Good eyes. I noticed the discrepancy too. The area of the first apartment is definitely larger than 20 square meters. Like the second apartment, the first apartment has separate sleeping area (bedroom) and living area. In the first apartment, the sleeping area measures 4.6 tatami mats. The living area measures 12.2 tatami mats. So, excluding the entrance, the corridor, the toilet and bathroom, the sleeping area and the living area alone measure a total of 16.8 (4.6+12.2=16.8) tatami mats already. The area of one tatami mat is about 1.62 sqm. So, excluding everything else, the sleeping area and living area alone measure 27.216 square meters already (1.62 squared meters per tatami mat × 16.8 tatami mats = 27.216 square meters).
