I see much of the same at the IL/AL community I work for. Too much idle time seems to go hand-in-hand with nitpicking. And the rumor mill puts the internet to shame! Fun and factual video!

I’ve heard businesses are buying up houses in The Villages and renting them out as Air BnB. I wouldn’t want that next door.

My nephew and his family have lived in Scottsdale for many many many years and they really like it. It is a place where you have to have money to live. It's not cheap there. I like to visit Arizona, but only in the winter time. I could not move there because it's way too hot for me.

If I retire to Green Valley is it better to get a home with $350 HOA fee that covers roof, exterior, landscaping and roads or is it better to get the $50 HOA that just covers road and common area? Your opinions appreciated!

Great question! It depends on your individual situation. The higher HOA works well for people who don’t have large cash reserves for big things like roofs. The small fee is good for people with cash reserves. It’s also fine when a home has had recent update of big systems. Groovy video. They seem to be over building, to the point where it stopped being a quaint little town/village. New homes so far away from town squares that golf cars are almost not useable. Unless they have improve it, The Village only has a very small law enforcement station to service the whole Village. And since The Village is open to outsiders, that's not good for safety.

Hi, you made me laugh regarding the Rec centers (The Manniquins) and the golf cart drivers going to the Rec center LOL, and then the swimming pools Deco compared to yours. The Villages have alligators at the ponds. What danger lurks in the Arizona 55+ communities? The Villages now have Law Enforcement in Golf Carts seeking out drunk drivers. Also, how much are your HOA's fee's? Thanks for this video.

We don't have much danger going on in our 55+ communities. Occasionally an owl or a bobcat in my neighborhood. Pretty dull when it comes to wildlife. HOA fees aren't too high in most communities. Sun City is ZERO but you pay a small yearly fee for the rec centers (no mannaquins) and other areas are low $200's to upper 200'S per month but that includes the amenities. Lots of good options. That was so depressing, a bunch of old people with their health issues in one place, probably see more ambulances everyday than golf carts. Who would live there there? Over price old aged home!

I tried to get an appointment at Mayo but they told me they weren’t taking appointments. I think they just didn’t want to take my Medicare insurance. So I think you have to be rich to be treated at Mayo. I live in Scottsdale but I bought my house years ago when it was affordable. Sun City makes a lot more sense.

Mayo is there for everyone. They for sure take Medicare but if your supplement is Medicare Advantage then that might be the issue. They do not take that plan. My parents are definitely NOT rich and they are at Mayo all the time with Medicare. Not sure what kind of appt you needed but maybe try again and see if you can get in. Some specialties might not take new patients but I've had no issue getting in with my Tricare which is very similar to Medicare. Sorry you had that experience. Good medical care can be had in Sun City as well. Lots of options in the Valley overall! Thanks for watching!

Scottsdale is nice, but better have the $$$$$ to buy anything there. You can get all the same lifestyle in Sun City, with access to all the same amenities you mention, and really only a 30 min drive.

Scottsdale is nice with good restaurants. But housing is too expensive there. I prefer our other suburbs for living. Most 55+ communities have similar activities available.

I think the most insidious part of living in an HOA is that "stench of regret" because you can never totally relax in your own home. Jesus, you can't even plant a flower without the fear of retribution from the regulators. 🙄

I have a place in Texas and busy bodies are all over . I do enjoy the summers when they are all gone. No drunks and just plain rude. This place is call Retama village in mission , Texas .

Last year I visited a good friend that lives in an HOA. We were talking in his driveway when his phone rang. It was some busybody neighbor wanting to know who he was talking to. Personally, I would have cut loose with a barrage of verbiage the likes she's never heard before. Of course my friend is a better man than I, so he was diplomatic. 🙄

Wow! That is crazy! I've lived in lots of HOA's over the years and I've never heard anything that bad. But I can tell you a much worse story in my non-HOA neighborhood about nosiness. I think we just live in a sad state of affairs these days.

@@Southwest55Plus In a non-HOA neighborhood, neighbors within 1 or 2 houses from yours are the major concern. In an HOA some busybody 9 blocks away can whine and complain about your tumbleweed in your yard. And of course instead of telling the busybody to "get lost", they'll cite you and foreclose on your house. HOAs just bring out the worst in people.

Excellent video. After five years our 55+ home is for sale. Craving diversity and worldview more humanistic instead of evangelical/ right wing/ white/ anti gay. Don’t get me wrong this is the nicest newest home I have ever lived in; perfect natural setting too on a creek full of life. Ready for a change, getting back to my roots in the northeast. Had some 35 years or so of the sunbelt.

You didn't mention dissatisfaction with the community HOA board of directors or the incompetent management company overseeing the community. Sometimes HOA fee go up to higher levels.

I’m not thinking that most HOAs will “harass” their residents if they simply follow the rules agreed to at time of purchase. It hadn’t been my experience at all.

This was a fun video to watch. As I have expanded my social network since relocating to Goodyear, I have unexpectedly found myself spending quite a bit of time in Sun City. In fact, I have sat in the exact booth where you were filming in Georgia’s Café and bowled at the bowling alley. (I was unaware of the coconut cream pie and will definitely be having some next time I’m there.) One of my friends works at a Sun City rec center and is president of his small HOA there. Sun City has a unique charm, including its retro vibe which reminds me a bit of Palm Springs. It definitely has a nice sense of community despite being so large.

Currently, we have an electric golf cart. It's a nice golf cart, however, the plan is to move to a GAS golf cart! Electric golf carts have to be teathered to a charger, the batteries go bad, and then it's a real mess. I have lots of distilled water, because I'm on a ventilator, however, It'd be much easier, if we had a gas golf cart. PLUS, I like the sound of a gas golf cart! GAS IS BETTER, unless you're trying to be quiet! We're next to a campground, and there's numerous gas golf carts over there, so the noise isn't an issue!

we sold our parents house or selling it. It's in Sun City. It's no way that cheap it's $450,000. Both of my parents passed away in March and we have to sell their house. We had to update the carpet and we had to paint so it's on the market they live on Ventana Drive West in Sun City and we have their other house here in Oregon for sale. It's been on the market for two months and nothings moving so selling homes is taking a lot longer. I don't think anybody can get anything for 300,000 down there in Sun City, but maybe.

If you have 160K you could find something super inexpensive and pay cash or you could get a small mortgage with putting a chunk of the 160K down. Lots of ways to do it. Reach out to me if you'd like to toss some ideas around. I'm happy to talk it through with you!

Hi Shawn, Isn't Social Security counted as income if someone wants a smaller mortgage amount, say $100K, then pays the balance in cash? I know Social Security earnings are not a "job", but I have never heard of someone getting laid off from Social Security. Thank you for your videos.

Great question! Yes. It can be counted! As long as someone has enough income and not too much in debt they are certainly able to get financing. The problem comes when people have higher debt and not much in SS income. They might not able to get financing. We just need to help people plan in advance to help avoid any problems.

depends on the community. I live in a 55+ apartment complex and one of my wisest decisions ever. Fantastic community. lol and you only hear gossip if you participate in it. We are totally spoiled here by management

@Southwest55Plus My community is wonderful! I sold a condo in Seattle and moved to a less expensive place. I absolutely love living in my 55+ community. We are not isolated with just other old people as some seem to think. Most of us are very active in our churches and wider communities.
