibly 3 or more to complete these projects. By that time, who bought now would be already f***ed.

@@LivinginQueenCreekArizona These communities that you are trying to sell have been sitting around 3 years with maybe around 30-40% filled. They would take another 3-4 years if not longer. They couldn't even make it thru the peak market. They are unwanted areas with unreasonable marked up price. Reach out there, talk to those selling, see what they are building, put some thoughts into it and people will see how prices are artificially inflated. Keep fooling the Californians until they figure out.

They marked up the price too much. Buy it "CHEAP" then get stuck in the middle of nowhere or you will hate yourself spending 3+ hours in the car every day. Buy now and get f later. They barely sold houses this year. There are no actual buyers and only few have some money are buying and they ran out patience.

All well and good BUT a much more important thing to take place either the same day or day after....a Phase 2 (Pre Drywall) inspection by an independent Real Estate Inspector employed by the Buyer. That same inspector should have also performed a Phase 1 (Pre-Pour) inspection a few days before the foundation was scheduled to be poured. Every Realtor should advise and require their clients to contract for these services as well as the Final inspection and 11 month Warranty inspection.

I always recommend a pre drywall inspection with a certified home inspector a few days before the frame walk so that anything he finds can be addressed with the builder during the frame walk. I also always recommend an 11 month home inspection. Thanks for watching!

Starting at 400k then maybe another 30-50k in options, close to 3k+ a month, with 100k+ down and yes, "everyone" is in a middle of nowhere but still under the control of HOA, so beside sitting on the couch watching TV in the "dream house", "everyone" can't do shit. The closest Costco is about 25min, the street is crazy busy since there is no freeway access. Then if "everyone" has the job around Phoenix, then the commute is 50min+ without traffic under the heat of AZ. Home builders have been claiming the Covic increases materials cost. We have been well over Covic, how has the supply chain been? Guess that they are offering every of these deal incentives, which keep saying like "hurry, end May 30th, June 30th" then what they're doing is extending the "deal", now deals last until July 30th guys, what after that? August 30th, Sep 30th? My bias opinion is that they are just fooling some people to make purchase and hopefully keep the price for a bit longer which is very profitable for them until they get caught up and find another way to trick people.

ANOTHER person that CANNOT actualy build it is showing up completely clean and dry.... IF we remove all the extra people who do not actually build it and split thier salary up with the REAL WORKERS... quality would improve dynamically but most builders pretend to not hire companies full of ILLEAGALS and they certainly dont pay the actual worker thier worth...so here we are.. Friends of mine had scary HOA stories. They are soooo scary! #Embezzling One of my friend's had 6000.$ of fines and was running for his financial life. During that time there was a lawsuit up against the HOA and the lawsuit uncover massive amounts of embezzling. Well my friend was moving the head HOA member committed suicide because the lawsuit was going Federal. The desk lady alone got caught embezzling $60,000 alone..... There is no good to HOA

Same place it always has....Municipal water use only accounts for about 20% of the state's total water consumption and developers have to ensure a 100 year supply of ground water before they can build a new community.

Terrible urban sprawling no city planning. Over crowded, horrendous traffic, bad construction, over priced communities. Little to nothing to do in terms of entertainment and leisure. Not many job opportunities. Stay away from it!

I need to clarify something said in the video. According to the Parks and Rec Department, the basketball and volleyball courts ARE available for free, open play. Any organized games or team games need to be reserved and paid for.

@@lt2671 Resale inventory is low and interest rates are high so many buyers are looking to the new build communities because of the incentives the builders are offering. The new build inventory is twice what it normally is so the builders in some cases have lowered prices or increased the incentives they are giving.

Absolutely LOVE Queen Creek. The traffic is still nuts like the video states, but once the infrastructure catches up with the growth it will be so much better, especially with the new 24 freeway that opened up! Definitely wouldn't mind trading a few of these drive thru car washes with good restaurants.

Nope...The builder figured into their expenses the Buyers Agent compensation long before they ever broke ground on the development. And, with todays incentives, the builder is paying your closing costs on top of that.
