365 Mahalo for your honesty ! Amber, how is the drug situation in east Hawaii ? What district in east Hawaii is dangerous to live in ??? I am asking because I live in Oahu and not Hawaii island. I see that East Hawaii is affordable, or should I say the cheapest place to purchase on the big island. Also, there's a lot of unpermitted homes for sale and cash only sales. What's up with that ???

One very important factor is rain fall, the pther is the Vog. The Big Island has two distinct areas as far as rain fall. The windward side, the east side, better known as Hilo side has far more rain fall than the leeward side, the west side, better known as the Kona side. Due to the rain fall the windward side is far more lush than the leeward side, which is very dry from the middle of October until the middle of April. Many folks on catchment, especially on very dry areas like Ocean View Estates, during very dry periods may have to have water delivered by water truck, at a cost of a few hundred dollars. While the West side has a some lush areas, it is mostly rocky and barren except for the Ohia trees. Also the West side is plagued by Vog, the volcano fog when the Kilauea Volcano is active due to the prevailing winds. It is a fact that many people moved to Kona, loved it but couldn't stand the Vog so they moved away.

Before making some observations, please allow me to give you my background. I've lived in Hawaii Island for 37+ years and was a Real Estate Agent for a while. While Andy's info is mainly accurate it has some flaws. 1- The land in the Big Island is mainly rocky. There are areas like Hamakua that have deep soil but the land is mostly rocky most everywhere else. 2- Having trees in your lot means nothing, most tree covered lots once bulldozed .one will have a scant soil cover that will filtered down through the rocks once a few rainy days go by and one is left with a flat but rocky lot. That is why in most cases a few loads of cinder are used to make a nice smooth surface. BTW we have two types of cinders, red and black. The red cinder's color is from having a lot of iron, plants grow better on the black cinder 3- The top half of Nanawale Estates, not mentioned by Andy, has county water and home delivered mail, the bottom half is on catchment and no mail delivery. A lot of subdivisions in Hawaii island .have a community area, or several, where each home will have its own mailbox .In my case my mailbox is 1.5 miles from my home. Also cable TV is not available in many areas. 4- The cost of bulldozing a residential lot is about $5,000. Andy's $9,000for just for a driveway and house pad is a way over the top estimate and so is the septic tank estimate. 5- Right by me about 5 years ago a 3 bedroom, 2 bath, owner built beautiful house cost $150,000. Building materials have gone up for a while but have come down some. One way to save a ton of money is to buy as much or all the building materials on the West Coast, put in a container and ship it to Hawaii Island. 6- A buyer should be aware that in some subdivisions the main roads are paved but the side roads maybe dirt roads, some are better maintained than others. 7- If a buyer is considering getting electricity from the local provider, one should find out if the power is in front of the lot, if not how far away does it stop. Power poles are spaced at 180 feet, normally, and they are pretty expensive to install. In summary I hope this info may help someone and it is my opinion that Andy's estimates are clouded by the fact that if he sells a lot for $10,000 at the vacant land commission of 10% it will bring in $1,000 but if one buys a $200,000 at the commission rate of 6% it brings in $12,000, a 12 times fold for almost the same amount of work.

I am here now and one major factor I noticed from Maui and Oahu are the large amounts of low income mainlander transplants. The island is very void of locals and is now ghetto. Having walmarts in all parts of the big island would be fitting.

HOVE. Hawaiian ocean view estates. Theft happens everyday. The drug problem is huge. People go in blindly purchasing property thinking they can get their slice of paradise, not knowing what the real deal is. Only the strong and simple living survive out there. To travel to work is about 1hr 45min either way a(leaving ur home vulnerable to beak ins), unless u can work from home. Its a place where u need to count on ur neighbors and community.

Its not just "east" hawaii. Its the WHOLE STATE! "The Most CORRUPT State in America" according to a recent published university study. FOX recently rated HI as the WORST FINANCIAL STABILITY...Behind Louisiana, Mississippi and Alabama! Noth to mention the Public Scools also LAST in America...highest inflation...

The fire ants started about 13-14 years ago and nobody was talking about them until three or four years later when they became widespread. The coqui frogs started about 19 years ago. Walmart was a huge contributor to the coqui problem and may have been how they came to begin with- in plants they imported from Puerto Rico.

I live 5 miles from the town of Pahoa. We have mail delivery to our own mailbox. I drove through Orchid land, the one with 3 acre lots, a few times before. Most of their roads are UNPAVED, plenty of potholes. I feel this video is not truthful, it is a shame.

Oahu is too congested. Too many people trying to survive here. Island this small was never meant to support a huge population like this. Most new residents should kindly relocate to the mainland so that we can all breathe.

Thank you for all you do! You have more energy then the Energizer Bunny! I always like your realism and truthfulness. I have volunteered a few times with you and all the people are very nice. I know I don't volunteer a lot, but that is because I am still a little shell shocked from doing too much volunteering on the mainland and need a bit of a break. Like you, every day of the week was volunteering or being on the board of many organizations. We relied heavily on your videos and books and other research before we moved here and all the cons for US, were never an issue. 4 years and counting! (I do miss well stocked shelves in stores, however.)

Is it possible that in a half hour+ video about the cons (or “challenges”) of living/buying on the East Side that no mention was made of property insurance in various lave flow zones? For example, its cost, even its availability. Likewise, I know it’s not a sexy topic, but what about cess pools, septic tanks, their maintenance and costs, and the probably remote possibility of a sewer system? What percentage of so-called “properties” have access to city/county water, and/or electricity? “And the crime,” as was only mentioned with less than 4 minutes to go. Anyone who’s been there knows to leave the windows of your beater open at any beach spot lest they’re broken for you while your island neighbors are in search of “opportunities.” And maybe that is why so many poor dogs are literally staked & chained in so many yards in that area. And forget about the schools. Hawaii, nationally ranked, is down their educational powerhouses like Mississippi. It’s amazing, how chatty realtors can fast talk around so many serious issues, even when saying they’re here to tell you the truth. And one of them wasn’t even aware until recently that the old kingdom had been overthrown, while the other one referred to that particular time as “back in the day!” Listener beware!

I lived in East Hawaii from 2019 until just last year. I've never seen so much crime in my life. Whenever I leave the big island, I'm relieved to be away from the crime. And serious crime. We get 30 missing people a year. At least that are never found. Grand theft auto is nothing to folks here. Don't say you're going to tell the truth when you're not! You didn't mention the lava zones, catchment for water, cesspools, or what about the waist treatment plant that keeps dumping hundreds of thousands of gallons of raw sewage directly into our most beautiful places of Carl Smith Beach Park? Please if you say you're going to be honest, just be honest

Lava zone 2 is a scam. We shouldn't be held to the same building codes like the rest of the island. The worst is Miloli'li where they formed a HOA and selling homes listed from $700000-$1,000,000. Yet there is lots for $30,000 and these guys act like we live in a gated neighborhood in 4seasons.
